The 5 Things To Invest In If You Want To Become Wealthy

In this episode, Alex shares five essential investments for achieving wealth and success. Alex emphasises the importance of cultivating a positive mindset, building a strong network, developing marketable skills, establishing a solid personal brand, and investing in income-producing assets. Alex explains how each of these elements contributes to long-term financial prosperity and personal growth, highlighting the need for continuous learning and self-improvement. KEY TAKEAWAYS  Invest in Your Mindset: Your thoughts shape your reality. To achieve wealth, focus on personal development through reading, mentorship, and continuous learning. Build a Strong Network: The people you surround yourself with significantly influence your success. Associating with successful individuals can open doors and provide opportunities, while negative influences can hinder your progress. Develop Marketable Skills: In the evolving job market, having relevant skills is essential. Relying solely on academic qualifications is no longer sufficient. Cultivate a Good Brand: Your name and reputation are invaluable assets. Integrity, character, and the ability to follow through on commitments are crucial for building a positive brand. Invest in Income-Producing Assets: While financial investments are important, they should come after developing the right mindset, network, skills, and brand.  BEST MOMENTS  "Wealth and riches is the state of mind, so is poverty, meaning that what you think about will eventually determine what your life will produce." "Your network will equal your net worth, meaning the people that you associate with will determine how successful you will become." "In 2025 and beyond, the world has changed. We are in a new era. The new era is marketable skills." "A good name is better than riches. Money cannot buy integrity. Money cannot buy character." "If you apply and work on these five different things simultaneously, continuously and consistently, it is impossible for you not to become wealthy."  CONTACT ALEX Facebook: https://www.facebook.com/alexsapalaofficial/ Twitter: https://twitter.com/alex_sapala YouTube:https://www.youtube.com/channel/UCgZ1DCPGAu5c2yhOkfGZRSQ

The Power of Systems and Golden Outsourcing Hacks with Latoya McDonald

Alex welcomes Latoya McDonald, an expert in systems and outsourcing for property businesses. Latoya shares her journey from real estate in New Zealand to building a successful property management agency in the UK, emphasising the importance of systems over mere goal-setting. She discusses the common pitfalls business owners face when trying to systemise their operations and offers practical advice on how to effectively delegate tasks to virtual assistants. Listeners will gain valuable insights into creating efficient processes, the significance of time management, and the mindset shifts necessary for achieving business success. KEY TAKEAWAYS Importance of Systems Over Goals: Focusing on building effective systems is crucial for business success, as they streamline operations and free up time for entrepreneurs to concentrate on their core passions. Start Systemizing Early: New business owners should begin implementing systems from the outset, as waiting until the business grows can lead to overwhelm and chaos, making it harder to establish efficient processes later. Role Specialization: When hiring virtual assistants (VAs), it's essential to define specific roles and responsibilities. A VA should not be expected to handle multiple unrelated tasks, as this can lead to inefficiencies and confusion. Regular Communication and Support: Maintaining regular check-ins with VAs is vital for ensuring they stay engaged and productive. Short, structured meetings can help address issues and provide necessary guidance. Mindset and Time Management: Developing a strong mindset and effective time management skills is key to achieving business goals. Entrepreneurs should break down their objectives into manageable tasks and consistently work towards them to avoid falling into a cycle of chaos. BEST MOMENTS "When you do systems and procedures, it makes the business efficient and streamlined, but it does not give you your time back." "You cannot get a virtual assistant to be an all-rounder. You need to split the business down and then go and find that VA for that role." "If you are going to do it on your own, you just got to do it and get it done. The more you bring on, the more workload it brings with it." "It's all about pursuing your passion and the things that you love to do, help people build these systems." "If you start today, imagine what your life will be in six months' time. But you've got to start today, just little bits each day." Mental Health - The Mindset, Challenges and The BIG Generational Mission that will never be finished with Fai Cheleuka

Alex engages in a thought-provoking conversation with Fai Cheleuka , a clinical therapist and serial entrepreneur from Malawi. They delve into the complex issues surrounding mental health within the Malawian community, exploring the cultural taboos, poverty, and systemic challenges that contribute to the struggles faced by individuals. Faye shares her journey from aspiring pilot to clinical social worker, highlighting the importance of addressing mental health as a critical component of economic empowerment. The discussion emphasises the need for a shift in mindset, respect for relationships, and the importance of community support in overcoming societal challenges. Listeners are encouraged to reflect on their roles in fostering positive change and to consider how they can contribute to building a healthier, more resilient community. KEY TAKEAWAYS Cultural and Societal Challenges: In Malawi, cultural beliefs and societal norms significantly impact mental health discussions, often leading to stigma around seeking help for mental health issues. This stigma can prevent individuals from addressing their struggles, perpetuating cycles of trauma and substance abuse. Poverty as a Multifaceted Issue: Poverty is not only a financial challenge but also a mental health issue. It creates feelings of helplessness and despair, leading individuals to self-medicate with alcohol and drugs as a means to cope with their circumstances. Importance of Community Support: Building a supportive community is crucial. Individuals should view each other as partners rather than competitors, fostering an environment where people can uplift one another and work collaboratively towards common goals. Need for Respect and Accountability: Respect in relationships, time management, and financial responsibility are essential for personal and community growth. Establishing a culture of respect can lead to healthier interactions and better outcomes in both personal and professional settings. Role of Mindset in Change: Changing how individuals think is fundamental to improving mental health and overall well-being. By addressing negative thought patterns and fostering a positive mindset, individuals can change their feelings and actions, leading to better life outcomes. BEST MOMENTS "Poverty actually is an illness in itself, especially on the African continent or among Black people." "Malawi in itself, if you take it as a person, it's a traumatised person. It's a traumatised country."  "Let's stop looking at each other as competitors. Let's start looking at each other as partners."  "If something is not highest on your values, it's very difficult for you to be inspired to take action on it naturally." "The biggest infrastructure that we don't have is our minds. We have damaged our minds." Book Summary Atomic Habits by James Clear

