“Title Talk with Lynn Martinez: What Every Seller Needs to Know Before Closing” Part 2

Part 2 of "Solving Life's Next Chapter" Guest: Lynn Martinez, Escrow & Title Officer at American Title Service Agency Host: Lydia WietsmaFollowing the insightful first part of our conversation with Lynn Martinez, this second installment dives deeper into the practical issues that arise in title and escrow work—especially when dealing with senior transitions, estate sales, and inherited property. Lynn and Lydia explore the real-world complications that can derail a smooth transaction, plus actionable advice for families, real-estate professionals and estate executors. What’s Covered in This Episode1. Common Pitfalls in Title & Escrow for Senior / Estate Situations Lynn identifies several glitches she sees regularly: missing signatures, incorrect beneficiary designations, delayed recordings, overlooked judgments or liens, and confusion when a property owner has moved to assisted living or passed away. These issues, she explains, often carry more risk in estate and senior-transition scenarios.2. How Families Can Protect Themselves The show outlines concrete steps:Ask for a “title search summary” early—so you know what issues exist before listing a property.Confirm who has legal authority (power of attorney, executor, trustee) and ensure proper documentation.Talk to the title/escrow officer about “what if” scenarios (e.g., a hidden heir emerges) and how the company handles them.Build realistic timelines. Lynn emphasises that estates tend to take longer because of extra checks and communication among parties.3. Choosing the Right Title/Escrow Team Lynn gives criteria for selecting a strong partner: experience with probate and senior transitions, attention to detail in lien/judgment research, good communication with all parties (seller, heirs, agents), and a transparent fee structure. Lydia and Lynn also discuss why some companies may shy away from “complex” deals—but those are exactly the ones where experience matters most.4. Real-Life Stories & Lessons Lynn shares examples of transactions that went off track (e.g., a sale that stalled because an old judgment resurfaced) and how early engagement of the title/escrow team prevented worse outcomes. The value: you don’t have to learn the hard way.Why This Should Matter to YouIf you’re working with seniors, helping settle an estate, or advising on a property that’s been in the family for decades, this episode gives you a clearer path forward. With Lynn’s advice you’ll be better prepared to:Anticipate possible hurdles rather than being blindsided.Select the right professionals who speak your language (real estate + estate + senior transition).Reduce the stress and uncertainty for families going through change.Host: Lydia WietsmaPhone: 602-363-1720Address: 125 N. 22nd Place, Unit 105, Mesa, AZ 85213Website/contact form: NextHome Power Real Estate – Lydia WietsmaBook/e-book: The 7 BIG Mistakes Most Executors Make While Going Through ProbateTo Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

Why Title & Escrow Matter Part 1

Lynn opened by explaining that while many people focus on the house itself, they often overlook what happens behind the scenes in the title and escrow process. The “fine print” of transferring ownership, safeguarding against unexpected liens or claims, and making sure all parties are protected can make a big difference — especially when dealing with senior clients, inherited properties, or changing living arrangements. Some of the specific ways Lynn described this include:Ensuring the chain of title is clear and free of surprises (e.g., unknown heirs, unresolved judgments, tax liens).Confirming that the property being sold or transferred is actually eligible to be transferred (especially when the owner is elderly, incapacitated, or the estate is involved).Escrow’s role as a neutral holder and facilitator: assets (or deeds) are held safely, funds are disbursed appropriately, and instructions executed properly. How the title/escrow side overlaps with probate or senior transition issues — for example, when someone has moved into assisted living, or the home is part of an estate sale, the title process can reveal hidden complications. The key message: when you’re at a point of significant life transition — downsizing, estate settlement, moving a parent to assisted living, or selling a long-held home — having a trusted title/escrow officer like Lynn on your team is critical.Highlights from the ConversationHere are some of Lynn’s key points from the show:Start early: Lynn emphasized that waiting until the last moment to review title or escrow issues can create stress and unexpected delays. For example, if you’re selling a home that’s part of an estate, discovering a lien or unresolved their claim late in the game can derail everything.Know what you’re signing: Lynn reminded listeners that escrow isn’t simply “paperwork” — it is the legal process that governs how and when ownership and funds are transferred. Understanding who is signing, who is authorized, and what they’re signing for matters.Expect the unexpected: Even when someone assumes “everything is clear,” Lynn shared true-life examples of title issues that surfaced in senior estates: old judgments, siblings who weren’t aware of a transfer, or delayed recordings.Choose the right partner: In a world of many title/escrow companies, Lynn stressed choosing a firm with experience in senior transitions, estates and probate, since these cases often require extra attention and sensitivity.Communication is key: For real-estate professionals, families and seniors alike, Lynn’s advice was to foster open communication early — letting everyone know the timeline, the steps, and the responsibilities ahead of time helps avoid last-minute surprises. To Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

