Here are some tips from the episode: PRO-TIP #1: “Turn it into a TANK.” If you are buying and holding for the long term, fix everything that is wrong with the property upfront. HVAC, water heater, roof, plumbing, electrical, hard surface floors, etc. Make sure all of this is included in the purchase price. PRO-TIP #2: 50% of the rent should cover all of your expenses.