Alex delves into the transformative concepts presented in "Atomic Habits" by James Clear. The discussion emphasises the importance of focusing on systems rather than goals to achieve lasting change and improvement in our lives. Alex outlines the four key steps to building good habits—cue, craving, response, and reward—while providing practical strategies such as habit stacking and environmental redesign to make positive habits more automatic. He also addresses the challenges of breaking bad habits by reversing these steps and highlights the significance of accountability in maintaining progress. Listeners are encouraged to embrace the journey of incremental improvement, illustrating how small, consistent changes can lead to significant growth over time. KEY TAKEAWAYS Focus on Systems, Not Goals: Instead of fixating on specific goals, prioritise the systems and processes that will help you achieve those goals. Goals provide direction, but systems facilitate progress. Four Steps to Build Good Habits: To create a new habit, follow the four steps: Cue (make it obvious), Craving (make it attractive), Response (make it easy), and Reward (make it satisfying). Each step is crucial for habit formation. Environmental Design: Redesign your environment to support your desired habits. This can involve removing cues for bad habits and adding cues for good ones, making it easier to stick to positive behaviors. The Power of Consistency: Small, consistent improvements (like being 1% better each day) can lead to significant growth over time. This compounding effect can result in becoming 37 times better in a year. Breaking Bad Habits: To break a bad habit, reverse the four laws of habit formation: make the habit not obvious, unattractive, difficult, and unsatisfying. Additionally, having an accountability partner can enhance your commitment to change. BEST MOMENTS "Daily habits are what make us who we are. Even tiny changes such as being 1% better every day can make us 37% better in just one year." "The reality is somewhat different. It looks something more like flat at the beginning and exponentially curves at the end." "Goals are good for setting direction, but systems are best for making progress." "If you want to start a habit and you do that on your own, then there's a high chance that you will actually fail." "Breaking out a bad habit can be quite simple once you learn how to create a good one." Book Summary: The Subtle Art of Not Giving a F by Mark Manson - PART 2

In this episode, Alex delves into the profound themes presented in Mark Manson's book, exploring the uncomfortable truth of life: the inevitability of death and the fleeting nature of our significance. He emphasises the importance of hope as a driving force against hopelessness, which can lead to depression and anxiety. Alex discusses the emotional roots of self-control, highlighting the interplay between our thinking and feeling brains.  KEY TAKEAWAYS Hopelessness is identified as a root cause of depression and anxiety, stemming from the feeling of being out of control in one's life. It is essential to recognize that while pain is inevitable, suffering is a choice. Hope is fundamental to our psychology, providing a sense of purpose and the belief that we can achieve something great. It is crucial to have something to look forward to and to feel a sense of control over our destiny. Self-control is primarily an emotional issue rather than a logical one. The feeling brain often drives our decisions, and aligning it with the thinking brain is key to achieving better self-control and overcoming feelings of hopelessness. True freedom comes from self-limitation, which involves making conscious choices about what to give up in life. The most meaningful freedom arises from the commitments we choose to sacrifice for our goals. Achieving harmony between the thinking brain and the feeling brain is essential for personal growth. When both are aligned with the same values, individuals can navigate life's challenges more effectively and reduce suffering. BEST MOMENTS "One day, you and everyone you love will die. And beyond a small group of people for an extremely brief period of time, little of what you say or do will ever matter." "Hope is what makes us happy. It's what makes us progress forward." "Pain is inevitable, but suffering is always a choice." "The only true form of freedom is through self-limitation." "Your life is not hopeless. Your life is not meaningless unless you subscribe to a belief that pain is inevitable."  ABOUT THE HOSTAlex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange, and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS, and JPMorgan ChaseAlex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs).He specialises in raising finance, providing potential investors, investors, and joint venture partners with ad hoc (to their specific requirements), hands-free and hassle-free property investments solutions as well as coaching and mentoringAlex aspires to share business and financial knowledge with upcoming entrepreneurs and experienced business minds to learn and master the concepts and mindsets required to succeed, stand-out, have the edge and make a difference.Alex is also a keen traveller, cyclist, and photographer. Book Summary Everything is F'd - A Book About HOPE by Mark Manson