    “Senior Living 101”"

🎙️ Solving Life’s Next Chapter: Senior Living 101 with Shea and Leslie, experts in the Senior industry as between them, they have 55+ years of experience in the senior industryWhen it comes to helping a loved one transition into senior living, most families have the same reaction — where do we even begin? On this week’s episode of Solving Life’s Next Chapter, host Lydia Wietsma, Certified Probate & Senior REALTOR® and owner of NextHome Power Realty, sat down with Shae Rambow and Leslie A. Davis, trusted senior-living professionals, to unpack the most common questions families face when exploring senior housing options. Together, they shared compassionate insight, practical advice, and a clear path to making confident decisions.Understanding Senior-Living OptionsShea began by explaining that “senior living” isn’t one-size-fits-all. Families can choose from:Independent Living – Ideal for active seniors who want freedom with added community amenities.Assisted Living – Provides daily support with meals, medication, and personal care while encouraging independence.Continuing Care Communities – Offer multiple levels of care in one location, allowing residents to age in place. They emphasized that understanding these distinctions early helps families focus on what their loved one truly needs rather than what feels urgent in the moment.Knowing When It’s Time to Consider a MoveOne of the toughest parts of the senior-living journey is recognizing the signs that a move might be needed. Shea and Leslie shared that indicators often include isolation, poor nutrition, medication mismanagement, or safety hazards at home. They encouraged families to start the conversation early—not during a crisis. “The earlier you talk about it,” Leslie said, “the more control your loved one has in choosing where and how they want to live.”We also discussed the emotional side of these decisions. Guilt and hesitation are normal, but professionals can guide families through those feelings with compassion and facts.Touring Communities and Asking the Right QuestionsOnce families decide to explore options, Shea and Leslie recommends visiting multiple communities and coming prepared with questions about staffing, activities, dining, and medical support. They reminded listeners that finding the right fit is about more than cost—it’s about quality of life. Tasting the food is very important so make sure to take time to have a meal whether that's a lunch or a dinner.  During the conversation, Lydia noted how often her real-estate clients feel relief once they realize there are professionals who specialize in this process, from finding the right community to coordinating the home sale.Financial Planning and Available ResourcesAnother major concern for families is how to pay for care. Shea highlighted resources such as:VA Aid & Attendance benefits for eligible veterans and surviving spouses.Bridge loans or home-equity options to fund the transition.Working with a SRES, Certified (Senior Real Estate Specialist) REALTOR® familiar with downsizing and estate sales.By planninTo Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

Protecting Homes, Legacies, and Loved Ones Episode

In the very first episode of Solving Life’s Next Chapter, we dive into real-life challenges families face when navigating probate, property, and senior care issues. We share the story of a client whose mother faced a judgment that could have wiped out the profits from her home—and how the Homestead Act provided vital protection. We also discuss the importance of recording beneficiary deeds before a loved one passes away to ensure property transfers smoothly and avoids costly complications. Finally, we address a topic many families struggle with but few talk about hoarding among seniors. We explore how clutter can build up over time, why it happens, and compassionate ways families can step in to help without creating conflict. This episode sets the stage for our mission: giving families practical answers, resources, and peace of mind as they face life’s next chapter.Download my free eBook called the 7 BIG Mistakes Most Executors Make While Going Through Probate https://probaterealtyhelp.com/https://www.amazon.com/Solving-Lifes-Next-Chapter-Questions-ebook/dp/B0DP81CFGP/ref=sr_1_1?crid=2D8B4BMZS6XCX&dib=eyJ2IjoiMSJ9.jz83WVVYAfTigxX_XIVyVzbtJ0Wgql0_NlkLlfhPhcZlYhnYLXUiPlFiydKP4rR51w651rTo Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

