Should I Pay for Your Buyer’s Closing Costs? In today's shifting real estate market, sellers are facing new pressures to sweeten their offers by covering buyer closing costs, a significant change from just a few years ago when sellers held most of the negotiating power.I recognize that understanding this evolving negotiation tactic is crucial for sellers looking to attract serious buyers and close deals in a competitive landscape. So, whether you're considering offering closing cost assistance or need guidance on what's reasonable in your local market, it's important to weigh the financial implications against the potential benefits of a faster, more certain sale. A few years ago, sellers could get away with saying "no" to just about everything. No repairs. No concessions. No negotiation. If buyers wanted the house, they pretty much had to take it on the seller's terms. But now that inventory’s grown, negotiations are becoming a normal part of the process again. That's why one of the most important things sellers need to understand right now is this: In my 34 years in real estate I have approached my clients outcome isn't to “win” every negotiation.Sometimes, it’s worth meeting buyers WHERE THEY ARE to get a deal done, fast. One example? Helping with a buyer's closing costs. Let’s break that down, so you know what to expect if it comes up in your sale. What Are Buyer Closing Costs? Closing costs are the extra expenses buyers pay on top of their down payment when they purchase a home. Freddie Mac gives some examples: Loan origination fees Appraisal and inspection costs Title and attorney fees Survey fees and more Typically, buyer closing costs range from about 2% to 5% of the home’s purchase price. So, on the typical $400,000 home, that could mean anywhere from $8,000 to $20,000 out of pocket. And in today’s affordability-challenged market, that upfront cash can be a major hurdle for some buyers – even if they can comfortably afford the monthly mortgage payment itself.That’s why more people are asking sellers for help. And More Sellers Are Saying “Yes” According to the latest data from Zillow, 67% of sellers reported paying some or all of the buyer’s closing costs in 2025 . To help you better understand the data, I have posted a graph on my Jim Mazziotti Facebook page.Now, that doesn't mean every seller is doing it. And it definitely doesn't mean every seller should. But it does show how common concessions have become as the market has shifted. And that’s important for you to know. So, when does Paying Closing Costs May Make Sense? This is where many sellers get stuck. They hear "help with closing costs" and immediately think: "Why should I pay for their expenses?" But that's not always the right way to look at it. You’ve got to consider who has the leverage in today’s market.Redfin data shows there are more sellers than buyers active today. And that shifts the market dynamics. I have posted a second graph on my 'Jim Mazziotti' and my 'Senior To Seniors' Facebook pages.That doesn't mean every market favors buyers. Far from it. In some areas, homes are still selling quickly and sellers have plenty of leverage. But in others, buyers have more room to negotiate than they've had in years. That's why local market conditions matter so much when you make your decision. For example, helping with closing costs may be worth considering if: There are a lot of homes for sale in your area Your house has been sitting on the market longer than expected You’ve had showings, but no offers You’re motivated to move quickly Or you’re trying to keep a deal together during negotiations After all, if it’s the thing that helps bring a serious buyer across the finish line, it could be well worth it. Now, know that there are Other Concessions You Could Offer Instead!Just remember, being flexible doesn’t mean saying “yes” to every request. It means understanding which compromises actually help you accomplish your goals. Because there are always alternatives. It's my job to help you with this.Redfin suggests considering other concessions if you’re not interested in helping with closing costs, like: A home warranty Repair credits Flexible closing dates, or Leave behind appliances or furniture When I list a sellers home I provide a 'Certified Pre-Sold Home Guarantee' at NO COST to my seller clients. I pay for the inspection. Buyers love it! It's a differentiator between my services and the services of a traditional real estate agent. By doing this, it not only makes the home be more attractive to a buyer.It saves them the HOME INSPECTION costs, which is about a $500 savings.The right answer depends on what buyers in your market are asking for and what matters most to you. That's exactly why working with an experienced local agent is so important.