In this episode of the Business, Wealth & Mindset Podcast, host Alex delves into Mark Manson's thought-provoking book, "Everything is F'd." The discussion explores the concept of hope and its significance in a seemingly meaningless existence. Through compelling examples, including the stories of Witold Pilecki, Friedrich Nietzsche, and Albert Einstein, the episode highlights the importance of hope in overcoming despair and finding meaning in our lives. Listeners are encouraged to engage with their pain, embrace discomfort, and cultivate a hopeful outlook for a better future. KEY TAKEAWAYS The Uncomfortable Truth: Hope is essential for finding meaning in a seemingly meaningless existence. Acknowledging the insignificance of our lives can lead to building a sustainable and benevolent sense of hope. The Classic Assumption: The belief that reason should dominate our desires is flawed. Both the thinking brain and feeling brain are necessary for effective decision-making, and understanding our emotions is crucial for self-control and hope. Newton's Laws of Emotion: Emotions have their own laws, such as the idea that every action has an emotional reaction. Our self-worth is shaped by our experiences over time, and our identities can be challenged by new experiences. The Importance of Narratives: The stories we tell ourselves shape our identities and values. It's vital to ensure these narratives are constructive and foster hope rather than anxiety or nihilism. Pain as a Universal Constant: Instead of pursuing happiness, we should accept that pain is a part of life. Embracing pain can lead to growth and finding meaning, as hope is rooted in our ability to navigate through life's challenges. BEST MOMENTS "Though Manson humorously expands on it by writing that if he were a barista at Starbucks, he would happily write the following message on every customer's morning coffee: One day, you and everyone you love will die." "Hopelessness is the root of anxiety, mental illness, and depression. It is the source of all misery and the cause of all addiction." "The only true meaning in existence is the ability to form meaning." "We are inconsequential cosmic dust, bumping and milling around on a tiny blue speck. We imagine our own importance. We invent our purpose. We are nothing." "The only true form of freedom, the only ethical form of freedom is through self-limitation." KEY TAKEAWAYS Selective Caring: We have a limited amount of energy and attention, represented as "golden coins." It's essential to be selective about where we invest our care and concern, focusing on what truly matters rather than getting bogged down by trivial issues. Embracing Negative Experiences: Life's lows and challenges are not just obstacles; they are vital for personal growth. Embracing these tough moments can lead to resilience and a deeper understanding of ourselves. Rejection of Entitlement: Success, love, and respect are earned, not given. Moving away from an entitlement mindset encourages personal responsibility and the understanding that we must actively work towards our goals. Importance of Boundaries: Setting clear boundaries is crucial for maintaining healthy relationships and self-respect. Boundaries help define what is acceptable and protect our well-being. Failure as a Stepping Stone: Failure should be viewed as a necessary part of the growth process. Each failure provides valuable lessons and insights, pushing us to try new approaches and build resilience. BEST MOMENTS "It's about being selective with your coins. It doesn't mean you don't care about anything; instead, you're choosing what to care about."  "When you embrace the tough times, you are saying yes to the whole spectrum. You're becoming adaptable, you're becoming resilient."  "Failure is actually a stepping stone, not a stumbling block. It's a part of the process of moving forward, not backwards." "Saying no is crucial. It's how you set boundaries, how you protect your time, and stay true to your priorities."  "Rejection of entitlement is about getting rid of the idea that you deserve something just because you are who you are."  ABOUT THE HOSTAlex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange, and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS, and JPMorgan ChaseAlex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs).He specialises in raising finance, providing potential investors, investors, and joint venture partners with ad hoc (to their specific requirements), hands-free and hassle-free property investments solutions as well as coaching and mentoringAlex aspires to share business and financial knowledge with upcoming entrepreneurs and experienced business minds to learn and master the concepts and mindsets required to succeed, stand-out, have the edge and make a difference.Alex is also a keen traveller, cyclist, and photographer. Consider simplifying or personalizing existing solutions to make them more appealing to your target audience. Book Summary: Rich Dad Poor Dad by Robert Kiyosaki