S1:E4Episode With Hosts Lydia Wietsma, NextHome Elite Realty, and Sheryl Keeme, Neighbors Who CareOne concern today: Isolation. It’s healthier to smoke 15 cigarettes a day and be an alcoholic than to isolate yourself. Tawnya said the things we did during COVID were not our best choices, so isolation has been brought more to the fore since then. Her learning of isolation came through mandates when she became a warden forcing people to stay in places they did not want to be. Socialization must happen for 7 to 21 hours a week to simply exist. For children and elderly, attaining this can be difficult. Zoom or Facetime is better than nothing, but as we are connected in person, our immune system becomes stronger when we are physically together. Tawnya gives helpful action steps to connect, and volunteering is one of them. Empowering our local AZ families on COVID-19

In today's episode of "Solving Lifes Next Chapter", we speak with Andi Ravenscroft, LNHA, CDAL Director of Client Relations with NOD Specialists, and Bernie Wahl with Vikor Scientific biotechnology company; both have been on the forefront of the COVID-19 pandemic and other infectious diseases.  They bring us up-to-date information for the families of Arizona and their Senior loved ones.  Bernie explains that this particular virus has changed and we have learned so much more than when we first were introduced to it months ago. The information is changing week by week, day by day and sometimes even hour by hour.  Both Bernie and Andi explain that the best way to help prevent the virus from spreading is by using the CDC guidelines of washing your hands often, not touching your face, keeping a mask on in public, and keeping social distance.  We learn that the virus needs a keyhole to get into the body and that is through the nasal cavity.  It then goes into the lungs and causes respiratory issues.   Bernie's company has been giving a test for COVID, and although there haven't been enough test kits throughout the country, the labs do not want to have "Fear testing".  The testing that is currently being administered are for Seniors 65+ of age and have compromised immune systems with the signs of the respiratory problems.   The test is a nasal swab and takes 24 hours to find out if you are positive or negative.  Bernie's company also tests for 22 viruses which include 15 bacteria and 1 fungus, because the company has discovered that 79.1% of positive patients have other viruses or bacteria along with COVID. Having the panel of testing is beneficial to the patients because some of these other viruses or fungi that come with COVID can be cured with antibiotics even if there is no cure for COVID.  COVID itself has to run through your body and your own immune system needs to fight it off. Andi explains to us how to best protect your Senior loved ones within Senior communities.  Social distancing is best if you live with a Senior or if your Senior lives in a community with other Seniors.   Andi explains that we need to ask our Senior communities what they are doing to protect our loved ones?  what can we do as a family to help?  What is the protocol for your community if someone is positive?  How are you keeping my loved one safe from employees that are coming and going?   As Andi explains the virus can live on a surface for up to 3 days, so washing door handles and countertops is really important.  Another fact that Andi has explained that some of the symptoms of the virus for some patients have a lack of taste and smell.  So keep an eye out for your senior loved ones with some of these systems.  Protection is your best bet for a healthy living whether that is living at home with a Senior or living in a Senior community.Keeping safe during this time is so important and Andi reminds us we are part of the solution such as social distancing and not touching your face, and there are many resources for you and your loved one.  If you or someone you love have symptoms and want to get tested, speak to your health care provider If you or someone you know does have any questions, please do not hesitate to contact Andi Ravenscroft Nod Specialist Practice Phone Number 602-551-8052 Email: To Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

