Housing Market Update - The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. Our returning guest will provide us an update on the housing market. We can’t cover the world housing market, or even the US housing market, there are only local housing markets. With interest rates at record lows, the stock market at record highs, is that good news or bad news for the housing market? With the number of jobs up over the last 7 years that should be a positive for housing. But why are we seeing more apartment buildings than housing developments being built? Our guest is Michael Orr Founder of the Cromford Report in 2008. Until recently it was 1 of the top 2 sources for the Phoenix Real Estate market. Since his departure from his position as Director of the Real Estate Center at Arizona State University, it is THE source for that information. Regular listeners may recall his predictions on the housing market bottom, the rapid rise, and the plateau in prices starting late in 2013 happened just as he stated. When he joined us in May 2015 he assured us the housing market and price appreciation would be strong in the near future, which also has been true. So if you think asset based investing might be better than putting it in stocks & bonds that aren’t secured. I suggest you grab a cup of coffee, glass of ice tea, or your favorite beverage and join us for the Housing Market Update ...

Understanding Alternative Investments - The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this show we’ll cover a number of asset classes that are often ignored by investors & financial advisors. They simply refer to them as Alternative Investments, as if they were less important than stocks & bonds. Stock prices have been rising for more than 6 years, and bonds have been in a bull market for 35 years. What happens to your portfolio if both those asset classes decline for several years? Bankruptcy: Investor’s Perspective - The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this show we’ll share a wealth of information on topic that investors & savers seldom have to deal with – Bankruptcy. It’s very rare that investors file bankruptcy, but there was clearly a surge during the Great Recession. Have you wondered why? Certainly they weren’t all clients of Bernie Madoff or MF Global. As we heard on a recent show, our portfolios can be negatively affected by one of our publicly traded investments filing for bankruptcy. Is that the only time you have to worry about bankruptcy? Let’s not forget about investments in private companies, landlords dealing with tenant bankruptcy, private mortgage lenders, and business owners who have clients file bankruptcy. What about your bank CD’s if the FDIC filed for bankruptcy? Municipal bonds if a city files bankruptcy? Or what about Treasury Bills or other sovereign debt if that country files bankruptcy?! Our guest David Knapper, Principal of Knapper Law in Phoenix AZ specializing in Bankruptcy, Business Law, and Commercial Litigation. He earned his BS cum laude from Drake Univ. and his JD with honors from the Univ. of Iowa. Mr. Knapper holds a 5 star rating by his peers, is a member and past President of the Arizona Trustee Assoc. I had the opportunity to meet him as the expert brought in by AZREIA to educate real estate investors about the perils and opportunities in bankruptcy. Unless you’re one of the few investors who are well versed on how to deal with the various types of bankruptcies, or you expect to be lucky and avoid being impacted for the rest of your life ... grab a cup of coffee, tea, glass of wine, or your favorite beverage and join us for Bankruptcy: Investor’s Perspective ...

Other People’s Money – Part 3 - The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this pre-recorded show we’ll deal with several aspects of OPM to help you take advantage of it to build you wealth. If you’re wondering if these strategies really work – I can assure you I take full advantage of them and have built my wealth by doing it, and doing it well. In other words I don’t just talk the talk, “I walk the talk” and we’ll cover some of my favorites including taking advantage of the US Government’s inability to balance its budget, brokerage margin accounts, and private lenders. Once you understand that it’s not difficult to earn more on your investments than it costs to borrow today, you’ll want to take advantage of as many sources of low cost debt as possible. Our goal is to share those sources with you ! This show will clearly take some listeners outside of their comfort zone, since we’ll be challenging their long held beliefs. Long held beliefs are just like habits we’ve developed over many years. We don’t question why we do what we’ve always done, unless someone points out the benefits of changing, or the risks of continuing. The key question I suggest you ask yourself during this show: Would I rather be debt free, or financially free? We’ve tried to anticipate & answer your key questions, since you won’t be able to ask them during this show. This show was originally recorded on August 8, 2011, against a backdrop of the US Government averting a default on their debt. Are you ready to see how you can take advantage of the Government’s inability to balance their budget? If so grab your favorite beverage and join us for the Other People’s Money – Part 3 ...

Wealth DNA - Ron Nawrocki
Other People's Money - Part I The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this pre-recorded show we’ll deal with one of the most contentious debates – Should I pay off my mortgage early? If not, then how should I invest that money? And this topic is directly related to some of the most common questions we get: Is there good debt, or is all debt bad? What is the highest return guaranteed investment? Should I ignore the financial advice I got from my parents & grandparents? Where will I get the money for a down payment or to invest in a new business? What's the source of some of these commonly held beliefs? This show will take some listeners outside of their comfort zone, since we’ll be challenging their long held beliefs. Long held beliefs are just like habits we’ve developed over many years. We don’t question why we do what we’ve always done, unless someone points out the benefits of changing, or the risks of continuing. The key question you should consider during this show: Would I rather be debt free, or financially free? We’ve tried to anticipate & answer your key questions, since you won’t be able to ask them during this show. State of the Housing Market - The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this show our returning guest Michael Orr will help educate us on a major asset class, which affects each of us whether we invest in residential real estate, we own a home, or we rent. I've said before that once housing prices start to rise rapidly, we can expect housing to be kicked out of the US CPI just like food & energy. Although as far as I know, we don't have a single listener who can avoid eating, consuming energy, and living somewhere ! It's been a full 3 years since we had Michael Orr on the show, and I forget that most listeners don't have regular access to the information he provides in the Cromford Report and as Director of the Real Estate Center Theory & Practice at the WP Carey School of Business at Arizona State University (ASU). So you may not know that his prediction on the housing market bottom, the rapid rise, and the plateau in prices starting late in 2013 happened just as he stated. I can assure you, he's not like one of the talking heads just sharing his opinion ... he bases his predictions on facts and trends. And no one has better data on housing than he does. So has the resurgence of housing prices just begun? Are we in another bubble? And what are the indicators he suggests we use to navigate this important asset class? We'll cover these topics and many more, so prepare your questions for THE expert, grab a cup of coffee, tea, glass of wine, or your favorite beverage and join us for the State of the Housing Market ...

Rich Habits - The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this show our guest will definitely help educate savers & investors on what good habits and bad habits they have. Have you heard the old adage "Understanding the Problem is half the Solution"? Certainly each of us can find examples of what others are doing wrong & what they should do differently. But it's much harder when the "other person" is the one we see in the mirror! So why not analyze many different people - some Rich and others Poor, and see what we can learn from them? To save you a lot of time, we decided to bring on a guest who has already done that research. More importantly he's analyzed their habits and documented them so we can see our similarities and differences with theirs. Given a choice – I certainly would prefer to develop the Habits of the Rich, and eliminate the habits I share with Poor. Our guest Thomas C Corley is a CPA, a Financial Planner, and CEO of the Rich Habits Institute. He is passionate about financial independence, and trains businesses, individuals, and students to become financially successful. Thomas C Corley is also the author of the #1 Bestseller Rich Habits - The Daily Success Habits of Wealthy Individuals. So if you'd like to learn more about the person you see in the mirror - you won't want to miss the show. So prepare your questions, grab a cup of coffee, tea, glass of wine, or your favorite beverage and join us for some great tips on developing Rich Habits