In this episode of the Business, Wealth & Mindset Podcast, host Alex talks through the transformative lessons from Robert Kiyosaki's influential book, "Rich Dad Poor Dad." The discussion highlights the critical differences between the mindsets of the rich and the poor, emphasizing that the wealthy do not work for money but instead make money work for them. Kiyosaki shares his personal experiences of learning about financial literacy, the importance of understanding assets versus liabilities, and the necessity of developing skills beyond traditional education. The episode covers key lessons such as the significance of financial education, the power of corporations, and the mindset shifts required to overcome fear, cynicism, laziness, and bad habits.  KEY TAKEAWAYS Financial Education is Crucial: Understanding the difference between assets and liabilities is essential for building wealth. An asset puts money in your pocket, while a liability takes money out. Many people mistakenly believe their homes are assets, but they often function as liabilities. Work to Learn, Not Just for Money: Gaining diverse skills and experiences is more valuable than simply working for a paycheck. Focusing on learning opportunities can lead to greater financial success in the long run. Mind Your Own Business: It's important to focus on building your asset column rather than solely relying on your job. This means investing in income-generating assets and reducing liabilities to create financial independence. Emotions Influence Financial Decisions: Fear and greed can control financial behaviour. Learning to manage these emotions is key to making sound financial decisions and avoiding the "rat race." Opportunities Are Everywhere: Developing financial intelligence allows individuals to recognize and seize opportunities that others may overlook. This mindset shift can lead to innovative ways to create wealth, even in challenging economic times. BEST MOMENTS "Earning money is a science that is not taught in schools." Alex "The rich don't work for money." - Robert Kiyosaki "Life is the best teacher of all and that most of the time life does not call you." - Robert Kiyosaki "If you want to be rich, you need to be financially literate." - Robert Kiyosaki "Minding your own business doesn't mean starting a company." - Robert Kiyosaki   ABOUT THE HOSTAlex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange, and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS, and JPMorgan ChaseAlex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs).He specialises in raising finance, providing potential investors, investors, and joint venture partners with ad hoc (to their specific requirements), hands-free and hassle-free property investments solutions as well as coaching and mentoringAlex aspires to share business and financial knowledge with upcoming entrepreneurs and experienced business minds to learn and master the concepts and mindsets required to succeed, stand-out, have the edge and make a difference.Alex is also a keen traveller, cyclist, and photographer. The Short Lease Story and Secret Hacks with The Short Lease King Jason Patterson

Alex welcomes Jason Patterson, also known as "The Short Lease King." Jason shares his inspiring journey into the property market, starting from humble beginnings in 2001 when he purchased his first flat. He discusses the challenges he faced, including navigating the complexities of leasehold properties and the importance of understanding lease lengths. Jason highlights his strategies for success, including buying flats with short leases, extending those leases, and maximszing property value through refurbishments and reconfigurations. He also delves into the impact of recent legislation on leasehold properties and shares valuable insights for aspiring property investors. With a focus on determination, hard work, and the pursuit of financial freedom, this episode is packed with practical advice and motivational stories for anyone looking to venture into the property market. KEY TAKEAWAYS Start Small and Educate Yourself: The journey into property investment can begin with small steps, such as purchasing a flat. It's essential to educate yourself about the market, including understanding leases and property values, even if resources were limited in the past. Overcome Challenges with Determination: The importance of hard work and determination is highlighted, especially when facing financial constraints. Working overtime and saving diligently can help overcome initial barriers to entry in property investment. Leverage Short Leases for Profit: Investing in properties with short leases can be a lucrative strategy. By extending the lease and potentially refurbishing the property, significant value can be added, leading to substantial financial gains. Stay Informed on Legislation Changes: Recent legislative changes, such as the Leasehold Reform Act, can significantly impact property investment strategies. Understanding these changes can provide opportunities for investors to acquire properties more easily and at a lower cost. Diversify Your Approach: As experience grows, diversifying into areas like training, speaking engagements, and sharing knowledge can provide new avenues for growth and fulfillment in the property investment journey. This can also help keep the investment process engaging and rewarding. BEST MOMENTS "I didn't like working full time. I hated getting up early... I said to myself, right, how can I earn money without doing sweat labor?" "When you extend your lease, you have to go to the flat for at least two years in order to extend your lease. That two-year rule has been abolished." "There's a big element there of delayed gratification... you seem to be very clear in your vision, like where you want to go."  "You can always get a mortgage with a short lease flat and then you extend the lease, do any work, refurb, reconfiguration, and then after six months you can extract your uplift." "It always seems impossible until it's done. Keep on doing it, and then you break the barrier of like, oh, you did it."   ABOUT THE GUEST Property Investor of 20+years, purchased my first BTL in 2001 Multimillion pound property portfolio Properties located mainly in North London and in Dubai Specialise in leasehold properties 20+ years experience in lease extensions and purchasing freeholds Strategies used: BTL - Vanilla Buy to Lets BRR - Buy Refurbish Rent BRR - Buy Reconfigure Rent meaning I add value to flats by adding an extra bedroom by moving the kitchen into the front room BRRRR - Buy Refurbish Rent Refinance Repeat BER - Buy Extend Lease Rent meaning I extend the short lease of the flat creating instant equity in the property BERRRR - Buy Extend Lease Refurbish Rent Refinance Repeat BERRRRR - Buy Extend Lease Reconfigure Refurbish Rent Refinance Repeat Purchasing the Freehold to flat conversions Facebook:  Jason Patterson https://www.facebook.com/jason.patterson.37454 LinkedIn:  Jason Patterson https://www.linkedin.com/in/jason-patterson-797a1ba2 Instagram:  Jasonpatterson365 https://www.instagram.com/jasonpatterson365?igsh=MTJwczc5bm45ZXhwOQ== YouTube:  Jasonpatterson365  https://www.youtube.com/@jasonpatterson365 TikTok: Jasonpatterson365  https://www.tiktok.com/@jasonpatterson365?_t=8kqN3CL1Nyr&_r=1 ABOUT THE HOSTAlex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange, and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS, and JPMorgan ChaseAlex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs).He specialises in raising finance, providing potential investors, investors, and joint venture partners with ad hoc (to their specific requirements), hands-free and hassle-free property investments solutions as well as coaching and mentoringAlex aspires to share business and financial knowledge with upcoming entrepreneurs and experienced business minds to learn and master the concepts and mindsets required to succeed, stand-out, have the edge and make a difference.Alex is also a keen traveller, cyclist, and photographer. No Selfless good deed (No one owes you anything) with international singer song-writer Joe Kellz

