Closing Techniques That Actually Work Today: How to Handle Objections and Win More Deals

Closing Techniques That Actually Work Today: How to Handle Objections and Win More Deals - Sales Infiltration Welcome back to The Closers Inner Circle Podcast. I’m Denise Griffitts, and this is part of our Sales Infiltration Series with my co-host, the legendary Ben Gay III. Last week, we talked about something that hit a nerve for a lot of people. We broke down the levels you’re playing at and asked some tough questions: Where did you lose control? Were you leading… or reacting? And what would Level 4 you have done differently? This week, we’re answering the question that naturally follows: What do you actually DO in that moment? We’re talking about closing techniques that actually work today. Not theory. Not scripts you forget under pressure. Real strategies, real conversations, and real outcomes. Get your copies of The Closers Parts 1 and 2 — available at Ronzone Books on eBay. Here's why these matter: everything we're breaking down on this show — the levels, the frameworks, the field tactics — it all lives in these pages. Ben Gay III didn't pull this stuff from a whiteboard. It came from the field, and these books are where it was documented. If you're serious about climbing these levels, you need to be working from the same source material we're working from. Every episode is going to make more sense, hit harder, and stick longer if you've got these in your hands.   SPONSORED BY: Today’s episode of The Closers Inner Circle Podcast is brought to you by Joshua Hale. Sales Infiltration Series: The Level You’re Playing At Is Costing You Deals

Sales Infiltration Series: The Level You’re Playing At Is Costing You Deals with Denise Griffitts and Ben Gay III This is part of our Sales Infiltration series inside The Closers Inner Circle Podcast. Last week, we broke down Levels 2 and 3 — where most reps live: grinding harder and getting better… but still reacting to the buyer. This week, we’re resetting the foundation with Level 1 and then jumping ahead to Level 4 — because if you don’t understand this gap, you’ll never reach true Sales Infiltration. Level 1: Script Follower You rely on the script. You sound solid… until the buyer goes off-script. Then everything slows down. Level 4: Frame Controller You’re not reacting anymore. You’re leading. The buyer feels like it was their idea. The Questions: Look at your last 3 lost deals: Where did I lose control? Was I leading or reacting? When did the deal shift? What would Level 4 me have done differently? Write it down. Get your copies of The Closers Parts 1 and 2 — available at Ronzone Books on eBay. Running a Business While Battling Cancer: Real Strategies for Resilient Leaders

Leading Through Cancer: How Entrepreneurs Stay Resilient During Diagnosis and Treatment with Deb Krier Today’s episode on Your Partner In Success Radio is a powerful and deeply human conversation about what happens when life doesn’t just interrupt your plans, it completely rewrites them. My guest, Deb Krier, is an entrepreneur, cancer advocate, and strategic advisor who has spent her career helping others find their voice and lead with clarity. But when she was diagnosed with Stage 4 breast cancer, followed by two more cancer diagnoses, she found herself facing something far more personal: how to keep showing up, not just in life, but in business, while navigating treatment and uncertainty. In this conversation, we talk about what it really looks like to lead while you’re vulnerable, the pressure to say “I’m fine” when you’re anything but, and how to build a support system that actually supports you. Deb also shares how humor, identity, and honest communication play a role in getting through some of the hardest moments. Sales Infiltration: The Levels of Salesmanship

