    Helene Cliffs Rebuild

    In Helene's aftermath, who did you rely on?Loved ones' faces and helping hands probably come to mind. Hurricane Helene taught us two things:1) Chaos fuels our compassion. 2) Resiliency is born through relationships.In the storm's aftermath, the Daniel Builders team supported old friends and forged new relationships. In this episode, we acknowledge adversity while celebrating the goodness we experienced through two relationships strengthened by the storm.One of our old friends is Larry Gluck.     September is Mold Awareness Month, and on the Ready, Set, Renovate! podcast our guest, Adam Proehl, shares knowledge on the topic.     Helene Heroes

    It's almost been a year since Hurricane Helene blew through the Carolinas. Anyone living in the area can recall the devastation experienced on September 27, 2024. In some parts of Western North Carolina, recovery efforts are still occurring.The storm caused some local businesses to shut down temporarily, while others saw enormous (and urgent) demand for their services. Tree arborists, like Athens Tree Service, saw an unprecedented number of inquiries.     Effective Communication

    How does effective communication happen, especially during a remodel?Studies show that, on average, people hear between 20-30K words a day.  That’s an ocean of verbiage to process! Given this environment of information overload, finding the answer is essential if you are to avoid the frustrations of a remodeling project gone bad. To be clear, Daniel Builders has been unable to crack the “perfect communication” code.  Instead, we’ve woven communication into our DNA and core values, striving daily to improve as communicators by owning mistakes and identifying ways we can grow.One person on our team who “gets it” when it comes to communication is Vicki Jordan, our Design Administrator.     Love at First Light

    Not long ago Daniel Builders wrapped up a $1.7M home remodel of a Simpsonville, SC residence.  As you might expect, the lighting fixtures were quite impressive! The Gallery of Lighting in Greenville, SC was one of the lighting suppliers for this project.  We recently spoke with Krystal Lord from the Gallery of Lighting about her role in the renovation process. From selection to installation, Lighting Specialists like Krystal help “illuminate” the path forward. Check out our interview with Krystal in the video above! When asked to comment on the remodel, here’s what Gallery of Lighting had to say:“It’s clear this homeowner had a vision for their home, and a sense of the importance that quality finishes and construction would play in making that vision come to life.” This project’s interior designer, Carol D’Cruz of D’Cruz Design, explained the “why” behind the lighting selections:“The light fixtures were all chosen for a modern aesthetic that incorporates natural materials.  I combined iron, alabaster, nickel, marble, frosted glass, and silk to achieve a timeless yet current feel.” Collin Amos from the Gallery of Lighting explained the role and priority of lighting during a remodel: “Lighting is just as important as any other detail in a home, so putting the same amount of effort into light fixtures as countertops, floors, etc. is paramount.” It all starts with “getting a plan on paper" (something her team is adept at doing). In terms of new technology and trends, the future is bright.  According to Collin, “We’re seeing more and more in the way of LED mirrors in bathrooms. They contribute to a high-end, spa-like feel in a space, and more lighting manufacturers are jumping on this trend and releasing their own designs.     Go Directly to Build

    How much Design time should you spend prior to starting a home remodel?Some need quite a lot, which is why the Guide-Design-Build process exists.  Project drawings, a detailed scope of work, a complete list of selections and a fixed cost to build are all part of that process.  Not all projects require this level of upfront legwork though. Some remodels have a super straight forward Scope of Work.  Can a remodel like that go directly to the Build phase? Turns out yes.There is a category of remodels that can largely bypass the Design process. Daniel Builders refers to these remodels as Direct Projects. The Direct Projects division at Daniel Builders is able to perform remodels that require minimal or no Design work. Or, in cases where a third party architect and designer have already produced a Design, clients can utilize Direct Projects in the Build phase. In this episode of Ready, Set, Renovate! Many Figueroa discusses Direct Projects and his role in this division. Manny identifies which remodels are the “right fit” for Direct Projects and discusses his role getting them to the Build phase.  As you’ll see, Manny thrives on being a problem solver and understands how to create a great remodeling experience his clients.     ADU Architect

    Daniel Builders created a FB post of a detached Accessary Dwelling Unit (ADU) on Nov 16.  The post took on a life of its own generated over 2K likes and that number is still growing as Nov 22.  Why all the interest in ADUs?  The Building Trust blog asked that question, as well as a few others to the architect, Billy Zion of Zion Architects.  Billy designed the ADU in the FB post.  As you’ll hear Zion Architects is an excellent place to start a custom build whether it’s an ADU, Guest House, Pool House, or Tiny Home.

