There are four main types of home inspections: General inspection: The general inspection is an overview of the property and includes a check of the roof, walls, foundation, plumbing, electrical, and HVAC systems. The inspector will look for any obvious problems, such as leaks, cracks, or damage. Termite inspection: A termite inspection is a check for termites and other wood-destroying pests.     Non-QM Loans

    What the hell is a Non-QM Loan? In this episode, Joey and Scott discuss a non-traditional way of qualifying for a home loan, because apparently, some people just can't follow the rules. A Non-QM loan is a type of mortgage that doesn't meet the government's requirements for home loans. And who needs rules anyway, am I right? These loans are for people who couldn't get a regular mortgage because they don't have a good credit score or a stable income. So, if you're one of those people who can't pay back a loan, this might be the right option for you. Of course, Non-QM loans usually come with higher interest rates and fees, because let's be real, the lenders need to make some money somehow. And if you're self-employed or have an income that's not regular, congratulations, you're a risk-taker! Non-QM loans let you borrow more money than you can afford, so you can buy a house that you don't really need. And hey, if you can't prove you can pay it back, just show them some bank statements, they'll never know the difference. Of course, with all these benefits come some risks. Non-QM loans are not backed by the government, which means they're riskier for the lender. But who cares about that, right? As long as you get your big fancy house, everything else can go to hell. So, if you're one of those special snowflakes who need a Non-QM loan to buy a house, be careful. It might be more expensive than a regular mortgage, but hey, you deserve it, right?     For Sale by Owner (FSBO) Show Notes: Welcome to the Bitter Realtor Podcast.  We'll be discussing what a FSBO is, why people choose this option, and the potential risks and benefits. A FSBO is when a homeowner decides to sell their own home without the assistance of a real estate agent. While this may seem like a cost-saving option, it can come with significant liabilities, including potential legal troubles and a lack of knowledge about the disclosures and contracts involved in selling a home. One of the major reasons people choose to sell their own homes is to save money on commission fees. However, selling a home involves much more than just open houses and listing on sites like Zillow or Redfin. In addition to time, FSBOs often run into legal trouble and have difficulty completing the transaction due to their lack of knowledge about material facts that must be disclosed to potential buyers. Material facts include things like a death that has occurred on the property, a pool accident, or any other information that could affect a buyer's decision to purchase the home. Failure to disclose these facts can result in lawsuits and losses in most cases. While it is possible for a homeowner to list their home on sites like Zillow, Trulia, or Realtor.com, it's important to remember that these sites are not a guarantee for finding qualified buyers. In fact, searching for a home on sites like Craigslist may not yield the best results for finding serious homebuyers. It's also important to note that selling a home takes a significant amount of time and effort, and can easily become a second job. This is not a suitable option for those who already have a job and a family to manage. In conclusion, while the idea of selling your own home may seem appealing, it's essential to consider the potential risks and liabilities involved. For those who have the time and knowledge to navigate the complexities of selling a home, FSBO may be a viable option. However, for the majority of homeowners, it's recommended to work with a professional real estate agent to ensure a smooth and successful transaction.