    Affordability

In today's, "Solving Life's Next Chapter" we speak with Sarah Perkins with Lawyers Title of Arizona.  Sarah breaks down why  Arizona is still one of the most affordable places to live and if we truly are in a  "BUBBLE".  In order to understand affordability, we have to look at what is happening across the country and locally. Affordability is measured nationally but felt local, here in Arizona:*AZ is a top destination*250-300 new residents a day moving to Phoenix metro area*The majority of people coming to the greater Phoenix Metro area are leaving southern California, mostly Los Angeles County, and San Diego County. People are leaving NYC, Chicago, Southern CA, Seattle for cheaper living and sunshine. (Slide #1)*Over 50% of the people moving here are over 55*People moving here can afford more expensive homes*52% of incoming people make over $100K a year (slide#2)https://www.unitedvanlines.com/newsro...Arizona is running advertising campaigns inviting more and more people to leave the west coast for Arizona and it is working. Our job growth is nearly 2.5 times the rest of the country over the past 20 years. (Slide #3)https://www.nahb.org/News-and-Economi...Sarah Explains that when people cannot afford to buy homes or move up when they need a bigger home, we run into some big problems. One of the coolest things about homeownership is the path to wealth. Nothing creates wealth the way homeownership does. (Slide #4)If our homeownership rates continue dropping as they have over the past 10 years, we have the potential of causing some massive changes to the US economy. The national homeownership rate is around 63%. It is a tough number to move because they are so many Americans. However, when you look at that number, a couple of drops can put us close to the 50% mark. When we as a country hit 50% homeownership rates then it is likely that some of the extra perks of homeownership could go away. When you have a country that is made up of 50% renters, which means the voters will be 50% renters and likely many of the congressmen will be renters. This could affect new policy and adjustments of current policy benefiting homeownership. As homeowners, we love having our values rise but in order for real estate to continue to be 13% of GDP, we need to make it an option for renters to become homeowners, and affordability is the biggest hurdle. (Slide #5)If a renter expects to stay in the same place for 3-5 years, it is in their best interest to buy. Even if they have to pay a little more than what they could spend on rent, they will come out ahead. Using the example below, if a renter pays about $200 more per month to buy the median home today in Maricopa County, without any increase in value, after 5 years the owner will have $40,000 in equity, and that is based on 0 appreciatioTo Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

    Indigenous Health

In today's podcast, “Solving Life’s Next Chapter” we speak to Dr.Vahan Setyan, the first Non-Native American in US history appointed tribal official within the Navajo Nation on Healthcare and economic development. Dr. Vahan Setyan works with state officials, congressmen, senators, and tribal leaders across the country on improving horrific conditions and critical issues within the Native American Communities.Dr. Vahan Setyan, MS, PhD brings to the podcast a friend and colleague, Cano Sanchez, a tribal member of the Oglala Lakota tribe of South Dakota. Mr. Sanchez is a direct descendant of Crazy Horse, former advisor to the Obama administration on Native Affair's, and whose Mother was the same for the Clinton administration. In this podcast, we tackle issues that unfortunately are not usually talked about outside of the Native American communities. Native American communities have been very private and have a lot of culture within their communities. Economic challenges and poor living conditions have caused many Native Americans to live in these conditions. When communities do not have jobs, hope, purpose, or education for their communities, generations stay the same.Mr. Sanchez discusses the myths about Native American communities being given money (and getting rich) from the Federal Government and casinos. Many of the tribes with gaming are not making the profits that many folks think they are, as gaming is very costly to run and many of these casinos are just breaking even. There are very few tribes that are generating enough income for their economic development, but one of those successful tribes are the Salt River Pima. The Salt River Pima tribe has had the foresight to develop and maintain the resources from gaming and land development to help their families. Dr. Vahan explains that this tribe has the resources that many do not. We need to take those ideas to other tribes to help them develop their own infrastructure, educate their children, and help facilitate jobs and resources. Without resources on these tribal lands, many of our Younger Native American families are choosing to leave the tribal lands, this has become an issue for the economic development and the traditions since as many as 80% of youth are leaving. Another large population of Native Americans are Veterans. Many of our Veterans within our tribes live in horrific conditions and experience issues such as homelessness, lack of running water, and untreated mental health issues that need to be addressed. These men and women fought for our country and yet they do not have the resources needed. There is hope for the future, as Dr. Vahan explains, NOW is the time for both private and public sectors to help our tribal communities develop and grow. Helping our youngest native Americans by educating and developing them, we can work together for a better future and create better healthcare for all Americans, including our Native American families. If someone wants to help NOW, one way would be to donate to Operation Peace Project. Operation Peace Project is a 501(c)(3) Utilizing Music, Arts, Entertainment and Media to bolster the awareness and prevention of Suicide, working to instill Healthcare reform and economic development in urban and tribal communities across the United States and Canada. 3 Things Missing from MOST Living Trust!