"Hey, are we still meeting for dinner tonight?" Or perhaps: "Hi Susan, just checking on tomorrow's appointment." At first glance, it seems harmless. In fact, many of us have probably responded with a simple, "I think you have the wrong number."Unfortunately, that's exactly what scammers are hoping you'll do. What appears to be an innocent mistake is often the opening move in a carefully planned scam that has cost victims thousands—and sometimes even hundreds of thousands—of dollars. The Scam Doesn't Start With Money That's what makes this scam so dangerous. The scammer isn't usually asking for money right away. Instead, they're trying to start a conversation. Once you respond, they may apologize and begin chatting. They often come across as friendly, polite, and surprisingly personable. Before long, what started as a simple misunderstanding can turn into days or even weeks of ongoing communication.Many scammers are patient. They know trust takes time. Some will try to become your friend. Others may create a romantic connection. They often use fake photos, fabricated life stories, and carefully crafted conversations designed to make you feel comfortable and lower your guard. Eventually, the conversation turns toward an investment opportunity, cryptocurrency, a business venture, or some other financial opportunity that sounds too good to pass up. That's when the trap is sprung.The reason these scams are successful is simple: Good people want to be helpful. Many seniors have spent a lifetime treating others with kindness and respect. Scammers understand this and exploit those very qualities. They know that if they can get you talking, they have a chance to build a relationship. In today's world, loneliness can also make people vulnerable. A friendly conversation with someone who seems interested in your life can feel meaningful. Unfortunately, scammers understand human psychology better than most people realize.Common Red Flags Be cautious if a stranger texting you: Claims they accidentally contacted youContinues the conversation after learning they have the wrong numberAsks personal questionsShares photos of themselves early in the conversationSuggests moving the conversation to another messaging appBegins discussing investments, cryptocurrency, or financial opportunitiesMakes promises of unusually high returns or quick profitsIf any of these occur, it's time to stop communicating immediately.What Should You Do? The safest response is actually no response. Fraud experts recommend that if you receive a text from an unknown person, simply ignore it, delete it, and block the number. Even responding with "wrong number" confirms that your phone number is active. Once scammers know they're reaching a real person, your number may be targeted with additional scam attempts.Also remember:Never click links sent by unknown texters.Never share personal or financial information.Never send money to someone you've only met online or through text messages.Block and report suspicious numbers whenever possible.A Final Thought: Technology has made it easier than ever for us to stay connected with family and friends. Unfortunately, it has also given scammers new ways to reach potential victims. The next time you receive a text from someone you don't know, remember this: Not every wrong number is actually a mistake. Sometimes it's the first chapter in a story a scammer hopes you'll believe. Stay alert. Stay skeptical. And most importantly, protect yourself and the people you love. North Texas Housing Market Brings New Opportunities for BuyersThe North Texas housing market continues showing strength and stability, while buyers nationwide are seeing some of the best opportunities in years in the new construction market.Recent housing data suggests the market is shifting away from the extreme volatility of the pandemic years and moving toward healthier, more balanced conditions.According to recent U.S. Census data, the median price of a newly built home has dropped to approximately $390,000 — the lowest level since 2021.After years of rapid price increases, builders are now adjusting pricing strategies and offering incentives to attract buyers and keep inventory moving.Housing research firm Zonda reports that prices for entry-level new construction homes have declined roughly 2.7% over the past year, the largest adjustment among all housing price categories.While affordability challenges remain, today’s market is offering buyers more favorable conditions than they’ve seen in several years.Industry experts emphasize that this is not a repeat of the 2008 housing crash. Unlike the oversupply conditions during the Great Recession, builders today are carefully managing inventory and strategically adjusting prices to maintain healthy market activity.Even with recent price moderation, new home prices remain above pre-pandemic levels nationally.Builders are also continuing to offer incentives designed to improve affordability. According to the National Association of Home Builders, nearly 60% of builders nationwide are currently offering buyer incentives that may include:Closing cost assistanceMortgage rate buydownsFree or discounted upgradesDirect price reductionsMore than one-third of builders are reportedly cutting prices, with average discounts around 5% off list price.At the same time, the North Texas housing market continues demonstrating resilience despite higher mortgage rates and affordability concerns.According to the latest data released by the MetroTex Association of REALTORS®, residential single-family home sales across North Texas reached 8,240 transactions, representing an 8% increase year-over-year. Total dollar volume also rose 8% to more than $4.28 billion, reflecting continued buyer activity throughout the Dallas-Fort Worth region.The average sales price remained relatively stable at $519,749, while the median sales price saw a modest 1% decrease to $395,000 — nearly matching the current national median price for newly built homes.Inventory conditions also continued improving. Active listings remained steady at nearly 29,600 properties, while months of inventory increased to 4.1 months, providing buyers with more choices and easing some of the intense competition seen during the pandemic housing surge.Additional North Texas market indicators showed:Pending sales declined 6%New listings decreased 5%Homes averaged 61 days on marketProperties sold at 95.3% of original list priceAverage and median price per square foot both posted modest declinesHousing professionals say these trends indicate the market is returning to more sustainable long-term patterns. Continued population growth, corporate expansion, and ongoing economic development remain key drivers supporting long-term housing demand throughout North Texas.For today’s buyers, the combination of stabilizing prices, increased inventory, and builder incentives may present one of the strongest opportunities seen in recent years.

