Would You Do This Deal? Assessing a Live Site With My Boys
Most of us think a feasibility is a spreadsheet. It isn't. It's a decision-making tool, and the thinking behind the numbers is what tells you what to put in them. In this solo episode Rebeka takes you behind the scenes as she helps her two boys, Liam and Ben, assess a live site for their first project: where the value is hidden, what to look for, and how to decide if a deal is a go, a no-go, a rework, or a find-out-more. She gets into why a stuck, uncertain market can be one of the best times to buy, why both Claude and ChatGPT said no to this site and why you can't let a robot make the call, the difference between feeling risk and calculating it, and a real deal at deal level: the $800k buy, the $1.6m to $1.8m end, a $150k to $350k profit range, and the one tree that could decide the whole thing. The question she comes back to every time: if this was your money, would you still do the deal? Want the feasibility spreadsheet? Trust the Numbers, Trust Yourself: Louise Woodcroft on Renovating Through Uncertainty
We'd all like to believe we make property decisions with a calculator. The truth is messier. Doubt, second-guessing, and a market that never sits still all get a vote. In this episode Rebeka sits down with Louise Woodcroft to talk about what it actually takes to make the hard calls in property and renovation: when to trust the numbers, when to back yourself through the doubt, and how to keep moving when everything feels uncertain. In this conversation they get into emotion vs logic and spotting which one is really driving your next decision, working through the doubt and second-guessing that show up in every renovation, why a solid feasibility study is your steadiest friend when your nerves aren't, cosmetic flips and where the real value sits in a traditional renovation, moving fast and staying competitive when you're buying in a softer market, and the real power of having the right support around you when the journey gets hard. Whether you're weighing up your first project or your fifth, this one's a reminder that the numbers and your nerve both matter, and you can learn to back both.See omnystudio.com/listener for privacy information.

Just Because You Can Doesn't Mean You Should: Using AI Without Losing Your Voice (with Rhiannon Lee)
Everyone's either terrified of AI or shouting that you're behind. This episode is neither. Rebeka sits down with Rhiannon Lee - founder of Oleander and Finch and one of the design industry's clearest voices on AI - for the most honest conversation we've had about using these tools without losing yourself in them. If you've ever opened ChatGPT to save half an hour and lost half a day, this one's for you. In this episode: Why nobody is the expert - and why that's good news, not bad ChatGPT goes wide, Claude goes deep: how Rhiannon actually uses each one The real reason some people get magic out of AI and others get bland mush (hint: it's your foundations, not your tool) Where AI quietly becomes dangerous - the confident subdivision advice that could cost hundreds of thousands Why a hallucination isn't a lie, it's a plausible answer that isn't real Staying the creative director: the part of your work that never gets outsourced The automation trap, and why two good posts beat twenty bland ones Keeping your business off the tool - own your foundations in a platform that's yours A line worth sitting with: "You're the creative director. Creativity sits under your role and it doesn't get outsourced." - Rhiannon Lee Rough timestamps: 00:00 - Nobody's the expert: cutting the AI noise 03:44 - The tools Rhiannon actually uses (and how) 12:00 - Where AI gives dangerous answers 15:35 - Image generation: concept, not detail 21:27 - The pendulum swinging back to human voices 33:10 - You're the conductor, not the cast 43:36 - Keep it off the tool: own your foundations 53:00 - Where to find Rhiannon About our guest: Rhiannon Lee is the founder and designer behind Oleander and Finch, and a sought-after mentor helping creatives build the systems behind their businesses. Colour, Mood and Buyer Psychology with Cat Brown of Arch Melbourne
We spend so much time obsessing over layouts, floorplans, stone selections and budgets… but what if the thing that actually stops people in their tracks is something far less obvious? In this episode of Building With BuildHer, Rebeka sits down with Cat Brown from Arch Melbourne to unpack the power of styling, colour and thoughtful finishes - and why creating emotional connection can help propel sales results. Known for Arch Melbourne’s distinctive styling approach (think layered textures, statement furniture, unexpected colour moments and homes that feel anything but cookie-cutter), Cat shares why styling goes far beyond making things “look pretty”. It is about shaping perception, creating mood and helping buyers picture a better version of life within a home. Rebeka and Cat dive into why developers often overcapitalise in some areas (hello built-in joinery everywhere) while overlooking the details that create real impact, how thoughtful styling can soften newer builds and make them feel warm and lived-in, and why neutral does not always need to mean safe—or worse… grey. They also unpack why furniture planning should happen earlier than most people think, how styling influences photography and buyer engagement, why “scroll-stopping” moments matter in a world where buyers first meet your property online, and the role colour, texture and art play in making homes memorable. Whether you renovate, build or develop property for profit, this episode is a reminder that beautiful homes are not built through finishes alone - they are built through feeling. And buyers remember how a home made them feel.See omnystudio.com/listener for privacy information.

