Michelle Barfuss | Utilizing Technology

There's a new co-host in town, and her name is Taisha Ostler! Taisha is an impressive addition to the Nominations Podcast team, with more than two decades of experience in the title insurance industry. She began her journey as a receptionist, later becoming an Escrow Officer at Title One. She has demonstrated an undeniable passion for helping people secure a house for their home during her career. Taisha's skill set goes far beyond the world of real estate. Her creativity doesn't stop there - Taisha also loves dancing, particularly contemporary dance, which she finds helps keep her healthy and mentally sharp. Craig Whiting
Craig Whiting is one of the owners of Prime Real Estate Experts. His real estate career started in 2003 when he became a loan officer, and he later obtained his real estate license in 2007. After getting his degree from the University of Utah, Craig decided to open his own brokerage and has continued down that path ever since. Craig went into business with his current partner in December 2020, in a style he describes as “shooting from the hip.” Neither of them knew what was going to happen, and brought only a handful of agents with them. Less than two years later, their brokerage has over 70 agents. Craig attributes all their success to people and training. After having the opportunity to meet with Mat Ishiba, CEO of United Wholesale Mortgage, Craig asked how Ishiba grew his company from 9 people to 9000. Ishiba’s response was to get the right people around you and to treat them right, which has made all the difference at Prime Real Estate Experts.

Duane Richins
Duane Richins is one of the owners of Prime Real Estate Experts, located in Draper, Utah. He is a door-to-door real estate agent who believes in having a vision and doing whatever it takes to achieve that goal. To Duane, drive is what sets apart the successful agents from the unsuccessful ones, hence the importance of vision boards and goal-setting at his brokerage. When asked how he stays motivated when things aren’t going his way, Duane says that if your goals are important enough, you can do it. The more excuses you allow yourself, the less likely you are to accomplish your goal.

Lindsey Coleman
Lindsey decided to get his realtor license back in 1980 to bypass realtor fees when purchasing his first home. He chose to stay in real estate and is now a realtor with Realty Path Success. Having been a realtor for over four decades, Lindsey has seen his share of realty ups and downs. However, he has been able to service his clients through the highs and lows of Utah real estate. Lindsey says the advice he would give someone new to real estate is to be careful to not own too many properties. You can get a few people who don’t pay their bills, or you can hold onto a property for too long before selling. In addition, he recommends new agents get into more land deals because they can be flipped easily and make a profit without the issues of having a home sale.

Having served on the National Association of Homebuilders for over two decades, Brad has a wealth of experience and knowledge about what is going on in the home building industry not only locally, but nationally as well. He decided to go into the real estate business and received his agent license two days after graduation from high school.

Steve Perry has over two decades of experience in real estate and was elected President to the Salt Lake Board of Realtors in 2020. Steve was instrumental in taking one of the largest brokerages in the state from under 200 agents to over 1,100 agents. He has served his community consistently through the years, volunteering his time for local youth sports and was even the Mayor of Kearns. With so many legalities to buying a home, you'll want a professional by your side to guide you during one of the most significant purchases you'll make in your life. Also, the realtor you choose should have an excellent working knowledge of the area you are buying in, so they can advise you on what and where to buy based on your preferences.

Clint Garner
Welcome to Nominations Podcast, where we chat with our nominee, Clint Garner, principal broker and co-owner of Ameritrue Real Estate Management. Originally from Idaho, Clint entered the real estate world in 2006. The housing crash in 2008 encouraged Clint to expand his work, and his business grew from real estate to property management and development. Recently, development has been Clint’s main focus. He is currently working on a 250-unit development in Spanish Fork. But he is always looking for ways to expand his business. Profit margins are especially slim in property management, and Clint believes the best way to make the effort worthwhile is to keep expanding. Property development can be an expensive and risky endeavor, so Clint first recommends newcomers save their money before jumping in. It’s easy to spend too much money without knowing if a project is going to come to fruition, so it’s best to set aside enough money to see it to the end. More specifically, Clint recommends finding a good civil engineer. Civil engineers, outside of the city’s requirements, will be the first to tell you if a project is feasible or not. A good engineer is the lifeblood of a project, according to Clint. They're invaluable assets to have overlooking your development plans to make sure it sails smoothly.

Lee Stern
Lee Stern from Keller Williams has been in real estate in for almost 50 years! Lee wouldn't have expected 2020 to be such an excellent year for Utah Real Estate. "When the governor said we had to stay home, I didn't know how this would affect things." She was afraid for people to do anything and that the market would crash like many others and was surprised that the market stayed relatively stable. She predicts that 2021 will be better than last year for real estate professionals. Ending the year last year with interest rates in the 2% area has never happened in her entire career.

