Returning to Maine with Molly Platz (Part 1): How and When to Come Home & Build a Lifestyle
Send us Fan MailMolly Platz’s story is one that will resonate with so many young adults who grow up in Maine, leave to explore the world, build careers and relationships elsewhere—and then eventually begin asking themselves an important question: What would it look like to come back to Maine and build a life here as an adult, on my own terms? In this first half of my conversation with Molly, we talk about the experience of leaving Maine to discover who you are outside the expectations and familiarity of home. Molly shares how moving away gave her the freedom to grow independently, create new communities, and better understand the kind of life she ultimately wanted to build. After years living in Austin, Texas, Molly and her partner Nick began thoughtfully considering a return to Maine—not out of nostalgia, but out of a desire for a different kind of lifestyle, stronger connection to family, and a more intentional way of living as they thought about their future and starting a family of their own.Together, we discuss: Why leaving Maine can sometimes be an important part of ultimately returning Building identity and confidence away from home Creating community as a young adult in a new city The push and pull many people feel between opportunity, lifestyle, family, and belonging How relationships and priorities evolve in your late 20s and 30s The early conversations Molly and Nick had about moving back to Maine Molly grew up in Auburn, Maine, in a multigenerational Maine family with deep roots in design, community, and philanthropy. She attended Connecticut College, later studied design through Parsons School of Design, earned her master’s degree in social work from the University of Texas, and built a career blending communication, design, and social impact work before returning to Maine. In the second half of our conversation, we discuss what happened next: choosing the Willard Beach neighborhood in South Portland, purchasing a home remotely without seeing it in person, building community while working from home, and what surprised her most about returning to Maine at this stage of life.Elegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Maine Surfing Story: How Nanci Boutet Built Confidence, Community, and Courage in Cold Water Episode
Send us Fan MailWhat does it mean to go hard — in Maine, in cold water, and in life?In this first half of my conversation with Maine surfer and entrepreneur Nanci Boutet, we explore how one woman helped reshape surf culture along the Maine coast and created space for women in a traditionally male-dominated sport.Long before founding Special Surfers, Nanci was an adult beginner who fell in love with surfing in Southern Maine. In 2002, she opened Aquaholics Surf Shop, becoming one of the few women leading a surf business in the region. Her mission was simple but powerful: make surfing in Maine accessible — especially for women who were curious but intimidated. From that vision came Mom’s Morning, a free weekly Maine surf gathering designed to welcome women of all ages, body types, and athletic backgrounds into the ocean with confidence. In this episode, we discuss:How women are reshaping surfing culture in MaineWhat it takes to start surfing later in lifeThe mindset behind Nanci’s personal motto: Go HardWhy resilience is built in cold Maine waterThe difference between result-oriented and process-oriented learningHow Maine’s ocean becomes a classroom for confidence and leadershipYou’ll hear stories of:Women in their 60s and 70s catching their first waves in MaineHigh-performing athletes humbled by the oceanBeginners overcoming fear and discovering unexpected strengthHow surf instruction becomes leadership trainingAt its core, this is not just a Maine surfing story. It is a story about women, courage, entrepreneurship, and community along the Maine coast.Nanci’s approach is tough but transformational. She demands effort, presence, and commitment — not perfection. Her belief is simple: if you are willing to face cold water, uncertainty, and self-doubt, you can build confidence that extends far beyond the beach. If you are interested in:Maine lifestyle storiesWomen entrepreneurs in MaineSurfing in New EnglandPersonal growth through sportBuilding confidence at any ageThis episode will resonate. In Part II, we continue the story and explore how this “Go Hard” philosophy evolved into Special Surfers — a Maine nonprofit serving children with special needs and their families.Elegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Selling a Family Home in Maine: Siblings, Legacy, and Personal Property with Jane Wellehan (Part II)pisode
