With that understanding, people will always need to move up, move down...move for a job, move for financial reasons, etc. In this market, we are dealing with the HAVE TO level clients, not the WANT TO.  3) Get used to this type of market. We are in a new market cycle that will last years. Stop waiting for rates to fall, and new homes to be built. You must bloom where you are planted.  Let's start with a reality check. Yes, homes are actually selling. Take a look in your MLS at your daily hot sheet for encouragement. There are buyers who are buying and sellers who are selling! Many of you are having a fantastic year because you're taking action and being much more proactive. If that doesn't describe you, or if you want to boost your momentum even further, today's show is for you! These are the types of clients who are transacting now.  Note: Flippers, vacation home buyers, recreational movers, new construction speculators are largely on the sidelines.  Profiles of clients who are transacting now: 1.   Millennials. First-time buyers with good credit, great jobs, ratios, and two incomes who aren't worried about the interest rate, figure they can refinance later and just want to buy a home. Many of these buyers are buying new construction. 2.   Downsizing Baby Boomers. Their homes are paid off, they aren't breaking up with a low-interest rate and they're paying cash for their next home, condo or assisted living. The house is too big, taxes too much and they want to make a change. Some are moving out of state (headed to Florida, Tennessee, and Texas mostly).  Don't forget to connect with an agent out of state for referrals!