Today we speak to Francisco Siervent, Owner of Keystone Law Firm speaking on the 3 Thing missing from Most Living Trust.  Let's dive into these 3 missing items. 1. Don't Avoid Living Probate - within a living trust, there is verbiage that informs your loved ones if something were to happen and you become incapacitated such as a Stroke, Dementia, Head Injury,  or any other reason you could not make decisions for yourself.  This is called a Guardianship.   A Guardianship is when someone needs to step in and help make decisions for medical,  medication,  or you're all over health and well being.  The other part of this would be a Conservatorship.  A Conservator is someone who would help make financial decisions and help pay for the bills of the loved one. In Arizona, we are one of the few states with Mental  Health Power of Attorney.   When someone does not have these documents within their Living Trust, even when they are living,  they would need to go to the  Probate Court and have the  Courts assign a Conservator and Guardian.  This can be very messy and extremely expensive. When coming from another state, check into the Mental Health Power of Attorney's as some state may not require this document.  2. Doesn't get Created Early Enough - When there is a situation with an urgent problem, such as someone is in Hospice or has been given a  short amount of time to live.  When someone is in this situation, it's hard for a loved one to put a Trust together.  What Fransico explains that when in this situation,  a Will, which is written instructions, is needed.  At this point,  the person will still go to Probate, but the instructions will be in writing so the Probate Courts will at least know what direction to go.  This isn't the most ideal situation, but at least you have something written for the Family, Attorney, and Court to go by.  3. Too Complicated to update them - Many families who had made Trust years ago, don't think or don't want to get a review because they feel it will take too long, be too expensive, or just don't want to make any more decisions about their Trust.  Francisco explains that it's easier then you think.  Many times you just need to amend the Trust you already have or just add the documents, such as the Mental Health Power.  Francisco explains that the easiest way to get started either in the beginning or when updating a Trust, start with a  few small steps such as asking these two simple questions, "Who's in Charge" and "Where do my items go".  These questions will at least get you the bare minimum of how to start with a Trust.  Then each year start to add more to your Trust.  Francisco's law firm, Keystone Law meets with their families yearly like a CPA to go over any changes that may have happened in the past year.  Keystone Law Firm is also one of the few Law Offices that guarantee you will not end up in Probate with their yearly checks.   Please Contact Keystone Law Firm at 480.209.6942 2701 W Queen Creek Rd #3, Chandler, AZ 85248To Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