Send us Fan MailIn the second half of my conversation with Jane Wellehan, we turn to a chapter many families will eventually face: selling a parent’s home and a beloved family vacation property while honoring memories, relationships, and legacy.Jane shares her experience of selling her father’s waterfront home in Yarmouth and later, the Pine Point beach house that had been in her family since the 1960s. These were not simply properties. They were places layered with decades of history—of dinners, sailing, laughter, grief, and growth. What struck me most in this conversation was Jane’s intentionality. With five sisters, she approached the process not as a transaction, but as a shared family experience that required structure, respect, and space for storytelling.💛 Honoring Siblings and Personal AttachmentsJane and her sisters developed what they called the “Diva Pick” system—a thoughtful, rotating selection process that avoided assigning dollar values to sentimental items. Rather than reducing memories to spreadsheets, they:Drew names to determine rotating pick orderAllowed each sister to share the story behind the item she most wantedEncouraged space for emotion and context before any decisions were finalizedAgreed on one simple rule: “Don’t yuck my yum.”In other words, if something mattered deeply to one sister—even if it seemed small or trivial to another—that attachment was respected. They also included children in the process, recognizing that legacy extends forward as well as backward.Jane’s message is clear: make room for stories before making decisions. The storytelling itself became part of the healing.🏠 Different Homes, Different EmotionsThe Yarmouth home, where her father had lived later in life, was emotional but more straightforward. The Pine Point beach house was harder. It had held childhood summers, decades of shared experience, and family identity. The objects inside the multigenerational family beach house—shell crafts, cork lobster decorations, old bunk beds—carried meaning beyond their material value.Jane emphasizes that when selling a family property, you are not just managing assets—you are stewarding memory.♻️ A Maine Approach to StewardshipAnother powerful theme in this episode is intentional redistribution.Jane was deeply committed to ensuring items found new homes whenever possible. Rather than defaulting to dumpsters, she:Elegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. A Maine Family Business Legacy: Lamey Wellehan, Generational Values, and What Comes Next
Send us Fan MailIn the first half of this special two-part conversation, I sit down with my friend and client Jane Wellehan, a member of one of Maine’s most storied families, long associated with Lamey Wellehan and Sebago Shoes. This episode begins with the story of a classic Maine family business—one built through hard work, risk-taking, and a deep respect for customers, employees, and community. Jane shares how her grandfather, an Irish immigrant, helped found Lamey Wellehan in Lewiston after World War I, and how Maine’s shoe manufacturing and retail industries became a powerful economic engine for the state.Jane reflects on growing up in a household where business was part of daily life—where work was discussed openly at the dinner table, where international distributors sometimes joined family holidays, and where all six daughters were expected to understand how the family made a living. She shares what it was like to work alongside her father at Sebago for 15 years, helping navigate branding, product development, and eventually the difficult decision to sell the company as global manufacturing shifted away from Maine.Alongside the business story, Jane paints a fuller picture of her family life—her mother’s deep commitment to the arts and education, her father’s love of music and painting, and the way creativity and industry coexisted in their home. We also talk about the importance of sailing in Jane’s life, from Casco Bay to decades of participation in the Monhegan Regatta—a distinctly Maine tradition that mirrors patience, skill, and continuity across generations. This first half is intentionally a setup. By understanding the values, history, and emotional weight behind a family like the Wellehans, we begin to understand the complexity of what comes next.In Part II, Jane speaks candidly about how the current generation faces one of life’s most difficult transitions: selling signature family properties, sorting and distributing personal belongings, navigating sibling dynamics, and honoring a family legacy while letting go of places filled with decades of memory. This foundational story gives essential context to those deeply human decisions.💬 Key ThemesA classic Maine family business and the values behind itThe rise of Maine’s shoe manufacturing and retail legacyGrowing up inside a multi-generational enterpriseWorking alongside a parent—and learning to deliver hard truthsCreativity, music, and art as Elegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Maine Real Estate Market Update: Buyers, Sellers, Wealth Transfer, and What 2026 May Bring — with Chris Lynch
Send us Fan MailIn this episode of Elegant Maine Living, I’m joined once again by Chris Lynch, Owner and Designated Broker of Legacy Properties Sotheby’s International Realty, for a wide-ranging and thoughtful update on Maine’s real estate market.Together, we take a clear-eyed look at what’s happening nationally and locally—and, more importantly, what it actually means for people making real decisions about their homes and their lives. We discuss whether Maine is currently a buyer’s market or a seller’s market, how prices are behaving across key counties, and why Maine continues to “bump along the top” rather than swing into extremes.Chris shares his perspective on interest rates and why waiting for the “perfect” rate may not serve buyers as well as focusing on readiness, lifestyle, and long-term goals. We also explore how the great wealth transfer—from Baby Boomers to Gen X and Millennials—is reshaping who is buying in Maine, why buyers are getting younger, and how gifted cash is changing the competitive landscape. Finally, we address one of the most serious issues facing real estate today: the growing sophistication and frequency of fraud and cybercrime in transactions. Chris outlines the real risks buyers and sellers face—and the practical steps everyone should be taking to protect themselves. This conversation is both reassuring and candid: Maine remains resilient, desirable, and values-driven—but navigating today’s market requires intention, trusted advisors, and informed decision-making.🔗 Episode LinksLegacy Properties Sotheby’s International Realty – https://www.legacysir.comElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. The Maine Way - Resilience, Patience and Responsibility: Jill McGowan on Building a Brand That Endures