The Levels of Salesmanship: Where You Are and How to Climb The ladder from rookie to Master Closer to Sales Infiltrator — and what each level actually looks like in the field. You're working just as hard as you were six months ago — maybe harder — but you're not closing more deals. Something's off, and you feel it. Most reps are stuck between Level 2 and 3 without knowing it — they think grinding harder is the answer. It's not. Over the next few episodes, we're going to work through every level of salesmanship — what it looks like, what it costs you to stay there, and exactly how to start operating at the level above where you think you are. So stay locked in, because where you end up in this game depends entirely on which level you're willing to play at.  Level 1: The Rookie Script-dependent. Follows the playbook. Needs every step mapped out. Survives on energy, not skill. Level 2: The Grinder Closes through volume and persistence. Knows the pitch cold but stalls when buyers go off-script Level 3: The Skilled Closer Reads objections. Adapts in real time. Knows which lever to pull. Consistent monthly quota-hitter. Level 4: Master Closer Controls the frame. Buyers feel they made the decision themselves. Makes it look effortless. Level 5: Sales Infiltrator Operates beyond the pitch. Embeds into buying decisions, power structures, and trust networks before the sale begins. Read the chapter about Sales Infiltration in The Closers Pt 2, page 257. Ben has always said that this is the most important thing that he has ever written. The Ask: Pull up the last three deals you lost and get curious about them — not frustrated, curious. Ask yourself one question for each one: what level was I actually operating at when this fell apart? Not the level you think you're at. The level you were actually at in that moment. Write it down. That answer is going to tell you more about where your game really is than any quota report ever will. Who Are You Becoming? Jonathan Fanning on Purpose, Wake-Up Calls, and Living Intentionally What if the most important question you ever ask yourself isn’t about what you’re achieving—but who you’re becoming? In this thought-provoking episode of Your Partner In Success Radio, Denise Griffitts sits down with leadership development expert, speaker, and author Jonathan Fanning to explore the defining moments, mindset shifts, and intentional decisions that shape not just success—but identity. Jonathan’s work challenges the idea of drifting through life on autopilot. Instead, he invites us to take ownership of our direction, our decisions, and ultimately, the person we are becoming every single day. Drawing from powerful personal stories—including a life-altering car accident—Jonathan shares how wake-up calls can become turning points. He also unpacks what it truly means to listen deeply, act courageously, and “happen to the world” instead of letting the world happen to you. This is not surface-level motivation. The Closers - What a Great Mentorship Looks Like

The Closers Inner Circle Podcast with Denise Griffitts and Ben Gay III - What a Great Mentorship Looks Like A mentor is not your manager, your accountability partner, or the person responsible for your success. If you’re expecting someone to build your career for you, you’re going to be disappointed. Mentorship doesn’t work that way. It’s not about being carried. It’s about being guided. This is where most people get it wrong. If you want a mentor to invest in you, you have to give them a reason. Show up prepared. Take action on what they tell you. Don’t ask the same question twice, and respect their time. And just as important, bring value back. Even if you’re new, you can bring effort, energy, and a fresh perspective. Mentorship is not a one-way street. On the other side, a good mentor isn’t just there to encourage you. They’re there to tell you the truth, even when it’s uncomfortable. They set clear boundaries, they don’t overextend themselves, and they teach you how to think, not just what to do. A real mentor helps you become independent, not dependent. Most mentorships don’t actually end, they just fade out. Usually because there’s no follow-through, expectations were never made clear, or one person is doing all the work. Access without action is wasted opportunity, and that’s where a lot of these relationships quietly fall apart. A strong mentorship is built on mutual respect, consistency, and real growth. Over time, something shifts. It starts to feel less like a mentor and mentee relationship and more like a conversation between peers. That’s when you know it’s working. If you’re looking for a mentor, don’t just ask who can help you. Ask yourself if you are someone a great mentor would want to invest in. Because they are out there. But they choose people who show up, do the work, and take it seriously. SPONSORED BY: From the vision of our Founding Fathers to the resilience and determination that have shaped our history, 'What's Right with America: ...And How We Can Keep It That Way!' explores what makes the country uniquely capable of thriving in times of change. Sales Infiltration: The Most Powerful Sales Principle You’re Not Using

Sales Infiltration: The Most Powerful Sales Principle You’re Not Using with Denise Griffitts and Ben Gay III Today on The Closers Inner Circle Podcast, we’re digging into the concept of Sales Infiltration—what it really is, how it differs from traditional sales approaches, and why Ben has called it the best sales work he’s ever written. We’ll also explore the mindset of the master closer: what separates top performers from typical salespeople, how understanding human behavior plays a critical role in effective infiltration, and whether this skill can be learned—or if it’s something only innate to the best in the business. Finding Happiness: From Breakdown to Breakthrough

