Park Edge Apartments offerings –8% Guaranteed Return Offering through CEAI Park Edge Lender 2, LLC – Investors are guaranteed an 8% annual return through quarterly distributions. There is also a depreciation component that may shelter some or all of the distributions, potentially enhancing the return beyond 8%. This program has a 4-year holding period with a 1-year extension. 14% Preferred Return investment position within CEAI Park Edge Investor, LLC – This offering includes a preferred return capped at an annualized 14% IRR, but is not guaranteed. Investors own equity in the property and will receive a pro-rata depreciation allocation. New Development Project in San Marcos, TX through Cohen-Esrey Development Group – projected 26% IRR and 3.18x multiple on investment.