Send us Fan MailIn the second half of my conversation with Jill McGowan, founder of Jill McGowan and creator of The Great White Shirt, we move beyond origin stories and into the heart of what it takes to sustain a values-driven business over decades.Jill and I talk candidly about resilience—how setbacks are often as frequent as successes, and how her instinct has always been to focus on solutions rather than blame. One of my favorite moments in this episode is Jill’s story of being in New York City and spotting a woman in a café wearing one of her shirts. Encouraged by her sister, Jill introduced herself, only to hear the woman—an attorney—say that Jill McGowan shirts were her everyday go-to, with more than a dozen in her closet. It’s a powerful reminder of what it means to put your name on a product and truly stand behind it.We also revisit two of the most challenging periods for small businesses: 9/11 and COVID. Jill describes traveling to New York shortly after 9/11 to attend a trade show despite fear, uncertainty, and canceled orders—choosing to “carry on” as a way of supporting the city and her industry. During COVID, she faced mandatory closures, laid off staff temporarily, and then pivoted decisively—bringing her production team back early to manufacture thousands of high-quality, multi-layered face masks when shortages became acute. That pivot kept the business alive and reinforced her belief in responsibility beyond profit.Throughout the episode, Jill speaks with clarity about her commitment to integrity: sourcing exceptional fabrics, insisting on construction that lasts for years, and never compromising on quality—even when it would be easier or more profitable to do so. She shares how deeply she feels accountable to her customers, her team, and her own name, which is inseparable from the brand. We close with reflections on Maine—why it continues to ground her creatively and personally. From childhood memories in Baxter State Park and Down East Maine, to the sense of community, authenticity, and quiet strength that defines the state, Jill describes Maine as both home and inspiration. For her, elegance in Maine is found in the air, the landscape, the people, and the values that endure.✨ Key ThemesResilience as a daily business practiceThe power of seeing your work worn and loved by strangersPutting your own name on a brand—and the responsibility that bringsNavigating 9/11 with intention, presence, and courageElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Elegance, Maine: A Chorus of Guest Reflections on Where They Find Elegance in Maine
Send us Fan MailIn this special bonus episode of Elegant Maine Living, I wanted to pause and gather something meaningful from the many conversations I have had over the past months with extraordinary guests across Maine.Throughout the podcast, I have had the privilege of speaking with community leaders, entrepreneurs, artists, nonprofit founders, outdoorspeople, creatives, and five remarkable young women just beginning their adult lives. They come from different generations, backgrounds, and walks of life — yet they share a deep connection to Maine. At the end of many of these conversations, I asked a simple question: Where do you find elegance in Maine? The answers were never about status, wealth, or show. Instead, they pointed to something quieter and more enduring: nature, kindness, balance, gratitude, creativity, community, and a life lived with intention. In this short bonus episode, I’ve woven together those reflections — voices that, when heard side by side, reveal a collective understanding of what makes Maine so special. You’ll hear guests speak about everything from Casco Bay and the Bold Coast, to our world class food scene, random acts of kindness, meaningful work, and the understated beauty of everyday life here.If you’ve ever felt that Maine’s elegance is hard to define but easy to feel, this episode is for you.Whether you’ve lived in Maine for generations, arrived more recently, or are simply considering a move here, I hope these voices help you hear Maine a little differently — and perhaps more clearly.Thank you to every guest who so generously shared their time, perspective, and heart. And thank you for listening.Until next time, continue to live with elegance.— EliseElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Maine Design & Entrepreneurship: Jill McGowan and the Story Behind the Great White Shirt