Finding Happiness: From Breakdown to Breakthrough with Todd Patkin Welcome back to Your Partner In Success Radio. I’m Denise Griffitts, and as always, I’m honored that you’re spending part of your day with us. Today’s conversation is one that I think will resonate deeply with so many of you—especially if you’ve ever chased success, checked all the boxes, and still found yourself wondering… why don’t I feel happier? My guest today is Todd Patkin. Todd is the author of Finding Happiness: One Man’s Quest to Beat Depression and Anxiety, and his story is both powerful and incredibly relatable. From the outside, Todd had everything—business success, financial security, the kind of life many people strive for. But behind the scenes, he was struggling in ways that success alone couldn’t fix. What makes this conversation so important is that Todd didn’t just face those challenges—he worked through them, and today he helps others do the same as a happiness coach and what he calls a “Chief Happiness Officer.” We’re going to talk about the hidden cost of perfectionism, why traditional definitions of success often leave us feeling empty, and what it really takes to build authentic happiness—not the kind that looks good on paper, but the kind that actually feels good in your life. We’ll also dig into practical strategies for managing stress and anxiety, the role of giving back, and how we can help the next generation avoid falling into that same pressure trap. This is an important conversation, and I’m so glad you’re here for it. Navigating the Jungle of Drivers Education

Navigating the Jungle of Drivers Education with Cheryl Price Today, we’re diving into a topic most people don’t think about until it’s too late: driver’s education. Not just how to pass a test, but how to create safe, confident drivers — and the real challenges behind the system. Let me ask you something… When was the last time you really thought about driver’s education? Not just learning how to pass a test, but what it actually takes to create safe, confident drivers in a world filled with distractions, overcrowded systems, and not nearly enough resources. Because here’s the reality. Traffic-related injuries and fatalities are rising, and much of it comes down to distraction, lack of proper training, and systems that simply can’t keep up anymore. So what happens when someone steps in and decides to fix it? My guest today, Cheryl Price, is doing exactly that. Today we’re talking about what she calls the “jungle” of driver’s education. The challenges, the gaps, and the opportunities. We’ll also explore what it takes to build a scalable, mission-driven business in an industry that truly matters. The Closers Inner Circle Podcast - The Long View

The Closers Inner Circle Podcast - The Long View with Denise Griffitts and Ben Gay III As we close out this 10-part series on The Closers Inner Circle Podcast, we’re stepping back to take in the full picture. Not the quick wins. Not the short bursts of motivation. But the long view. Because real success in sales—the kind that lasts—is never accidental. It’s built over time, through choices, habits, and principles we decide are worth carrying forward. Longevity is intentional. And today is about deciding what stays with you. Anyone can sprint. But the people who truly succeed—the ones who build something meaningful, something sustainable—are the ones who think beyond the moment. They ask: What am I building that will still matter a year from now? What habits am I reinforcing every single day? What principles are guiding my decisions when no one is watching? Because success isn’t just what you achieve. It’s what you sustain. SPONSORED BY: Even high earners can feel financial stress. Stephen K. In Sales Activity Beats Motivation

Activity Beats Motivation with Denise Griffitts and Ben Gay III - Pt 5 of a 10 part seriesMotivation is unreliable. It comes and goes. It depends on mood, comfort, and circumstances.Activity is different. Action creates momentum whether you feel inspired or not.On today’s episode of The Closers Inner Circle Podcast, my cohost Ben Gay III and I dig into this idea—one that Ben learned directly from his mentor, Dr. Napoleon Hill. Dr. Hill was unwavering on this point. In Think and Grow Rich, he stresses that success comes from decisive, consistent action, not waiting for the perfect moment or the right feeling. This episode is about discipline.About daily actions that don’t rely on enthusiasm.About showing up even when motivation is low.We talk about why waiting to “feel ready” is a trap, how structure actually creates freedom, and why consistent activity quietly outperforms bursts of effort every time.Motivation may start the conversation. But success starts—and is sustained—by action.Pick up your copies of The Closers, Parts 1 and 2 from Ronzone Books on eBay! Ethics ARE a Sales Strategy - The Closers Inner Circle Podcast