In this episode of the Business, Wealth & Mindset Podcast, host Alex Sapala engages in an inspiring conversation with musician and actor Joe Kellz. The discussion delves into Joe's journey from his early days in Malawi to becoming a multifaceted artist, exploring the challenges he faced, including parental expectations and financial constraints in pursuing his music career. Joe shares insights into his musical evolution from gospel to a broader range of themes, emphasising the importance of authenticity and the value of collaboration in the industry. He reflects on the significance of understanding one's audience and the realities of making a living in the music business in Malawi. Throughout the episode, Joe's passion for music and his commitment to staying true to himself shine through, offering valuable lessons for aspiring artists and listeners alike. KEY TAKEAWAYS Value Creation: Success in the music industry is heavily tied to the value an artist brings to the marketplace. Artists should focus on developing their unique identity and skills to attract fans and collaborators. Authenticity Over Fame: Maintaining authenticity is crucial for artists. Engaging with the community and staying true to oneself can enhance an artist's connection with their audience, rather than solely focusing on celebrity status. Collaboration Strategy: Collaborating with established artists can be beneficial for exposure, but it’s important to ensure mutual interest and promotion. Both parties should actively market the collaboration to maximize its reach. Challenges of Early Career: Many artists face challenges in their early careers, including financial constraints and parental expectations. Overcoming these obstacles often requires persistence and creativity in finding opportunities to develop their craft. Evolving Music Style: Artists may evolve their music style over time to explore different themes and messages. This evolution allows them to connect with a broader audience and address various aspects of life beyond their initial genre. BEST MOMENTS "I wanted to put myself at a mutual level. My relationship with God is all right. I'm okay with that, also making sure that I'm able to write music for people." "No one owes you anything. As an up-and-coming artist, you feel entitled to certain people in the industry supporting you, but they have their own business to run." "Doesn't that take out a little bit of the creative genius? You know, when you're young, you just get inspired, write a song in a day, and it could be a hit."  "I believe that any other person has got a perception. If I'm the one writing the song, there has to be a joker in the song." "There is money in music in Malawi, depending on how you handle yourself. You need to make sure that people understand the value of your presence."   GUEST BIO With his interest in writing songs and performing, Joe Kellz (Born Kelvin Jonathan Pangani) is one of the renowned singer and song writer in Malawi. Alex talks about practices such as emotional control, utilising the trap it, map it, zap it technique, and the importance of breath in reducing stress. This is What is Stopping Your Success...and the BLUEPRINT to Overcoming It

Been to an event, got highly motivated, fired up and ready to go the next day? Get started, hit some blocks, motivation wanes, you give it, you get excited about something else only to repeat the cycle. Sounds familiar? Shifting mindset is a fundamental part of personal development. Because you've developed this unconscious competence. You can do things almost on autopilot because you've been doing things many, many times over." "You are eliminating your excuses. Property Finance Intricacies (and lessons) of Alex Sapala's journey by finance experts Ro Sharma and Marc Champ

Alex is a guest on the "Show Me The Money Podcast: Unlocking Property Finance“, where he joins discussions with Marc Champ and Ro Sharma to explore his experiences with finance for his investment strategies. With years of combined experience in the real estate and financial industries, Marc and Ro bring a wealth of knowledge to the table. Their engaging discussions, in-depth interviews with industry insiders, and captivating storytelling will leave you inspired and armed with the tools you need to make informed decisions in the ever-evolving intricate landscape of property finance. With mixed use and commercial to residential property investments and a financial services background, the episode focuses on investments in the Midlands and North East. Alex is also a co-host of PPN Brentwood. KEY TAKEAWAYS Alex believes in using property as a vehicle to achieve financial and time freedom. His strategy focuses on buying commercial or mixed-use properties, splitting the titles, and converting the commercial units into residential to maximize returns. The target acquisition value ranges from £100,000 to £150,000, with a minimum of two-bedroom units and a minimum yield of 25% on capital employed. The corporate structure involves setting up separate SPVs for the freehold and leaseholds, with different lenders used for each property to spread the risk. Leveraging commercial units can be challenging due to limited lender options and lower loan-to-value ratios, but refinancing after converting to residential can help release equity. BEST MOMENTS "I stumbled on it actually by, I wouldn't say accident, but I had a light bulb moment." "What if I had 10 of these? Essentially, I wouldn't need to actually work." "The focus has always been to leave as little money as possible so that you can build a portfolio with the same pot of cash." "We are picking up a lot of commercial or semi or mixed-use properties." "We're looking for like infinite yields. I mean, obviously, these are the deals whereby you put all your money out and you have nothing invested and they are fully mortgaged." Taking ‘Cryptopreneurship’ Seriously with Andy Tully