The Flip That Gave Lauren the Confidence to Quit Her Job
What happens when a highly organised project manager, three young kids, and a slightly terrifying leap-of-faith moment collide? You get one very impressive first property flip. In this episode of Building With BuildHer, Rebeka sits down with DevelopHer Lauren McKenna to unpack her first renovation project - a full gut renovation of a dated unit in Ormond that she delivered in just eight weeks… while on maternity leave with three children underfoot. But this conversation goes far deeper than paint colours and floorplans. Lauren shares the very real transition from a demanding career in commercial project management into property development, the confidence shift that came from backing herself, and why she ultimately decided to walk away from the “safe” path to build something on her own terms. You will also hear the behind-the-scenes reality of buying into a block opportunity with multiple owners, managing large-scale external renovations through body corporate politics, juggling competing personalities, and navigating the unexpected chaos of multiple investors renovating and selling at the same time. Think: part renovation project, part The Block antics. There are so many valuable takeaways in this episode for anyone renovating, building or developing for profit, including: why speed and decision-making matter just as much as design the importance of running multiple renovation scenarios before committing to one approach how to separate emotional attachment from commercial reality what to know before buying into a block-style development opportunity and why the best projects are not always the most expensive or dramatic ones Lauren also speaks candidly about boundaries, burnout, confidence, and the surprising emotional side of stepping into development for yourself for the first time. And perhaps most importantly, this episode is a reminder that you do not need to “have it all figured out” before you start. Purchasing this project within just weeks of joining BuildHer Collective, Lauren proves that sometimes confidence is built by doing. A great listen for anyone craving more flexibility, more ownership over their time, and proof that there is more than one way to build a life, and a business, in property. From 30% to 54% ROI: How Zerin Is Scaling Smarter with Every Project
If you’ve ever wondered whether you can actually turn a profit in this market, this episode is your proof that you can. We're joined by DevelopHer Zerin who has just wrapped up her second project in under 12 months, delivering a 54% ROI (yes, you read that right) - and she breaks down exactly how she’s doing it. What’s really interesting about this conversation is the shift. Zerin didn’t start as a numbers person - she came in design-first, focused on creating beautiful homes. But what she’s learnt (and what this episode unpacks so well) is that real success comes from balancing beauty with discipline. From walking away from projects that don’t stack up (even when they look so good on paper), to understanding where to spend and where no one will ever notice you didn’t - this is a masterclass in thinking like a developer, not just a renovator. We also get into the magic of creating homes that feel right - the kind buyers connect with instantly - and why cohesion, simplicity, and a few well-placed “hero moments” can completely change your result. Zerin’s approach is calm, clear, and becoming more and more confident - no overthinking, no overcomplicating with emotion… just smart decisions, made consistently. If you’re serious about building or renovating for profit - this is one you’ll want to listen to all the way through.See omnystudio.com/listener for privacy information.

From Data to Decision: Where AI Helps in Property Development (and Where It Doesn’t)
Think AI is the shortcut to smarter property development? It is… just not in the way you might expect. In this episode, Rebeka walks through how she is using AI in real time across projects, from scanning markets and spotting opportunities, to testing ideas and streamlining day-to-day operations. It's powerful, no doubt, but it's not the whole picture. Because while AI can point you in the right direction, it cannot interpret the human side of property the emotion, the nuance, the “why this works here but not there.” What unfolds is a practical, no-fluff conversation about using AI as a support act, not the lead. You will come away with a clearer understanding of where it genuinely adds value, where it falls short, and how to use it to move faster without losing your footing. It's also a good reminder that your understanding of the numbers, your instinct, and your ability to read people and place still matter more than any tool. Because while AI can help you learn more and quicker, it's still your role to make sense of it and turn it into something that actually stacks up in the real world.See omnystudio.com/listener for privacy information.