    Coming from Afar

    Is it crazy to uproot your family and travel thousands of miles in search of a new state?  Some might think so, but not Ricardo Rodriquez and his wife Amber. They thought it was a great idea. And after a year of living in South Carolina, they still do.Two years ago they were living in Bakersfield, CA. Amber convinced Ricardo that farm livin' is the life for them (to borrow a lyric from Green Acres). Long road trips ensued.  They traveled to Texas, Tennessee, Florida, and South Carolina seeking a place to fulfill their agrarian vision. A lovely plot of land in Pendleton, SC is where they landed.It's an intriguing and increasingly common story. People from all over the country want to live South Carolina.     Competent Carpenters Build Trust

    At Daniel Builders we have a blueprint for Building Trust.  Not everyone chooses us to be their remodeling contractor, but we aim to establish Trust with everyone. If you’ve seen our trucks, you know our tagline “Building Trust”.  Perhaps that sounds like abstract marketing gibberish, but we see it as a very practical pursuit.     Officially Ready for Another 100 Years

    At last!  The remodeling of this iconic Pendleton SC home is complete.  The home has been part of the Pendleton community for well over 100 years, and officially ready for another 100 years.  Getting to his point was no easy feat as project manager Sam Parkinson explains.  In this final installment of a year long documentary, Sam expresses the excitement of finishing and finishing strong!  His efforts culminated in a stunning home, with so much of its original character restored.  Sam shares a tinge of sadness as he talks about releasing his "baby", but its an emotion quickly eclipsed by the homeowner's joy.  This journey is well worth hearing!

    Clients Sharing Their Perspective

    Positive Outcome

    You’ve heard the stories before.  Client goes to a custom builder with a big dream.  Builder says no problem and off they go building, when seemingly out of the blue MAJOR problems arise.  Questions and fear multiply.  Will my project ever be complete?  How much added cost?  And ultimately is this going to get worse than I can imagine?  A ton of money, time and yes someone's very home is at stake. Hailey Evans shares how she worked hard to keep her custom home from turning into a contractor horror story.  She and her builder (which was not Daniel Builders) thought they had a good idea how everything would go, but a few months into build process expectations had radically changed, and not for the better.     Under Contract

    Know any good attorney jokes?  Funny as they may be, legal problems during a renovation aren't funny at all.  Going into a major custom renovation requires a robust legal contract, which can get quite lengthy and full of confusing legalese.  Discussing details of a contract isn't the most delightful part of renovating your home, but absolutely necessary.  The alternative of having no contract or one that's poorly written can make your renovation experience truly regrettable.     Why Design?

    Is a Design phase necessary for your custom renovation?  Some would suggest no.  They would say a skilled craftsman (or what we affectionately call Chuck & his Truck) is all you need.  And it's possible that might work.  There's a lot of risk taking that approach though.  Like anything significant you want to accomplish, the right preparation leads to the right outcome.  Design = Preparation.  Be assured a well crafted Design increases the likelihood  of getting the renovation you envision.    So what goes into a custom renovation Design?  The short answer is it varies.  Whole home custom renovations require significantly more Design work than a bathroom reno.  The goal of Design is to walk away with a rendering, a detailed scope of work, selections (colors & fixtures), and it certainly helps to have a Builder near to provide a Fixed Cost to Build.  In this episode we talk with two individuals well acquainted with the Design process.  Billy Zion of Zion architects and Laurilyn Hall of Thrive Architectural Interiors are two people with extensive experience Designing custom renovation.  You'll quickly see their contribution to that process is significant.  So without further ado…   Let’s get to it!

    Cost Plus vs Fixed Cost

    How does a custom builder formulate a price for your renovation project?  Generally speaking, there are 2 approaches to pricing a custom renovation  – Cost Plus & Fixed Cost.  In this episode of Ready, Set, Renovate!     Historic Curb Appeal

    At 106 East Benson St in downtown Anderson SC you'll find a building from the 1800s. You probably wouldn't guess it's that old though.  The place doesn't look it's aged a day.  Daniel Builders helped reverse the affects of time by performing a historic renovation.
