100,000 Agents Quit in 2025. The Skill That Keeps You In
from Becoming More with Dianna Kokoszka · host support3a
The week this episode airs, the 30-year fixed mortgage rate is 6.71%, its highest reading in more than a year (Freddie Mac, September 3). The Wall Street Journal reported in May that roughly 100,000 Realtors left the business in 2025, and NAR's membership count fell to 1,439,163 by June 2026. Dianna Kokoszka has seen this market before. In 2008, Mary Tennant, then president of Keller Williams Realty International, asked her to write a program that would keep agents in the business. More than 150,000 agents went through it, and many say it saved their careers. This solo episode is her 2026 version of that call. Her argument is simple and she makes it from every angle: being licensed does not make you valuable in real estate. Skill does. The market pays for knowing what to say, how to say it, and when to say it; for negotiation, pricing, and difficult conversations; and for helping people make a confident decision when the information they used to need an agent for is already on their phone. Dianna walks through why motivation is unreliable and a ritual is reliable, why mastery lives in the boring middle, why confidence is preparation rather than personality, and how the Be, Do, Have, Give model reverses the "when I have more leads, I'll prospect" trap. She closes with five questions every agent should answer honestly this week, and one instruction: develop the skills before desperation sets in, because development works best before the pipeline is empty. In this episode The 2008 program that kept 150,000 agents in the business, and why 2026 is different again The skills that are now mandatory: what to say, how to say it, when to say it, negotiation, pricing, difficult conversations "The market is changing, and so am I": passing through the gateway of different Motivation versus ritual, and why your first appointment of the day is with yourself The first-hour test: does it create business or consume information? Mastery lives in the boring middle: the tortoise, the hare, and the gap between effort and reward where agents quit Confidence as one of the four energies of success, and why sellers can feel whether you believe the price Rehearse the conversation 50, 60, 75 times; master each objection ten ways; let silence do the heavy lifting Where an agent's value moved: from information to judgment, strategy, negotiation, and human connection Be, Do, Have, Give: start with who you are becoming Five questions: can you create business, turn a lead into dialogue, handle a no, ask great questions, and earn enough trust? Don't wait until you're desperate to build the skill Timestamps 0:00 Cold open: your license is not the asset 0:25 Intro: the 2008 market and the program that saved 150,000 agents 1:35 Being licensed isn't enough: skill makes you valuable 3:23 The market is changing and so am I: growth mindset 5:20 Motivation is unreliable, consistency builds your business 6:18 Your morning ritual and the first hour of your day 9:33 Mastery lives in the boring middle 11:52 The gap between effort and reward is where agents quit 13:05 Clients feel your confidence, and confidence comes from preparation 17:39 Sales is changing: where did your value move to? 20:21 Be, Do, Have, Give: start with being 22:19 Are your skills strong enough for where real estate is going? 24:11 Don't wait until you're desperate: build your skills now Quotes from this episode "Being licensed will not automatically make you someone that's valuable in real estate.