Understanding the Role of Brokers in Real Estate Financing
If you have ever thought a broker was just there to tell you “how much you can borrow”… this episode might just change the way you think about playing the property game. In this conversation, we cover the real role of a loan broker when you are renovating, building or developing for profit - and why treating finance as a strategy (not a transaction) can be the difference between sitting on the sidelines and actually getting deals done. Because here is the truth: not all lenders are created equal, not all brokers think like developers, and the way you structure your finance matters just as much as the deal itself. We walk through how to approach brokers with intention, why starting with “how much can I borrow?” is often the wrong question, and how to flip the script - find the deal first, then reverse-engineer the finance to make it work. We also touch on different strategies such as equity release, LVR, development finance, construction loans, and why sometimes access to cash matters far more than chasing the lowest interest rate. And perhaps most importantly, we unpack the mindset shift from feeling risk to actually calculating it - because so many women are far closer to their next project than they realise… they just have not been shown how to leverage what they already have. Think of this episode as your behind-the-scenes guide to the money side of property - the part no one really teaches, but everyone needs. Because the women who build wealth in property are not just good at design or numbers… they know how to make money move.See omnystudio.com/listener for privacy information.

Using Media as a Market Guide
If you have ever found yourself deep in the Instagram rabbit hole saving kitchens, bathrooms and tiles like a woman possessed… this episode is for you. Rebeka and BuildHer Collective’s Head of Design, Rebecca, chat about how to use media as a market guide without letting the pretty pictures take over your project. Because while inspiration is everywhere right now, not every trend belongs in your build - and not every beautiful finish makes financial or practical sense. Together they lift the lid on how experienced developers filter the noise, identify the elements that actually resonate with buyers, and translate inspiration into cohesive, high-end spaces that sell. From choosing a hero material (hello Turkish Delight stone) to resisting the temptation to add every “bell and whistle”, this conversation is a masterclass in restraint, market alignment and designing homes people truly want to live in - not just admire on Pinterest. If you are renovating, building or developing for profit, this episode will sharpen how you interpret design trends and turn inspiration into smart, strategic decisions.See omnystudio.com/listener for privacy information.

Don't Buy Until You Can Defend the Deal
Buying a property to renovate or develop for profit is not a time to rely on “good vibes” - it's about whether the deal actually stacks up. And in this episode of Building with BuildHer, Rebeka covers exactly that: how to properly assess a property before you commit, so you are making strategic decisions, not expensive guesses. This conversation is all about learning to defend a deal. Not in a scary, boardroom way - more in a calm, confident “I know why this works” kind of way. Rebeka walks through the research, feasibility thinking and number-checking that should happen before you buy, from understanding current value and potential resale, through to holding costs, timelines and how quickly profit can disappear when assumptions are not properly tested. There is a gentle reminder that if you're developing property as a business, you need to be able to articulate exactly why a deal works - financially, strategically and practically - to yourself, your spreadsheet, your broker, and anyone else backing the project. If the numbers wobble when questioned, the deal probably does too. If you are serious about renovating, building or developing for profit, this episode is a really valuable listen. It is practical, grounding, and exactly the kind of clarity that helps turn “I think this could work” into “I know why this will.”See omnystudio.com/listener for privacy information.