Alex talks with cryptopreneur Andy Tully who has made a fortune buying and selling cryptocurrency Andy shares his journey and explains how crypto works and how you can get into it. Crypto is the currency of the metaverse and this episode is a great way of understanding more about how it works and how anyone can be a cryptopreneur in both short term trading  and long term investment   KEY TAKEAWAYS Bitcoin is becoming more valuable as it’s used more There are lots of exciting uses for bitcoin and its where people are storing their wealth With Crypto, you are your own bank and you need your own security protocols Crypto has been designed with decentralisation and safety in mind A bank can be hacked more easily than a blockchain There may be controls introduced to regulate it but it won’t be possible to centralise it The exciting thing with crypto is the metaverse and this will be the driver for it developing further It’s the ecosystem of the virtual world and it will grow Start with the big exchanges and  the top hundred coins Buy at the bottom and sell at the top For long term investment research, the coin you are looking to buy and don’t worry about any dips in value    BEST MOMENTS ‘People say it’s just a bit of code but money is just a bit of paper’ ‘It’s definitely the future ‘I mainly trade on price now, if you buy at support and sell at resistance you can make money’   VALUABLE RESOURCES Business, Wealth and Mindset podcast series      ABOUT THE GUEST Andy Tully I am a cryptopreneur I have made my fortune by buying and selling cryptocurrency and it’s what I currently do full time to this day. I’m super passionate about crypto as it has given me the freedom to be able to do what I want, when I want, with whoever I want.   Now my mission is to try and get as many people enjoying crypto as much as I do. So I teach total beginners how to start investing into crypto to give them a solid portfolio and investment plan. I teach people that already know about crypto how to streamline their portfolios so they are able to get a steady income stream. I also run an investment fund as not everyone has time to learn so I invest for them.   I wasn’t always a cryptopreneur. I used to be an electrician and had my own electrical contracting company. For about 20 years I’ve been trading the financial markets as a hobby/side hustle this was used to pay for my holidays, renovations, etc   I became aware of crypto in 2015 and purchased my first Bitcoin in 2016 but didn’t really think it was something that would stick around but I have always dabbled in it and kept an eye on it as it started to get more and more mainstream.   March 2020 came and Bitcoin was about $4k. Covid 19 was here and we were all in lock down, this is when I really hit it full time. I had temporarily closed my electrical company and just did crypto, this is when I started teaching people over zoom and how to get in and trade crypto.   So at the moment my son runs my electrical business and I just eat, sleep and breathe crypto and I am truly living the dream.   ABOUT THE HOST Alex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange, and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS, and JPMorgan Chase Alex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs). Conscious Leadership, raising awareness and the global mission with change agent Julie Hogbin

Looking at who you are and what you are doing and changing to be the person who can achieve your mission in a conscious way is the key to moving forward in a positive way and in this episode, Alex and Julie discuss the process of change that can bring you to a point where you are conscious in the decisions and actions you take as you move towards your goal and fulfil your mission in life There is great content about why as humans we do the things, we do and how as  goal-driven creatures we all need to have a mission and goals that we are moving towards in life This is a hugely enjoyable thought-provoking episode that has something for everyone, listen in and hear more   KEY TAKEAWAYS Until we break we think we are okay but it means we only have a limited level of self-awareness To actively change you have to recognise there is something more you can be and actively do something different You have to admit to yourself that you need help and support Getting comfortable and content means it’s harder to change and if you stay still it’s the same as going backwards in a world of change You need to act and take preventative steps to make sure you don’t reach a point of crisis You have to have a mission that pulls you forward at all times The world changes but good leadership and management remain a constant The only thing you can control is you, it’s only possible to influence others Create the mission, decide on the goals, and work out how you are going to achieve them Work out who you need to become and then work on how to influence and manage those around you We are all goal-driven creatures so make your goals something you are setting consciously Have an intention, pay it attention and you will get the outcome Nothing exists in isolation there is a reason for everything   BEST MOMENTS ‘You need to step outside of your ego and say there is more to learn than you know’ ‘We arrive at everything in every moment’ ‘It’s having a mission, creating a vision, and writing your goals’   VALUABLE RESOURCES Business, Wealth and Mindset podcast series    Julie Hogbin Instagram   ABOUT THE GUEST Julie Hogbin I have worked with Leadership and Management teams in the Public and Private sectors for over two decades, more recently with Entrepreneurs building their own business & consistently with people who want to change their lives. Discipline Equals Freedom – The Morning Habits and Tactics

