They have ponds behind them. It's in an area called Ruby Lake. So it's 4,201 square feet, and the price point is $1,289,000, 5 bedrooms, four and a half bath. And then you have some flex space that could be perfect for an office. It's on the first floor and you have a huge lost space. House number three for the week of November 3rd, 2023 is in Winter Park. The home is on a large lake and you're in the Seminole School District. The fourth of my top four picks for the properties in central Florida is this is an Estate in the town that Disney built. And so a lot of times people that are looking for high end Estate might be thinking, oh, I need to go to Disney's Golden Oak. This house is at  312 Acadia. It looks like a French cool little castle, and it's on one of my favorite lots. There's even like a hidden wine cellar for you. The asking price is $2,774,000 remodeled. It's got a cool three car garage, two car garage on one side, one car garage on the other side. I can't believe how fast October is flying by, but it's starting to feel like fall.There is a doggy costume party on Sunday, October 22nd, and it's happening at the Celebration Pumpkin Patch that's located right in the downtown Celebration area across from the Truist Bank on the large lawn area of the Community Presbyterian church that's right downtown. It's going to be by the big pumpkin patch that's got all the fun blowups and stuff that are there. The top five voted on coolest doggy costumes are going to be eligible for a hundred dollars grand price and then there's $75 second place, $50 third place, $35, $25. Celebration was voted like the best downtown in Central Florida that we did a segment to point out that it is a totally dog friendly downtown area. Then all of the restaurants have a outdoor seating place where they let you kind of sit with your dog and also maybe even leave out bowls for water and stuff like that. So the Celebration Florida pumpkin patch also has a cool thing that they're going, that they're doing through the month of October, obviously except for on the 31st, which is Halloween. The housing market here is one of the top in the nation because it's so appealing to investors and we see that 60% of the population in the Orlando area rent, so investors have the opportunity to really take advantage of or even midterm rentals throughout the year. There's also a really strong Orlando Florida job market here. There are actually over 150 international companies representing something like 20 different countries in the area. And so that brings a lot of people in for work. Houses are typically on the market for about 30 days and that's good for sellers and it's also good for buyers, it's good for everyone, and the rent prices will continue to increase. So we just see that Orlando is just a really appealing place to invest in a property and that's good for everyone. So Disney announced that they are returning the all day park hopping option for pass holders, and it's different now because before they changed it, you could only start park hopping at 2:00 PM so now you can do it as early as when the park's open at 9:00 AM so you can do it all day, which really makes nice for people, especially people who are visiting and only have a few days and they really want to hit all the different parks. On the flip side, Disney has also increased the prices of those annual passes by$40 to $50 depending on which tier of the pass you have. The Hollywood star Brandon Fraser is set to narrate the enchanting role of Christmas at Disney World's Epcot candlelight processional.  Epcot's 2023 candlelight processional is a holiday event that you don't want to miss. It's going to run from November 24th till December 30th. And so I just wanted to take this opportunity to remind you that we have some great rental listings as well here in the Celebration Florida, the town that Disney built. Wow, that's exciting news for our state.  I know. It's so exciting. Everyone has been looking at the changes in the real estate market in the US has seen some remarkable changes this past year. And there was a study by Zillow on the US housing market. There's been an increase over $2.6 trillion in value this past year. And what's really impressive is that Florida has taken a center stage in this movement. In the latest analysis, sunshine State has claimed a second spot in total real estate value surpassing New York State. We are still below California, but it's pretty impressive if you think about it. California still maintains 20% of the entire market.So Halloween is fast approaching, everyone is starting to decorate, at least around me and my neighborhood. I know I have put up my decorations, but sometimes people, actually, Elijah had this question today from a seller wondering, if I'm planning on selling my house, is it wise to decorate my house on the outside and maybe even on the inside? So we were talking about this earlier and we actually found an article that addressed this specific topic because I guess this is a question on people's minds that they want to know how much decor is okay if I'm going to sell my house. Can I decorate for Halloween? So you need to know how much decor is too much when your house is on the market and generally speaking, yes, keep it to a minimum. And if you must, then this article suggests that try to keep it cute rather than scary. We definitely advise no decorations Christmas, Halloween, otherwise should be in the listing photos when you're taking a picture of the house, if it's got a whole bunch of decorations or if it's got that gigantic Christmas tree in there and provide a little bit of difficulty, not just because of having it show neutral, but even just people's different varying belief systems about these various holidays. The only tears of joy we want to inspire. So that's basically the gist of what this article wants to reiterate. We will review two developers in the community and provide a tour of multiple model homes.  If you are a Florida real estate investor or are interested in moving to Orlando Florida near Disney World you should consider Cypress Hammock. Although finance rates for mortgages are high today, we do have great lenders who can talk to you about the opportunities that are there to put that money to work as well with the Heloc. We got a lot of people talking to us the same way saying like, well, hey, what's a good neighborhood in this area? Maybe you don't live near Disney, but maybe you want to get an investment property near Disney. Because seeing all of the statistics out there saying that this is the number one place in the country, Florida, where people are coming to move, they want to live here, they want to get into this sunshine.Well, new construction, they give you a home warranty. Oftentimes they call it the builder's warranty, but once you get a tenant in there, you're kind of seeing that, well, they still got to call you if there's a problem. You're the middleman between the warranty and them. So what we always like to cover you with is when you buy with us, even in addition to your builder's warranty that you get when you work with us, we also buy you a home warranty and we write that into the contract. It's our promise and it's our gift to you so that we can kind of take care of the tenants. A lot of times even you see in some cases a home builder won't even, they leave the appliances up to you. They don't include them in the sale. They think like, well, you're going to get your own appliances. And so those will still need to be covered, which is part of why we do that. So to avoid you getting calls in the middle of the night, we just set up a system where you are. It's already kind of standard practice in a lease to say that anything a hundred dollars or less is the tenant's responsibility to take care of. What's so cool about the Kissimmee area part of central Florida, we're in Osceola County rather than Orange County where Orlando typically is. One thing that we love about it is that there's actually lower taxes in Osceola County than Orange County. People don't even realize we're going to say that a lot of the Disney properties are in Kissimmee. It's including Celebration, the town that Disney built where our home office is located. Delany has their own lender and there are 5,000 to $20,000 incentives available for a few of the homes. The great benefit is the H O A fees are low. Their homes are $71.50 cents a month, and the town homes are $249 a month. And the reason the town homes are more is because the whole exterior is taken care of. We show you the Hamilton model of the townhomes at Cyprus Hammock in the Landsea development. We have really large rooms in this unit. It's over 1900 square feet. It's three bedrooms, two and a half baths. The rooms upstairs, the bedrooms are beautiful. Cypress Hammock is not just a beautiful community. It's a lifestyle. Imagine waking up to those water views right outside your window.
