The report delves into the impact of rising lending rates on the housing sector, as buyers looked for more affordable housing options, and some potential sellers held back from listing to navigate the challenges posed by higher lending rates.   Chief Economist Ann-Marie Lurie underscores this dynamic, stating, "Despite higher rates, 2023 was a year of relatively strong sales thanks to a robust labour market and strong migration. The challenge was limited supply, especially for low-priced homes with the strongest demand. This resulted in significant price growth with the largest gains in our lowest-priced homes.”   As the report looks ahead to 2024, Lurie anticipates another strong year for sales, stating, "We expect potential buyers, who were on the sidelines due to limited supply choices, to re-enter the market as lending rates ease and listings improve. At the same time, interprovincial migration and a healthy labour market should continue to support stronger sales activity.”   Supply remains an issue this year, but gains in new home starts and new listings are expected to support some modest gains.   “Conditions are not expected to be as tight as in 2023," Lurie said, "but supply growth takes time, and sellers’ market conditions are expected to persist through the spring, driving further price growth in 2024.”   Supply growth is anticipated to be driven mainly by upper price ranges, decelerating the pace of price growth for higher-priced properties. Meanwhile, lower-priced properties are expected to face continued tight conditions, contributing to sustained price gains. Ann-Marie has over 25 years of experience in the real estate sector.     Sellers’ market conditions continue to impact prices | Calgary Living |

    Thanks to persistently strong sales, inventory levels in the city eased to 2,620 units, the lowest levels seen since 2006. This caused the months of supply to remain exceptionally low for this time of year at 1.3 months. The tight market conditions contributed to further upward pressure on prices. The unadjusted benchmark price in January reached $472,300, a monthly gain of nearly two per cent and a year-over-year gain of 12 per cent. “Expected gains in lending rates are contributing to persistently strong demand in the housing market, as purchasers are eager to get ahead of any increases,” said CREB® Chief Economist Ann-Marie Lurie. “We did see more listings this month, but it did little to change the market balance or take any pressure off prices. This was expected, as these conditions should persist for several more months.” There were 2,009 sales in January, well below record levels. At the same time, 2,476 new listings came onto the market, resulting in a sales-to-new-listings ratio of 81 per cent. This is far higher than levels traditionally recorded in January.     Winston Heights - Mountainview Community in Calgary | PRG Properties YYC | Episode 022 |

    Winston Heights-Mountview is a low-density residential community located along the west escarpment of the Nose Creek Valley. Winston Heights-Mountview has good access to the downtown, via Edmonton Trail. Most of this area was built in the 1950s around an existing core of older war-time homes. Winston Heights-Mountview residents enjoy close proximity to Nose Creek Park, The Winston Golf Club and the pathway system. There is a lot of urban renewal in the area with a mixture of housing. There is also a beautiful community garden - this is from their website: Each of our gardeners rents one of our 4 x 8-foot organic beds in which they can grow and tend their choice of edible vegetables and flowers. We are a chemical-free garden so the beds have only ever been fertilized with natural products and compost. We also have a few smaller, more accessible beds for folks with physical limitations. Our garden is always open to visitors and we encourage everyone to come and see its many unique features. We have a large Saskatoon patch, fruit trees, and a Little Free Library. There are seating areas, an accessible pathway and bee and butterfly houses to attract pollinators. While the produce grown in the individual beds belongs to the gardener who planted and tended to it, we do have assigned tasting and sharing beds where our guests can try whatever is in season. And guests are always welcome to harvest some of our gargantuan rhubarb or snip some herbs from the herb spiral. The tarragon does tend to take off if it’s not clipped often. Some of our flowering plants in the garden were transplanted from Midfield Mobile Home Park before it closed, so we also have a living connection to our neighbourhood history. The Indigenous medicinal bed also connects us to our prairie roots. As you can imagine, it takes a village to maintain our garden. Each of our gardeners makes a commitment of 6 hours of service when they register to rent their bed. Throughout the summer, we work in teams to keep the perimeter plantings and structures looking their best. We also have several community members who don’t rent beds, but who like to get their hands dirty. The time and enthusiasm that they contribute to the garden is invaluable to us. We call them Friends of the Garden. Anyone can join this group of volunteers simply by sending us an email. There is a new development coming soon to the area by the City of Calgary too!