Send us Fan MailIn this episode of Elegant Maine Living, I sit down with Jill McGowan, founder of Jill McGowan and creator of The Great White Shirt. Jill is a Maine-based fashion entrepreneur whose work has quietly—and enduringly—redefined what timeless, well-made clothing for women can be.Jill shares how her path was anything but linear. After studying languages and international affairs and spending time abroad, she felt the strong pull of home and returned to Maine—where she found herself, like many people in their twenties, unsure of her next step. That curiosity eventually led her back to design, to the Fashion Institute of Technology, and to an unexpected but formative role at the Hathaway Shirt Company in Waterville, Maine.Working inside a 150-year-old men’s shirt factory shaped Jill’s belief that women deserved clothing with the same level of integrity, craftsmanship, and longevity. That idea became the foundation of her company. In the mid-1990s, Jill launched her line with just six white shirt silhouettes—classic, elegant, and meticulously made—doing everything herself, from cold-calling buyers to overseeing production. We talk about what it truly takes to build a product-based business: sourcing fabrics from multi-generation mills in Europe and Japan, insisting on natural fibers, putting two to three times the construction work into each shirt, and staying disciplined enough to focus on one exceptional thing rather than chasing trends.Jill also shares one of my favorite Maine-meets-the-world stories: how Martha Stewart discovered her work, visited her studio, featured her on national television, and later insisted on bringing Jill’s white shirts on safari in Africa. It’s a moment of validation that arrived just as Jill was feeling exhausted—and questioning whether she could keep going. This conversation is a powerful reminder that success doesn’t have to be loud or fast. Jill’s story is about patience, conviction, quality, and building something that lasts—right here in Maine. Maine Real Estate Update - December: Inventory, Pricing, and Emerging Trends
Send us Fan MailEpisode SummaryIn this month’s market update, I take you through what I am seeing nationally, regionally, and here in Maine—and what these trends may mean for all of us as we head into 2026. Instead of charts and long economic analysis, I offer a clear, narrative look at the shifts underway: why buyers remain cautious despite relatively stable interest rates, why home prices continue to hold near record highs, and how inventory is finally showing signs of loosening.I also dig into some of the most interesting demographic trends shaping today’s real estate landscape—including the rising average age of first-time homebuyers and the growing number of young adults living at home longer than ever before. These generational patterns influence who is entering the market, when they enter, and how they make decisions. As always, Maine tells its own story. I break down which markets what is happening with inventory, price appreciation and recently enacted and proposed policy changes that could impact the market going forward. And, I share my perspective on how thoughtful buyers and sellers can position themselves strategically in the months ahead.Key Insights & Market ThemesNational Market TrendsBuyers across the country remain hesitant, even though mortgage rates have settled in the low to mid 6% range. Confidence — is fluctuating and driving many decisions. The median U.S. home price is now around $415,000.Affordability remains the central challenge, especially for first-time buyers who continue to face elevated monthly payments.Homeowners have gained, on average, $140,000 in equity over the last five years, an important factor in seller's incentives and stability.Who’s Buying NowThe average first-time homebuyer is older than ever (40), a reflection of affordability pressures and delayed entry into the market.Roughly one third of young adults nationally are living at home—many waiting for stronger financial footing or more favorable mortgage rates. This creates pent-up demand, which I expect to begin re-entering the market as rates soften in 2026.Regional & Maine TrendsMaine remains what I often call the place where national trends come to take a breath. We feel shifts later, and differently, than many parts of the country.Statewide, inventory is finally improving, reaching levels we haven’Elegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. A Maine House, a Maine Barn, a Maine Brand: Nicola Manganello’s Restoration Journey and the Growth of Her Maine Design Firm
Send us Fan MailIn the second half of my conversation with Nicola Manganello, founder and principal designer of Maine's Nicola’s Home, we move from her early creative evolution into the heart of her current work: sustaining inspiration, building and leading a high-performing team, and navigating the complex process of designing high-end homes that are meant to be lived in, loved, and gathered in.Nicola shares how she keeps her creativity vibrant after more than 25 years in the field—through collaboration with her all-women team, through travel, through magazines, gardens, and the tactile inspiration of materials in her design barn. We talk about the balance required to run a growing business while maintaining a creative soul, and the clarity she has gained from restructuring her company to free time for what fuels her. This episode also turns toward the personal: the role of gardening, cooking, and time in nature; the grounding she found while