How to identify major strokes with Dr. Teleb

In today's podcast, "Solving Life's  Next Chapter," our guest is Dr. Mohamed Teleb MD, a practicing Neurologist and Educator in the Metro Phoenix area.  Dr. Teleb explains what a stroke is and how to identify when someone is experiencing one.  Dr. Teleb explains that the #1 cause of disabilities in the United States is the result of strokes.  Dr. Teleb explains that there are two different types of strokes;  one is a brain bleed, which accounts for only 10-15% of the strokes, whereas 90% of strokes are large vessel strokes which cause more issues and are the most devastating.  Either stroke is a potential danger and in this podcast, Dr. Teleb will explain how to identify them and why it is important to identify them early.   Dr. Teleb explains that we have approximately 80,000 strokes per year in the United States and it cost 79 Billion Dollars every year, and that number is going up. This number is new cases of strokes and it affects millions of Americans every year.   Dr. Teleb and his group of doctors have trials they have worked on to help identify strokes early so patients can get the help they need quickly.  Because as Dr. Teleb explains, getting a stroke patient in earlier will help the outcome of the patient much more and will reduce or eliminate these disabilities. Dr. Teleb has an easy way for us to determine whether someone is having a stroke, Let's learn about the FAST VAN program.F- Face (drooping of the face)A-Arm (if you put up both arms,  does one hang lower)S- Speach (is the speech slurred)T- Time (time is of the essence with a stroke)*The faster you get a stroke patient to the doctors and better the outcome! These are a great way to identify any stroke, however, VAN is a way that you can identify a large vessel stroke which is the most dangerous. V-  Vision (are the eyes forced over to the right or left)A-  Aphasia (is when someone cannot say what a particular item is) N- Neglect (ignore your left body)Aphasia is usually affecting the right side of the patient and the Neglect is usually on the left side of the patient's body.Dr. Teleb has worked locally with first responders and local hospitals using FAST VAN and this initiative has been a huge success.  This FAST VAN initiative will eventually be national. I invite you to listen in to hear what Dr. Teleb for all the information on how to identify major strokes. Dr. Mohamed TelebOffice #: (480) 412-8080Fax #: (480) 412-8081Email: [email protected]"Dr. Mohamed Teleb is a Neurointerventionalist, and stroke neurologist who is well-known for his expertise in managing and treating patients with acute stroke. There's No Place Like Home!!!!

In this week's podcast, "Solving Life's  Next Chapter," we speak to Lisa Mac Naughton Business Director of Home Care Resources and Allison Scharr, Care Manager for Legacy Home Care.  When do we bring in non-medical home healthcare into our homes?  What is Non-Medical Home Health Care?  We find out what types of services non-medical provides and what families can expect when hiring a home healthcare company.  Allison will explain once a family member is considering moving into a community whether it's a large  Senior living or a group home, which is the most important concern for families. Allison also explains the difference between a group home and a large Senior community and what to look for with each one. Hiring a  Placement agent to help you navigate through the process is really the best solution.  Placement Agents look for the thing that family members don't know what to look for and might end up in a community that really doesn't fit your family's needs.  Thus spending more money having to move them to another location and causing more issues.   For more information regarding Home Healthcare and placement,  I invite you to listen to this podcast and if you need additional information,  check out these links.  Home Care Resources: (which is the umbrella)www.homecareresources.netPh#: 602-443-4700Legacy Home Care:www.legacyhomecare.netPh#:480-777-0070Blessings For Seniors:www.blessingsforseniors.comPh#: 623-594-0819Adult Care Connectionwww.adultcareconnection.comPh#: 480-380-2348To Contact Lydia or SherylOR DONATE to Neighbors Who Care Follow US...On Facebook @VolunteerChandler; @lydiawietsma; @sherylzwolskikeemeOn Instagram @solvinglifesnextchapter; @sherylkeemeOn Youtube @solvinglifesnextchapter; @neighborswhocare; @luvgr8mndsOn Email [email protected]  AND [email protected] for listening...#ChooseVolunteering

In today's podcast, Solving life's Next Chapter, we speak with Ann Ross owner of Mobile Dentistry of Arizona.  Ann Ross talks to us about how dental hygiene a critical piece to our systemic health and how that relates to the Senior Population.  Seniors are more susceptible to issues because as we age, we do not always take care of our oral health as well as we once did.   Sometimes this is because of strokes, dementia, and other senior-related conditions.  Having a caregiver that understands our dental hygiene is also important.  Let's hear what Ann Ross has to say about good dental hygiene and ways to help our Senior Population improve their health!