Everyone wants freedom in some way or another, from time freedom, financial freedom to freedom from pain and chronic illness but where do freedoms come from? Alex reflects on the crucial role of building discipline if you want to create freedom of any sort and explains how when you begin your day with three key habits you will be setting yourself up to be disciplined throughout your day. He also shares the tactics that when implemented mean you can achieve high levels of discipline across all your daily routines and ultimately more freedom   KEY TAKEAWAYS Freedom comes from discipline the more disciplined you become the more freedom you will have Waking before dawn doing a workout and completing the least desirable tasks first will create more discipline throughout the day As soon as weaknesses arise get angry at them Radio silence mode is about always having a plan that is understood well enough to be completed in silence doing what you need to do When you get into the habit of laughing Silence can help you concentrate fully on successfully completing detailed tasks Laughing at challenges makes them less powerful and when you make this a habit and discipline it makes it easier to move forward   BEST MOMENTS ‘Discipline begets discipline’ ‘Follow the key morning habits to create the discipline you need to build freedom’   VALUABLE RESOURCES Business, Wealth and Mindset podcast series    Discipline Equals Freedom by Jocko Willink   ABOUT THE HOST Alex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS and JPMorgan Chase Alex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs). Four Thousands Weeks – Time Management for Mortals

Alex looks how as life is finite for everyone finding a way to do the things that really matter and experience them completely is the way to achieve what really counts and brings you joy With the average life being made up of around four thousand weeks managing your time in the best way should be what’s really important but often we become overwhelmed and make choices that are about being busy instead of meaningful. Alex has great advice listen in and hear more   KEY TAKEAWAYS The average life is around four thousand weeks To remove existential overwhelm make a list of  your twenty-five life goals in priority order and then focus only on the top five Concentrate completely on the first five goals on your list You need to create vacancies on the closed list before you move anything from the open list Adopt  strategic underachievement and concentrate on doing a few things really well Focus on doing well the things that are meaningful When you slow down and eliminate being busy all the time everything becomes more meaningful Everything becomes more meaningful when you experience it as if you are doing it for the last time Get lost in the time and feeling of the experience and it becomes more meaningful   BEST MOMENTS ‘You can get caught in the efficiency trap. When you understand your emotions and how to respond to them you can change your world and achieve balance   KEY TAKEAWAYS When energy is in motion it continues to gain momentum until something stops it There is a link between your emotions and the chemical makeup of your body The brain doesn’t distinguish between what’s real and what’s not so you can manipulate it in whatever way you want You can change your thinking and think happy to change your emotions Your emotions are a guide and feedback to you about how things are going It’s important to feel the emotion but not let it take control of you To be the most use to society you have to be balanced Those who thrive are those who can see both the negatives and positives and create balance As humans, it’s vital to stay in the present and enjoy the journey The universe is like a mirror and it reflects back what you give to it The best way to change the world is to deal with negativity with love. Alex explains why people procrastinate and how it can potentially mean you end up with lots of unfinished projects He also provides great content on how to stop procrastinating and develop a finishing mindset so that you can be someone who not only finishes but also learns from every project you begin   KEY TAKEAWAYS In week 1 of a project, you are full of enthusiasm and inspiration  but by week 3 you lose interest and abandon the project You can end up with multiple projects that you never finish You need the four follow through muscles of focus, resisting distraction, persistence and taking action when looking at a project In week 1 your follow-through muscles are at their optimum Psychological roadblocks are the expectations you create around perfectionism It’s insecurity in disguise it gives you what you perceive as valid excuses to not to take action You need to adopt a finishing mindset In the process of getting to the end, you will be learning Finishing always equals learning and keeps the psychological roadblock of perfection at bay Have a finishing manifesto – a set of rules that means you always finish ‘I want’ is what you want to achieve, ‘I will’ is the actions you will complete, ‘I won’t’ is removing the distractions so you can achieve   BEST MOMENTS ‘It doesn’t have to be perfect because when you finish you have always learnt something’ ‘It’s a mindset that will help you to keep learning’ ‘Have an implementation intention and you will be more likely to take action’   VALUABLE RESOURCES Business, Wealth and Mindset podcast series    Finish What You Start by Peter Hollins   ABOUT THE HOST Alex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS and JPMorgan Chase Alex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs). Erupting into Your Peak Version - Next Level Human Performance Acceleration with Former Star Athlete and Bull Rider Wylie McGraw