caring for her mother who was her first business partner and inspiration; and the importance of making space for life, not just work. Nicola reflects candidly on leadership, responsibility, and the internal resilience required to navigate a very public design career in Maine. And then, we dive into her signature new project: the full restoration of an 1858 Greek Revival home at 37 South Street in Yarmouth—a two-year endeavor that required vision, persistence, and enormous craftsmanship. Nicola shares how she purchased the home sight-unseen while on safari in Africa, the challenges of working within a historic district, and why bringing this property back to life—rather than tearing it down—felt important both for the village and for her own creative journey. This conversation reveals the depth behind Nicola’s design philosophy: that homes are not simply beautiful objects, but places that keep people together, strengthen families, and anchor lives.Key ThemesCreative longevity: how collaboration and continual learning sustain her design perspectiveLeadership and growth: building a team with complementary creative strengths and expanding her firm’s capacityPersonal grounding: the influence of gardening, cooking, travel, and intentional routinesThe emotional side of building homes: the weight of responsibility, client relationships, and the courage it takes to leadRestoring an 1858 gem: the vision, obstacles, and triumphs of her Greek Revival renovation in YaElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Maine Real Estate & Design: Nicola Manganello Journey on Creating Homes and Spaces That Invite Friends and Family to Linger—and Keep People Together
Send us Fan MailIn the first half of my conversation with Nicola Manganello, founder and principal designer of Nicola’s Home in Yarmouth, Maine, we explore the remarkable path that took her from a small retail shop on Marina Road to one of Maine’s most respected full-service design-build firms.Nicola reflects on her early years growing up in a deeply entrepreneurial family—her father built Olympia Sports—and how being raised around creativity, risk-taking, and constant reinvention shaped her own instincts as a designer and builder. She shares the story of opening her first shop in her 20s, living in half the building and running her business out of the other half, and how a single customer’s comment—“I can get something for me, something for my home, and something for my soul”—sparked an entirely new direction for her career. What began as a small, warmly curated store evolved organically into interior design consulting, then into full renovations, and eventually into Nicola’s signature aesthetic: creating homes that feel timeless, gathered, and deeply lived-in. Her early projects, including whole-house renovations she lived in and sold, became her first marketing portfolio. This episode also traces the bold leap that led to Maeve’s Way, her signature 12-acre neighborhood in Cumberland Foreside—conceived and built during 2008, one of the most challenging real estate markets in recent memory. From lifting and relocating an original farmhouse to investing in full landscaping and furnishings, Nicola describes the risks she took and the vision that guided her: building new homes that look and feel as though they have always been there.Throughout the conversation, Nicola speaks with candor about the work ethic instilled by her parents, the emotional realities of building homes for families, and her belief that the right space can keep people together. Her philosophy is rooted in intention, comfort, and a desire to create gathering places where memories can take root.💬 Key ThemesEntrepreneurial roots: how growing up in a retail family shaped Nicola’s approach to design, business, and risk-takingFrom shop to studio: the unexpected moment that propelled her from retail into interior designDesign as storytelling: creating spaces that feel familiar, warm, and “broken-in”—never precious, always welcomingThe leap to Maeve’s Way: building a signature neighborhood during a recession, moving a historic home, and shapElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Maine's Hearts of Pine (2nd half): How a Vision Became a Professional Soccer Club
Send us Fan MailIn the second half of my conversation with Gabe Hoffman-Johnson, founder of Hearts of Pine, we explore the deeper story of how Maine’s first professional soccer club became a symbol of connection, identity, and shared purpose throughout the state.Gabe reflects on how Hearts of Pine continues to be built “from the inside out,” grounded in community input, Maine values, and a belief that soccer can serve as a common language—one that connects generations, cultures, and counties. We discuss the thoughtful intentionality behind the club’s culture, including the importance of recruiting “good people,” how team dynamics mirror Maine’s ethos of humility and hard work, and why fans from all 16 counties have gravitated toward the club with such extraordinary enthusiasm. The heart of this episode is Gabe’s moving account of how the club found its name: a fusion of the Valentine Bandit’s decades-long tradition of anonymous kindness in Portland and Maine’s identity as the Pine Tree State, symbolized by the strength and resilience of the heartwood at the center of a pine.We also talk about what elegance means to Gabe—his reflection on the “lack of pretension,” the ease of living, and the ability to experience world-class food, nature, and community all within minutes of one another. His answer offers a uniquely Maine definition of elegance: grounded, authentic, and deeply connected to place.