Successful Aging Conference: The Roadmap Edition

In today's Podcast, "Solving Life's Next Chapter,"   we talk with Elaine Poker-Yount, director of Successful Aging Senior Conferences.  Eliane has long been known as a valley expert contributor on aging and senior matters.  Besides her sought-after classes and talks, Elaine's training, articles, and work as Visiting Angles of Mesa's Director of Care Management has positioned her as a resource beyond the greater Phoenix.  In this podcast, Elaine estimates that fifty percent of the people who call for care of an aging person is adult children. What’s more is, in the last two years, most calls are crisis-driven. This means that an event—likely a health event or fall—drives the search for more services. Sadly, Elaine explains that this is a shame because often if additional care is introduced sooner than later, crises such as these can be averted. Most people do not consider themselves caregivers, they see themselves as loved ones. And, the questions asked are not always the correct ones. When Visiting Angels meet with family members, questions are asked that allow a good look at the person’s health, wellness, finances, and circle of influence. All these factors play into what services are needed most and when.Elaine also explains that making decisions for loved ones when they have no idea what is wanted, it can be tricky. She urges families to have these conversations before they are crucial.  Having conversations about care: How do you do this? How do you want things to happen? Children are urged to approach their parents and explain that as children, the parents taught them good planning skills. When they can approach the parent with an empowering tone, the parents’ desires and boundaries are now out in the open. Elaine explains some of the strategies for starting these often-dicey conversations with finesse and respect.Elaine Poker Yount announced the next Successful Aging Conference: Roadmap Edition is coming up on Saturday, September 28, beginning with vendor visits at 8:45 am. Five professional speakers, including Elaine Poker Yount, will deliver education throughout the day until 3 pm. Home Equity Conversion Mortgage (HECM) do you need it?

Did you know the HECM was put in place back in the Regan administration?  At that time, they were called a Reverse Mortgage.  Before you stop listening,  these loans have some new rules in place to help 62+ years of age homeowners.  Let's start by finding out what is a Home Equity Conversion Mortgage and when it is the best time to use them?  This is a Mortgage that is insured.  This loan is a nonrecourse loan, what does that mean?  this means the insurance funds protects you from any debt against the home above the value of the home, this is an insurance policy that will not put you in a debt situation. If for some reason the value of the home drops below what is owed, the homeowner can stay in the home without payment. Many Seniors are house rich and cash poor.  What does this mean to many of my Senior clients?  This means that the funds they need are in the home they live in.  To age in place, our senior population needs to get the equity out of the home to pay for things like home healthcare or just subsidy their monthly income. One great strategy for my seniors has been to sell their large homes and buy a home using the HECM for purchase this way, they do not have a house payment and might get money in their pocket. There are so many great strategies using the HECM, I invite you to listen in to hear what Ted and Aimee have to say about these strategies.

    Options for our Veteran Buyers!

In this episode of, "Solving Life's Next Chapter,"  we meet Matt Maret, Mortgage Loan Originator with HomeBridge Financial Phoenix Branch.  Matt has been a big supporter of Veterans and their families over the years. Matt has also been my biggest supporter for starting a Podcast, asking me to share my  Senior and Veteran resources. As a Senior Real Estate Specialist, a certified Probate, and a VA specialist, I have lots of resources for Seniors and their Adult children. One issue that Veterans have is affordable housing.  Not just affordable, but when using your VA benefits to buy a home, the home must be in top condition, such as no leaking faucets, no chipped paint, and must have some kind of flooring. With the low inventory of homes for sale, it can be a challenge for the Veteran and their families to find just the RIGHT home! Matt Maret explains a new loan product to help Veterans and their families. This loan product is a VA Rehab loan and it allows the Veterans to buy homes that are in need of repairs, such as carpet, paint, or other items, yet still use their VA benefits.  Not only are these loans great for the Veterans to put their own style into their homes, but they can order supplies through supply stores like HomeDepot and Lowes, which offers VA discounts. Utilizing a VA rehab loan also helps in area's where maybe the homes are older or run down and a  normal VA loan would not work.  It helps the Veterans get into a home and help the area once the home has been remodeled.