Ethics are often treated like a moral preference. But in sales, ethics are also a long-term strategy. Welcome to The Closers Inner Circle Podcast with your hosts Denise Griffitts and Ben Gay III. Our topic for the end of January is: Ethics ARE a Sales Strategy. Today we’re addressing a hard truth: unethical selling might “work” for a minute, but it never lasts. Trust erodes. Reputations suffer. Careers shorten. Last week, we covered Product Knowledge Is Not Optional. This is Part 4 of our ten-week conversation. In this episode, we’ll break down why integrity isn’t something you add later. It’s something you build from the start. We’ll talk about how trust compounds over time, why shortcuts always cost more than they save, and how ethical selling protects both the seller and the client. Longevity isn’t accidental. It’s built on consistent choices—one conversation at a time. Be sure to make The Closers Books part of your entrepreneurial library so you can follow along with us each week. The Closers - Product Knowledge Is Not Optional

Product Knowledge Is Not Optional --There is a difference between familiarity and mastery.Too many sellers rely on surface-level knowledge and hope enthusiasm will carry the rest. It won’t. Confidence collapses the moment a real question is asked and the answer isn’t there.Today’s conversation is about why knowing your product deeply isn’t old-fashioned, it’s essential.  Product knowledge builds trust, calms the conversation, and removes the need for pressure. When you truly understand what you’re offering, selling becomes clearer, quieter, and far more effective. You can’t use charm, confidence, or sales tactics to make up for not truly knowing what you’re selling. If you don’t understand your product (or service), you’ll eventually get stuck when someone asks:“How is this different from the other options?”“What problem does it actually solve?”“What happens if it doesn’t work for me?”“Why is it priced this way?”“Who is it not a fit for?”And when you can’t answer clearly, the sale usually dies.In other words, sales skill can’t compensate for a lack of real knowledge.SPONSORED BY: This episode of The Closers Inner Circle Podcast is sponsored by Joshua Hale — the Life-First Business Architect who helps creators close the gap between their marketing and real results. The Closers Inner Circle Podcast - The First Sale Is Always Yourself

The Closers Inner Circle Podcast with Denise Griffitts and Ben Gay III - The First Sale Is Always YourselfToday on The Closers Inner Circle Podcast we offer the second episode of a 10 part series that we started the first week of the new year and we are working with The Closers Pt 1.Last week we covered 'Selling is Learned, Practiced, and Respected'. Topic? Sales is often treated like a personality trait. Either you “have it” or you don’t. It is well worth listening to and taking plenty of notes while beginning this series from the beginning.Today we cover 'The First Sale Is Always Yourself'.Before any product is presented, before any conversation happens, there’s a sale that has already taken place. Or hasn’t.And that’s the sale you make to yourself.Belief is not hype. It’s not pretending. It’s the quiet confidence that comes from preparation, discipline, and knowing you’ve done the work. When belief is missing, hesitation shows up. And hesitation is expensive.Today, we’re talking about why confidence isn’t something you wait for. It’s something you earn. We’ll explore how belief shapes performance, why discipline matters more than motivation, and what happens when sellers expect results without first committing to the work.Because if you haven’t sold yourself on the value of what you do, no one else will.Buy The Closers Parts 1 and 2 at Ronzone Books and join us each week as we break down timeless sales principles you can actually use.SPONSORED BY: This week’s episode of The Closers Inner Circle Podcast is sponsored by Devon Blaine.Devon is the founder and CEO of The Blaine Group, Inc., a Beverly Hills-based communications, marketing, and public relations firm she launched in 1975. The Closers Pt 1 - Selling Is a Profession