Curious About Design? Here’s What No One Tells You First
We’re back with our first 'Building with Buildher' episode of 2026 and if the new year has you reassessing your direction or daydreaming about design, you’re not alone. Rebeka and Rebecca unpack one of the most common questions they hear from women:“What should I actually study if I’m interested in design?” Today, we explore how to navigate those thoughts with clarity, not guesswork! From interior design degrees to architecture, drafting, digital tools, on-the-job learning and everything in between, they break down what really matters - not the title on the certificate, but the outcome you’re working towards This episode is a reality check on: Why starting with education instead of outcomes often leads to frustration The difference between designing for yourself, designing for clients, and designing for profit When a degree makes sense, and when it absolutely doesn’t How working inside a practice can fast-track your skills faster than years of study Why “loving the pretty stuff” is only a small part of the picture Rebeka and Rebecca also share their own career pivots, hard-earned lessons, and why clarity around lifestyle, autonomy, flexibility and scale should shape your decisions just as much as creativity.See omnystudio.com/listener for privacy information.

The 3 Things Stopping Women From Getting Started (That Really Shouldn't)
After speaking with 172 women (yes… one hundred and seventy-two!) about their dreams of renovating and developing, Rebeka has spotted the same three roadblocks popping up again and again, and none of them are dealbreakers as they may feel. Most of the women she spoke to weren’t lacking ability - they were lacking clarity. Once they understood the area, the numbers, and the funding… many of them bought a site within days. She explores why so many people stall before they even get started, how to cut through the noise and make smart decisions, and the one mindset shift that can change the entire trajectory of your next project. It's what separates the women who dream from the women who do. This episode dives into the kinds of conversations that usually happen behind the scenes - the honest, slightly uncomfortable truths that can save you time, money, and a whole lot of unnecessary chaos in your own renovating or development journey. Different Paths, Same Goal: Profiting from Property Your Way
There’s no one-size-fits-all way to play the property game, and that’s exactly what makes it so exciting. In this episode, Rebeka talks about how different strategies suit different people, depending on where you’re at in life, how much time you’ve got, and what you’re aiming for. From big-picture subdivision projects to fast-turnaround renos, she breaks down how to find a pathway that actually fits you... your finances, your skills, and your lifestyle. You’ll hear real examples from women carving out their own routes to financial freedom, from a project manager shifting from IT to property, to a mum on maternity leave taking on an apartment renovation to replace her income. Rebeka unpacks what each project means in terms of time, capital, and return - and how aligning your goals with the right type of project is where the magic (and the profit) really happens. Options Analysis: The Secret to Smarter, More Profitable Projects
Before you jump into your next renovation, extension, or development, have you actually run the numbers? And not just on what you think you should do with a property, but have you stacked it up against a number of different options? In this episode, Rebeka breaks down how she approaches every project with an options analysis — looking at a site from a few different angles before deciding which path makes the most sense. Sometimes it’s a quick spruce, sometimes it’s a full-scale renovation… and sometimes it’s best to walk away. She walks us through a real project where the team compared multiple options, running the feasibilities side by side to see what stacked up — and what didn’t. You’ll hear how even small shifts in strategy can completely change the outcome, and why it’s so important to understand both the profit potential and the cash you actually need to get there. This chat is for anyone who’s ever asked, “What should I do with this property?” It’s about finding clarity in the numbers, confidence in your decision-making, and the fun in the process. Interior Design: Creating Beautiful Homes on a Budget with Shah de Saxe
It's easy to design whatever you want - as long as you’ve got no budget! While some homeowners have the luxury of seeing every detail of their vision come to life, most of us will need to make compromises to align with our financial parameters. Today, I’m joined by Shah de Saxe, an incredible interior designer who has extensive experience in residential design. She’s currently halfway through her own renovation project in Peregian Beach in Queensland, and we’re lucky to have her join us to share her insights on designing a beautiful home on a budget. Balancing Quality and Cost Designing to a client’s budget is always a challenge, but you’re never as intensely aware of the constraints as when you’re designing your own project. Shah shares her own process for managing the budgeting side of things while not compromising on quality. Confident in her ability to design in a way that connects with people, she also keeps the bottom line of the sales price front of mind, knowing she’ll eventually get the price she’s looking for. This helps her to make decisions that keep costs in mind, while still prioritising the look and feel of her designs. The Value of a Good Layout Designers often face the challenge of working with existing floor plans and finding ways to optimise the use of space. Shah is an expert in reworking floor plans to