💬 Key ThemesThe culture behind Hearts of Pine: why the club values character as deeply as skill, and how team identity reflects Maine’s work ethic and humility.Fan magic: why every home match feels like a festival, and how the club has become a “third space” for Mainers seeking belonging and connection. The story behind the name:The legacy of the Valentine BanditThe symbolism of Maine’s pine forests and the strength of the heartwoodHow Hearts of Pine captures hope, resilience, and generosity—core Maine traitsElegance in Maine: Gabe’s definition rooted in authenticity, openness, natural beauty, and “the way life should be.”A vision for the future: expanding the club, building a larger stadium, adding a women’s team, and becoming one of the top lower-division soccer clubs in the country.Episode LinksHearts of Pine (USL1) – https://www.heartsofpine.comElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. Maine’s Hearts of Pine (Part I): How a Vision Became a Professional Soccer Club
Send us Fan MailIn this episode of Elegant Maine Living, I sit down with Gabe Hoffman-Johnson, founder of Hearts of Pine, Maine’s first professional soccer club. Gabe shares the remarkable five-year journey—part vision, part endurance, and part community movement—that brought professional soccer to Portland. From a childhood shaped by both the game of soccer and a deep commitment to social impact, Gabe describes how his upbringing, professional experience, and connection to Maine converged to create the conditions for Hearts of Pine. He reflects on the spark that came in 2018 when the United Soccer League announced plans for a new professional division and how he realized that Portland was, in his view, “the best untapped market for pro soccer in the country.”Gabe walks through the entrepreneurial path: capitalizing the company, navigating franchise negotiations, securing stadium agreements, raising capital, and building a grassroots community long before a single match was played. He also shares candid insight into the most challenging moments, the personal toll of the work, and the moments of encouragement that kept the project alive. We discuss how Hearts of Pine has become much more than a sports team—it is a cultural connector, a place where Mainers of every age and background see themselves reflected on and off the field. Reading Maine's Real Estate Market with Chris Lynch 2nd half — Why Maine Moves Differently
Send us Fan MailIn this second half of my conversation with Chris Lynch, Founder and Designated Broker of Legacy Properties Sotheby’s International Realty, we go beyond the headlines to discuss the real forces shaping Maine’s high-end real estate market today. We explore how cash and generational wealth transfers are driving demand, the enduring truth of Chris’s “three-legged stool”—price, condition, and location—and the growing threat of real estate fraud in an increasingly AI-driven world.Chris shares striking examples of how scammers are infiltrating the industry and explains what steps he and his team are taking to protect clients. Together, we unpack why experience, relationships, and collaboration among brokers remain Maine’s strongest defense—and why, despite market noise, Maine continues to be one of the most stable, desirable, and values-driven markets in the country.💬 Key TakeawaysCash is king—and often gifted. A new wave of first-time buyers is entering Maine’s market with gifted cash from parents, allowing them to compete in multiple-offer situations. The three-legged stool still stands. A property’s success ultimately depends on price, condition, and location—if one leg is weak, the value equation changes.Fraud is the real threat. AI-powered scams are growing more sophisticated, making vigilance and personal verification more critical than ever.Relationships are Maine’s safeguard. In a small, trust-based market, knowing your colleagues, title agents, and clients personally remains the best protection.Outlook: steady and strong. Reading Maine's Real Estate Market with Chris Lynch — Why Maine Moves Differently
Send us Fan MailPhrase of the Day: “Multiple truths can coexist.”In this episode, I am joined once again by Chris Lynch, Founder, Owner, and Designated Broker of Legacy Properties Sotheby’s International Realty. Chris first appeared on Elegant Maine Living in Episodes 5 and 6, Leading in Luxury, and returns to share his perspective on Maine’s real estate market—where trends arrive last, if at all, and stability continues to define the landscape.Highlights from This EpisodeMaine’s market moves to its own rhythm While national headlines often point to volatility, Maine experiences changes later than most markets—and sometimes not at all. Shifts that begin on the West Coast and travel east frequently lose momentum before reaching Maine. This lag has historically protected our state’s real estate values and contributed to long-term stability. The data tells a balanced storyStatewide home sales are up more than 5 percent year over year. The median sale price dipped slightly—about 1.3 percent—to around $402,000, only the second year-over-year decrease since 2019.On a