So, how can you stand out to make your offer more desirable? My first piece of advice is to get pre-qualified for a mortgage loan. This gives the seller a sense of security because you have proven that you can purchase the home. It makes you nearly equal with a cash buyer, but this also allows you to find out what you can afford to purchase. Most sellers won’t even look at an offer without a pre-qualification. Another good thing to do is put down 20% on a home, or put a larger amount of earnest money down. Not everyone can afford to do this, but if you have the financial clout, I would recommend it. It’s also not a good idea to make an offer with a lot of contingencies. You want your offer clean, and sellers don’t like to muddle around with contingent offers.