maximise the value of a home, and she shares an example of how a poorly designed layout can affect a sale if it doesn’t meet the needs of potential buyers. So, it might be time to ditch the idea of a double shower or oversized ensuite and opt for something with a little more livability! Combining Beauty and Functionality Making a couple of significant moves and investing in them can be the difference between a house that looks pretty, but really doesn't function well, and one that functions amazingly and has that feeling of a beautiful home. Shah talks about creating a flow throughout a home with both beauty and functionality, and shares her background that inspired her design style. This conversation with Shah is a helpful guide for anyone looking to design a beautiful - and cost effective - home renovation. So, tune in and enjoy! Feasibilities: How to Assess Your Building Costs and Profitability
I’m super excited to get into today's topic, because it's one that I've been talking about a lot with our community. It also seems to be something that we as whole are struggling with. In this episode, I’m giving you an overview of feasibilities and the best method to accurately assess your building costs and profitability. Why Feasibility Studies Matter So, why do we need a feasibility study? Whether it's your own home or you’re working on a for-profit project, you need to understand the numbers. This means knowing what your build will actually cost, what you can afford and then whether it's actually a good investment or not. I take you through the fundamentals of feasibilities: understanding what the numbers are telling us, working out how the scope of work will come together, comparing sales and checking it all against our vision and value proposition. Determining the Final Cost of the Build Feasibility studies are more than just plugging numbers into a spreadsheet - they require a meticulous breakdown of the project scope so that every detail, from the materials used to the construction methods employed, is factored in. It might mean you have to make adjustments to your initial vision or design, but trust me - running your numbers upfront can seriously help mitigate the risk of any unwanted surprises! Financing Your Project There are a lot of financing options available out there, and they all depend on the nature of your project. Home builds or renovations might leverage traditional construction loans, while a commercial build may explore options like joint ventures or private investments. A feasibility study can play a crucial role in securing financing, where you’re able to provide lenders with a clear picture of the project's projected costs and potential returns. If you’re like me, it’s possible you’ve made mistakes before when running numbers or working out the scope of your project. But in the end, it doesn't really matter - it’s all about getting back on your horse and becoming better each time. So, join me today and get the rundown on how to assess the financial viability of your project, which will help turn your building process into a well-oiled machine! Understanding Equity and Construction Loans with Leah from Entourage Finance
As women, we often won’t talk about finance or loans and how to navigate them when looking to start a build - it even seems a little taboo! However, understanding how it all works is crucial in completing a successful renovation or home build. Today, Leah Ziskos from Entourage Finance is back to chat all about understanding construction finance and where to begin when looking at the different options available. Seeking Advice Early On From equity withdrawals to construction loans, it’s important to be armed with the knowledge on how you can best finance your project. Not only will you be able to understand how much you can actually spend, it will give you the confidence for things like sourcing builders and engaging architects. We talk about the importance of seeking advice early on so you can make an action plan to tackle the many different aspects of your build. While speaking to a broker might be the obvious first step, we discuss the value of involving your accountant and real estate agent to help you understand the whole picture. Ensuring there’s a good relationship and transfer of information between all parties will help you get properly set up from the get go. Fundamentals of Construction Finance To give us an idea of what to consider when securing funding, Leah takes us through some scenarios Entourage Finance’s clients face and the process of assessing the build contracts. She runs us through structural changes vs non-structural improvements, and what it means to utilise the equity in your property to access the cash you need. We discuss borrowing capacity and break down the numbers in detail, so you have an idea of how much a bank may be willing to lend - as well as the money you may need to contribute! Preparing for Additional Costs While a build contract may include significant costs, it’s crucial to have an idea of the total cost of what isn’t included. How much cash do you have aside for the pool, the landscaping or even your tapware? If you’re going to be doing anything in addition to what’s inside the contract, figure out how much you need to borrow, as well as what your savings position is. This will help you greatly in structuring and utilising your funds in the best way. While financing your project might seem like an overwhelming process, there are practical steps you can take to reduce the stress. Reaching out to the experts is your best bet to kick start your project with confidence, knowing that you’re equipped with the information you need for a successful build. So, join us as we dispel the confusion and get you up to speed on how to best finance the home build of your dreams!
