Episodes

  1. Selling your home in 2019 and don’t want to leave money on the table? Must listen.

Alarming trends happen each year around this time with home sellers.

  2. The Great Bombard

Don’t let outside voices hold you hostage.

  3. Shift! Hold your money accountable.

Agents: the market is changing. Stay competitive and thrive.

  4. Waiving a home inspection?

Not worth it. Listen to hear my take on why a buyer shouldn’t waive an inspection contingency.

  5. Clear Concise Communication

The 3 Cs are vital to your life, your business, your happiness, and your fulfillment.

  6. Don’t be a scum bag.

Don’t be a scum bag real estate agent and don’t fall for scum bag tricks.

  7. But I want a local agent?!

Home owners: you don’t need a local agent to sell your home. It’s 2018 not 1988

  8. Don’t talk in absolutes.

Are you someone who gets trapped by talking about the market in absolutes?

  9. Gratitude

Are you grateful for what you got going on?

  10. What story are you telling?

Are you actually being transparent when you’re claiming you “sold” a home in 3 days? And what message is this sending to potential sellers?

  11. Who is someone?

    What’s the death of any organization or business . . . . . It’s the “someone” syndrome.

  12. Don’t check your phone.

Are you being disrespectful on showings?

  13. How do you use your calendar?

Are you someone that runs a calendar like a to-do list and constantly keep reacting to everything OR do you use it to be in control of your life and business?

  14. Got representation?

In the current market it’s super critical to have the right agent representing you on a purchase. Opening the fucking door isn’t good enough.

  15. I don’t have all the answers.

A huge pitfall in the real estate industry is that we convince ourselves we need to have all the answers.

  16. Are you taking risks?

Jack O’Donohue got me thinking about where am I taking risks in social media. A shout out to Larin Automotive too.

  17. It ain’t over until it’s over.

Don’t blow your wade before the deed is recorded.

  18. How long does it take to buy a home?

Some people think it’s a 6 month process . . . . . In reality the actually transaction is much less.

  19. Offer basics part 2

Thinking hitting send on an email that contains an offer on a property is good enough. Wrong!

  20. Thoughts from lunch

Had an awesome Lunch with my with along Melissa and Nick Weinand from Williams Raveis. One of the things we talked about was the education of practitioners within our industry. These are a few very brief thoughts of mine that came out of our time together.

  21. Offer basics 101

This may sound stupid to many of you but if you’re writing an offer out your freaking contact information on the offer to purchase.

  22. Insurance: cover your ass.

All too often, especially with Condo purchases, people are leaving themselves too exposed to risk.

  23. Be available and be flexible.

Buying a home in Massachusetts? buying a home in the Greater Boston area? It’s critical to be available and be flexible as much as possible when new homes come on the market.

  24. Last weekend: Burlington MA

Another example of why you have to put in the offer.

  25. Heels or Boots?

Once in a while people ask me what they should wear to see property. And it’s not a bad question (none are). My wife makes a guest spot and drops her take on this topic.

  26. The hunt for talent

Are you a business owner? If you’re a real estate agent you are (even if you work for a Broker). The truth is, any small business owner needs to be constantly on the search for talent and probably change how they approach it too.

  27. You can’t hide from the work.

Are you a real estate agent? This one is for you. I discuss one of the high level take away from Keller Williams Family Reunion 2018. There is no hiding from the work. What’s the work? What’s the distractions? Listen in.

  28. Don’t compare.

It’s easy as a new agent, or even an experienced one, to get caught up in what others are doing. The fact is you can’t judge what other agents are posting online as a reflection of their production or success. Don’t get caught up comparing yourself to someone else. Be the best version of you each...

  29. What do I submit for an offer?

Thinking that you might go in below what you’re willing to pay because there will be a “best and final” situation? I’m here to tell you to rethink this so you don’t get burned.

  30. What offer should I put in?

Trying to come in low with the assumption a seller will come back and ask for “best and final”. I’ve seen people get burned by this.

  31. Buyers: write the offer!!!

If you like a property it’s 100% worth writing the offer up. Don’t get discouraged by throngs of people at open houses.

  32. When to buy/sell real estate.

So you want to know the best time to buy or sell? On a micro level these are my thoughts.

  33. Interviewing an agent?

Part 1 in a series of what to ask when you’re interviewing agents to list your property.

  34. Use an agent? part 2

Quick second half of this mornings other episode.

  35. Use an agent?

Why would a buyer need an agent in the current age we are in. Buyers can find homes by themselves and your through them with ease.

  36. Home not selling?

Everyone thinks homes sell in a matter of days. While it’s a sellers market not everyone home flies off the shelf and many never sell. So what’s wrong with those homes? Usually, it’s just price.

  37. What’s Wrong with that house?

    What’s wrong with that house?
