17. Navigating New Commission Guidelines: What Buyers and Sellers Need to Know

from The Real Story with Adam and Sherry · host Adam Hamalian and Sherry Hutchens

How do the new guidelines on commission affect both the buyer and the seller? We think the guidelines are good for sellers and perhaps a bit mixed for buyers.  The new guidelines offer clear instructions about who’s hiring who and who is paying who.  The initial lawsuit stemmed from sellers who wondered why they had to pay for the buyer’s agent’s commission.  During today’s podcast we look at how agents are compensated historically and under the new guidelines. To start with, starting next week, new listing documents only have the listing agent’s commission.  Alternatively, buyers now formalize anagreement, in writing, about who their agent is, what the services will be, and what the compensation will be.  Whatoptions might buyers have? Concessions- what are they? What limitations do concessions have? Listen as we discuss how and when these new guidelines will be implemented, who they affect, and how buyers can navigate these new market rules. Bottom line - We’re experiencing one of the largest shiftsin residential real estate and we’re excited about these changes. Adam Hamalian and Sherry Hutchens are real estate brokers (REALTORS) working in Contra Costa and Alameda Counties in the beautiful San Francisco Bay Area.  Join us as we discuss the interesting and complicated world of real estate through engaging stories, humor, and expert insights.  Over the past few months, Sherry & Adam have been producing a podcast that aims to both educate and entertain our clients and colleagues.