This could change the way we think about Alzheimer's disease.So let's get into it.🧠 WHAT'S THE BIG NEWS?Here's the headline: Scientists may now be able to predict — through a simple blood test — not just whether Alzheimer's disease is developing in someone's brain, but roughly when symptoms might actually begin.Now I know that might sound a little scary at first. But stay with me, because there is so much hope wrapped up in this research.The study was led by scientists at Washington University School of Medicine, working alongside the Foundation for the National Institutes of Health. And what they found is genuinely remarkable.They identified a protein in the blood — it's called p-tau217 — and elevated levels of this protein are strongly linked to the kind of brain changes that happen in Alzheimer's disease, often years before any memory problems show up.Here's the really exciting part: by tracking how these protein levels change over time, researchers built what they're calling a "clock model" — essentially a predictive timeline. And in their study of over 600 adults between the ages of 62 and 78, this clock model was able to estimate when Alzheimer's symptoms might begin — within about three to four years.Three to four years of advance notice. Think about what that could mean.⏰ HOW DOES THE CLOCK MODEL WORK?Let me break this down simply, because I think it's worth understanding.Alzheimer's doesn't just show up overnight. It develops silently — sometimes for decades — while amyloid plaques build up in the brain and nerve cells slowly lose their function. By the time someone forgets a name or gets confused about directions, that process has often been going on for a long, long time.What this blood test does is detect p-tau217 — that protein we mentioned — which rises in a measurable pattern before symptoms ever appear. Researchers followed participants for up to 10 years, took repeated blood measurements, and used that data to model when the disease was likely to cross into the symptomatic stage.One of the most interesting findings? Age matters a lot.A 60-year-old and an 80-year-old might have similar protein levels in their blood, but face very different timelines. Younger folks who reach elevated levels tend to have more time before symptoms. Older individuals tend to progress more quickly. The aging brain, as many of us know from experience, just doesn't have the same resilience it once did.Dr. Suzanne Schindler, the senior author of the study and an associate professor of neurology at Washington University, put it this way — and I'm paraphrasing here — that this research shows blood tests can potentially predict not only whether someone is likely to develop Alzheimer's symptoms, but also provide an estimate of when that might happen.That is a big deal.🔬 SO CAN I GO GET THIS TEST TODAY?Now, I want to be really honest with you here, because I know some of you are already thinking — "okay, where do I sign up?"Right now, this test is not available for routine screening. It's currently designed for research purposes only — to help scientists identify the right participants for clinical trials.And major medical organizations, including the Alzheimer's Association, are actually urging caution about broad biomarker testing for people without symptoms. Why? Because right now, there's limited guidance on what someone should do with that information, and there are real ethical questions to work through.But here's what I want you to hear: the direction of this science is clear. Blood-based Alzheimer's diagnostics are getting more accurate, more accessible, and more informative every single year. What's research today has a way of becoming standard care tomorrow.And that matters for how we think about planning right now.📋 WHAT DOES THIS MEAN FOR YOUR PLANNING?Let me step back from the science for a second and talk about something very practical — because this is really at the heart of why I wanted to share this with you today.Alzheimer's is one of the leading reasons people need long-term care. According to the U.S. Department of Health and Human Services, 56% of Americans who reach age 65 will need some form of long-term care services — whether that's help at home, assisted living, memory care, or a skilled nursing facility.And I'll tell you something most people don't find out until it's too late: Medicare does not cover most long-term care. It's not a Medicare benefit. Unless you've planned ahead — with Long-Term Care Insurance or other financial strategies — that cost falls on you and your family.James Kelly's article makes a point that really stuck with me: planning before a diagnosis preserves more options.Once cognitive impairment is documented, your options for Long-Term Care Insurance — or certain financial tools — can become very limited or even unavailable entirely.