Wylie McGraw is a former star athlete, competitive bull rider, 3-tour combat veteran and Founder of Radical Performance Acceleration specializing in accelerating performance for those in leadership. He talks with Alex about his experiences and how they helped him to understand his superpower – being able to eradicate the stress of others, get them to reach their potential, and optimize in all areas of life. When you understand the stresses in your life and face them head-on, there can be a resolution which translates to living in an optimal state that produces results beyond expectation. KEY TAKEAWAYS  External pressures impact us more than we like to admit. We are unfortunately afraid of the stresses and chaos of life; we spend our time suppressing things rather than resolving them. Resolution is the only way to achieve optimization. Your performance in life should be about advancing who you are and optimizing yourself. We have become lost in overthinking and disconnected from other valuable aspects of ourselves when it comes to achieving and reaching our peak success. Your intuitive mind is a precious gift that will make the difference on your way towards bigger successes. You must evolve your understanding of stress and recognize the limits it has on you. Acute stresses are the recurring life experiences that keep happening to us and they are tied to your unresolved chronic stresses. The only way to resolve chronic stresses is to face them head-on. What are YOU doing with your time?

A short but very insightful episode where Alex explores the concepts and illusions around time. He focuses on the importance of using your time wisely and reminding yourself what a precious resource it is to us all. KEY TAKEAWAYS Depending on the context, time can feel like it is flying by or like it is 'dragging'. For example, if you are waiting in an airport 10 minutes can easily feel like an hour but in contrast, your wedding day whizzes past. Time is the finite of resources that we have. We are all given 24 hours in the day but we all use it differently. It's so important that we use it wisely and treat it like the precious resource it is. He explains the adversity in his early life and the repeating behaviours that held him back along with how he built his values of life, learning, loving, loyalty and legacy creating a life that brings awareness and action together to make changes that matter. Everyone has a life story but as Paul explains it’s a story you can change if you want to, you just need to ask yourself ‘who do I choose to be?’   KEY TAKEAWAYS Whatever story we create in our lives it’s just a story so you can change it if you want I’d gone from being a creative person to being a destroyer Whatever happens in my life I always stand and fight I built things up so that I could pull them down and was in a repeating cycle for this behaviour It’s the higher self within you that is saying don’t give in you can get through this The stuff we keep hold of from the past doesn’t help us we need to learn from it and move on My own story defies logic but ultimately I’m so grateful for everything that has happened in my life It can be the question of “who do I choose to be?” Your path leads you to the place you are meant to be Every relationship consolidated  and built on my understanding of love and helped me to know that my purpose was to teach My values in life – without life there is nothing, it’s sacred, Learning – be prepared to always learn and change your story, Loving – comes in many different ways, Legacy – a journey of self-discovery is about being able to share it, Loyalty – be loyal to yourself and learn to speak your own truth Part of the journey is finding out what your higher source so that you can serve it fully You need to bring together awareness and action to make changes Everyone is a world game-changer whether they realise it or not World game changers are global and its tribe is growing weekly   BEST MOMENTS ‘Leave the world a better place’ ‘How can you reach out to others who are suffering from adversity if you haven’t been there yourself?’ ‘The world is big enough for difference and diversity’   VALUABLE RESOURCES Business, Wealth and Mindset podcast series    http://www.paul-lowe.com http://www.worldgamechangers.org   ABOUT THE GUEST The Early Years The early, foundation years of Paul’s life, were forged from a dark, desperate baptism of fire, that included from abuse, cruelty, neglect, alcoholism and attempted suicide; eventually emerging to become a successful, positive and inspirational man with a powerful message to share… this is at the heart of his coaching methods. Failure Mindset - Corporate vs Lessons from the Military

Alex has been chatting with a military friend and this episode reflects on the difference in failure mindset between the corporate and military worlds Those people who learn best from their mistakes are those who become the best leaders and it’s the understanding and mindset of knowing that mistakes are a learning opportunity that removes the fear of failure and motivates our creative genius   KEY TAKEAWAYS The standard corporate structure is designed for minimum failure Those in the corporate world with few failures are seen as more successful In the military there is a culture and understanding that things will happen, the key is in how people respond In the military, it’s acknowledged that things will happen and mistakes are embraced When you come from a mindset and understanding that mistakes will happen you approach any situation without the fear of failure It’s a question of ‘what can I learn from this?’ When you are fearful of making a mistake you are not in a position to find a solution Understanding how you can learn from a mistake is the key to being solution-focused Life happens and mistakes are a part of it and if you embrace the right mindset you will rise up to meet the challenge and solve it    BEST MOMENTS ‘The fewer mistakes you make in the corporate world the faster you rise through the ranks’ ‘You are in a zone where you know for sure things will go wrong at some point but there isn’t the fear’   VALUABLE RESOURCES Business, Wealth and Mindset podcast series      ABOUT THE HOST Alex is a prize-winning chartered accountant with experience in financial markets from trading finance, capital hedging, structural foreign exchange and interest rates to operational risk from the world’s top financial and advisory institutions including Deloitte, RBS and JPMorgan Chase Alex has been involved in property development programmes across different types since 2008, building and managing a portfolio that includes standard buy-to-lets, student accommodation and other houses in multiple occupancy (HMOs).