Alan Matheson
Alan Matheson is the executive director of the Point of the Mountain Authority. Alan’s responsibilities include overseeing over 600 acres of the Draper Prison build at The Point. Last year, the board identified principles to guide the process of building and promoting The Point. Promoting public interest is at the top of their list. "This is state land that is owned by all the people in the state. We need to make sure that we are doing things that benefit people's lives in this state. Secondly, they want this project to be a model development that shows new sustainable ways of building, and that can be a prototype to guide future developments in the state of Utah. Third, they want to think regionally to see how this project fits in the piece of a broader puzzle. Next, the board considers the long-term impact of the project. "Rather than build this fast, we want to take the time to build it right. We need time to do that." Along with the above principles, Alan says that transparency and acting with integrity are essential aspects of this construction process and the values mentioned above. The Public Vision of Point of the Mountain State Land Authority The shared vision was translated into legislation that created the Point of the Mountain State Land Authority. “The legislature set out objectives they wanted to achieve for this site.” Among the goals for this project are job creation, workforce development, and improving residents' quality of life in the surrounding area. This also includes a future-focused transit system and balancing jobs and housing to generate fewer trips for less impact to traffic. “Having a focus on innovation and creating new ideas that can help solve problems here and around the world.”

Matt Atkinson, a mortgage lender with Intercap Lending he comments that real estate is like a drug to him. “I just got addicted to it. I was making really good money in mortgages, and I wanted to buy more rentals.” When he started making more traditional mortgages than VA mortgages he was previously selling, he noticed that people that had more money had real estate.” Matt continued to aggressively buy real estate and was purchased at 80 cents to the dollar. He acquired 13 new homes in one year that were fixer-uppers as he understood that these types of homes would bring in the best profit.

When you get a lead or if you’re working with a client, Rex Frazer, an agent with EXP Realty. believes that a phone call is the best way to connect with your potential or current clients. ”Real estate is a high-touch world, and I prefer having conversations because you have a more in-depth discussion.” With text, Rex points out that you can have a hard time understanding context, whereas a real conversation gives you more context about the topic your client is talking about. “We coined the phrase ‘conversations lead to conversions’ when we establish an agency.” Texting can come across as impersonal and cannot develop real connection.

Working up to 70 hours per week, Bryan would be showing houses at all hours of the day and night. “That market was going down.” Buyers were waiting to take more and more money off of the listing price as time went by.

Mike Anderson from Intercap Lending talks about how agents can't be successful in sales or marketing if they don't understand their value and, more importantly, understand the consumers' desire for what they want, and that is driving them to use a product or service. Mike emphasizes value as the top of the list and is the crucial component to sales and marketing. From a marketing perspective, how much of a difference do you need to separate yourself from your competition? “Mike's found that it’s about 30%.” The discount realty services grab hold of the market because they can create more than a 30% discount on the services they are offering. The question realtors should be asking is, “How can I showcase the value that is worth paying for?”.

Belladonna Riso
After spending ten years in corporate, Belladonna Riso with received a severance package one Friday, which created a turning point in her career. With two young children to provide for, Belladonna sat down and made a list of what she wanted out of her new career and crafted her new position from this experience. With 45 days of income in her bank account, Belladonna went through a list of possible jobs that she could perform that would give her a good income that she would enjoy, with little or no travel to stay at home with her children. She discovered becoming a realtor was at the top of her list. The next day she enrolled in realtor school, and two weeks later, she received her real estate license and has been “off to the races” ever since 2005. Belladonna is an Real Estate Agent with EXP Realty.

Lisa Piela, who came to us with rave recommendations from a former guest on our Utah Real Estate Podcast. She is the managing member of the My Mortgage Ladies team at Altius Mortgage in Utah. How Lisa Decided to Join the Real Estate Industry From her start in banking during high school, Lisa jumped into the financing world and never looked back. “This ended up being something that I fell in love with, and the reason I fell in love with this is that I had amazing mentors and leaders.” Appreciating her mentors' time and effort towards her career, Lisa has stayed in this field because of her healthy beginnings for over 30 years. Marketing with My Mortgage Ladies Over the years, she found people introducing her as ‘my mortgage lady.’ “It ended up sticking so much that I used it as a tagline on my signature.” The tagline stuck, and Lisa incorporated her motto into her complete branding package. Why Mentoring is Important “Brokers are at the top of the food chain in financing.” She considers the world as her oyster, as she brings in others from the banking and lending side of finance that is migrating into the broker world. This transition can be overwhelming, and Lisa has found a gap in continuing education in that there weren’t any tools to teach those who wanted to transition into brokering. For the solution, Lisa designed their branch to have mentorship. This involves giving loan officers a complete internship while learning the tools and participating in the training to learn about the world of financing. “We try to make sure that we support them so that they don’t fail or fall. If they do, they have a mentor to reach out to that has the background and experience to help them.” This creates a confident lender who can carry out the process with knowledge and know-how.

Ann Atkin
Ann Atkin owner of Meth Mob, promotes education on methamphetamine contamination in homes. Ann encourages Utah realtors to protect their clients by suggesting meth testing before purchasing a home. Most homes that are meth houses are not production homes, they are owned by retirees. Grandpa and grandma's homes are the biggest offenders because grandparents will often host grandchildren and their friends. "They've got the room; they are loving and trusting." Every week, she deals with meth decontamination, with most of her business coming from homeowners who have had guests smoking meth inside their home. Ann recommends extensive testing,” I don’t care if Meth Mob was in your home two weeks ago, test every house, every time!” The #1 user of meth in Utah is a white mother, and the #2 users are construction workers. “What house hasn’t had either of these users in them?”