The Closers Inner Circle Podcast with Denise Griffitts and Ben Gay III - Selling is learned, practiced, and respected.Sales is often treated like a personality trait.Either you “have it” or you don’t.And that assumption has done more damage to the profession than almost anything else.Sales is not charm. It’s not being loud, slick, or persuasive on command. Sales is a profession. One that requires skill, discipline, preparation, and ethics. When it’s treated casually, the results are casual. Inconsistent. Short-lived.Today, we’re starting this series by going back to that foundational truth. With me is my co-host, Ben Gay III, author of Closers Parts One and Two, and someone who has lived this belief for decades. This idea shaped the entire arc of Ben’s career. Not because trends supported it, but because reality did.In this conversation, we’re going to talk about what separates amateurs from professionals, why casual selling quietly undermines trust, and what Ben has seen change over the years… and what absolutely has not.If you’re listening because you want better results this year, here’s the focus to keep in mind:If you treat selling casually, the results will be casual. And that’s where this conversation begins.SPONSORED BY Mitch Weisburgh. Building Passive Income Through Real Estate: Lessons from Lane Kawaoka

From Engineer to Real Estate Investor: How Lane Kawaoka Built Scalable WealthWhat does it really take to build wealth without creating another full-time job?In this episode of Your Partner In Success Radio, Denise Griffitts sits down with real estate investor and author Lane Kawaoka to unpack the systems, mindset, and strategic decisions behind scalable wealth building for busy professionals.Lane shares how he transitioned from a traditional engineering career into large-scale real estate investing, why active strategies like flipping and wholesaling often fail high-income professionals, and how passive investing can be structured to support long-term freedom rather than constant hustle.Drawing from his book The Wealth Elevator, Lane explains why most people remain stuck on the lower “floors” of wealth, how access to better information changes outcomes, and what professionals need to understand about risk, scalability, and time leverage before making their first serious investment. This conversation goes beyond tactics. It explores the emotional side of money, the absence of mentorship in traditional career paths, and why systems—not effort alone—determine financial outcomes. If you’re a professional who wants your money working harder than you do, this episode offers a grounded, practical look at what sustainable wealth actually requires. If today’s conversation resonated with you, I highly recommend checking out The Wealth Elevator. Lane is offering the book in PDF, MP3, or physical copy formats as a complimentary gift for listeners and members of your network who request it.You’ll find all the details👉 https://thewealthelevator.com/authorSPONSORED BY: Jennifer Jensen.“Strong leadership begins with self-awareness. How Human Connection Fuels Learning

Mickey Fitch-Collins From Bass Fishing to Breakout Rooms: How Human Connection Fuels LearningMickey Fitch-Collins is not your average leadership skills facilitator. With a PhD in Leadership in Higher Education and a career that spans academia, educational technology, and corporate learning, she brings what she calls the “goods, bads, and uglies” of learning and development into every conversation. Her leadership philosophy was shaped early. At 14, she wasn’t living a typical teenage life. She was teaching adults two to four times her age how to fish, running seminars, working expos, and learning how to connect across generations long before most people give their first presentation. That foundation deepened in college when she stepped into student leadership in September of 2001. Two weeks later, 9/11 reshaped her understanding of leadership in real time. That moment still informs how she thinks about responsibility, care, and human connection more than two decades later. She went on to spend her career in higher education, from frontline roles to the C-suite, blending academic rigor with real-time, one-to-one support. And like many people, she experienced what she calls not just the Great Resignation, but a Great Discernment, leading her into learning and development work where she now helps people get better at their work, one relationship at a time.Connect with Mickey on LinkedIn.SPONSORED BY: This episode of Your Partner In Success Radio is sponsored by The Entrepreneur's Compass from Joshua Hale, a system that replaces guessing, scattered marketing, and burnout-driven execution with a clear decision-making framework you can run your business from.