rolling-quarter basis, median prices rose 4.5 percent in Cumberland County and 4.3 percent in York County, reflecting continued strength in southern Maine.Maine’s fundamentals remain strong With limited inventory and steady demand from both in-state and out-of-state buyers, neither of us expects home prices to decline. Instead, we anticipate moderate appreciation through 2026. Should mortgage rates fall into the 5 percent range, we expect more buyers to reenter the market, which could lead to renewed price increases.A buying window has opened There is a unique opportunity for buyers through the end of 2025 and into the first half of 2026. Those who act now will face less competition and may secure favorable terms before a potential influx of buyers when interest rates drop. Waiting could mean higher prices and more competitive conditions.Cash and lifestyle continue to drive Maine’s luxury market The definition of “luxury” has evolved. Properties in the $2 million to $2.5 million range and above now define the high end, and most of these sales are cash transactions. Today’s luxury buyers are motivated by lifestyle and quality of life, not speculation.Generational wealth and real estate Baby boomers and Gen X buyers remain powerful forces, often helping their adult children purchaElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. An Intentional Maine Lifestyle, My Conversation with Charlotte Miller Part II
Send us Fan MailIn this episode of Elegant Maine Living, I continue my conversation with Charlotte Miller about building an intentional, balanced life in Maine. Charlotte and her husband moved from Boston during the pandemic and chose Maine as their permanent home, and together we explore what it means to raise a young family here while pursuing rewarding careers. We talk about the daily rhythms of life that come so naturally in Maine—like Charlotte’s little boy running to the door every morning, eager to get outside. From backyard adventures to preschools with direct access to acres of preserved woods, Charlotte shares how her children are learning independence, curiosity, and resilience through outdoor play. It’s a reminder of the healthy outdoor lifestyle that Maine encourages for both children and parents. Our conversation touches on the balance between work and life. Charlotte describes how she thrives in a national career with PWC while living in Cumberland, Maine, with nature just outside her door. We also talk about technology and parenting, and why access to the outdoors is such a powerful antidote to screen time.Community is another theme. Charlotte reflects on moving here without a strong friend or peer network and finding that Maine is incredibly welcoming. From neighbors inviting you to dinner to friends pulling you into sailing, skiing, or mountain biking, she’s found that Maine offers both inclusivity and connection.I loved hearing Charlotte’s stories about sailing the coast with her children, cross country skiing on the Royal River, and finding joy in simple, everyday experiences. For me, this is what Maine Real Estate is really about—it’s not just houses, it’s the lifestyle and community you create once you’re here.If you’ve ever wondered whether leaving a big city for Maine would mean giving something up, this conversation shows that you can have both: meaningful work and a rich, healthy outdoor lifestyle.Elegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living. An Intentional Maine Lifestyle, My Conversation with Charlotte Miller
Send us Fan MailWhat does it look like to design a life around health, family, and the outdoors? In this episode of Elegant Maine Living, I sit down with Charlotte Miller, a consultant, ski ambassador, sailor, and now proud resident of Cumberland, Maine.Charlotte shares her journey from growing up outside Boston to college in Colorado (where she spent as many days on the slopes as in the classroom!) and eventually back to New England. A sudden life event shifted her perspective, leading her to prioritize joy, balance, and the outdoors over the traditional “big city” career grind. When the pandemic hit, Charlotte and her husband traded city living in Charlestown for what they thought would be a long weekend in Harpswell, Maine. That “weekend” turned into a permanent move—anchored by mornings swimming in the ocean, running along the coast, and later raising their family surrounded by Maine’s natural beauty.Together, Elise and Charlotte talk about:Why Maine’s lifestyle of accessibility to nature—skiing, sailing, hiking, or simply walking out your door—is unmatched. How Charlotte and her husband took on a full gut renovation in Cumberland while expecting their first child. The role of intentionality in designing a life that balances career, family, and wellness. Why Maine makes it easier to live authentically, with space for both professional ambition and outdoor adventure.Charlotte’s story is an inspiring reminder that sometimes the most important career and lifestyle decisions come from listening to what truly fuels your soul.If you’ve been dreaming of a healthier, more intentional way of living, this conversation will make you see why so many are choosing Maine.Check out Charlotte's instagram for all of her Maine adventrues - @chark.millerElegant Maine Living explores Maine’s homes, communities, and people—through the lens of lifestyle, values, and thoughtful living.
