Coaching is about asking the right questions to support people and help them move forward. Mentoring is finding out what the problem is and guiding the mentee. Within property there are many different strategies and it’s important to understand which strategy you are following. There are some great strategies out there that don’t require a lot of your money but they do need your time. Due diligence is the most important thing in property and it should include understanding about future developments. A goldmine area is determined by the demand for what you are looking to do in property. You need to do due diligence to ensure there is the type of tenant you are looking from in an area. When looking to joint venture you need to find someone who is the opposite to you. Successful outcomes for joint ventures are about people who bring different skillsets and expertise together. You need to decide where you are on the property ladder where you want to go and then look at networking with groups that fit what you are trying to achieve. My portfolio consists of BTL & HMO properties. Previously I have sourced for investors, refurbished then flipped property, got planning gain and joint ventured in a “Freehold to leasehold” grade 2 listed building. Currently I am working in partnership on a commercial project to buy, develop and run Serviced Offices in Cambridge. I also work in partnership on a “Rent 2 Rent” business.   I stood for election in 2003 for the Local Borough Council and over the last 13 years I have had the pleasure to be on the Executive Committee. I have served on a variety of committees including planning and planning policy. This gives me a wealth of knowledge on how planning and building regulations work.   I started my property education with Simon Zuthshi’s first Property Mastermind course in 2007/08 and then went on to do his Graduate course every year until October 2018.
