L’abattement sur la résidence principale serait remplacé par une exonération jusqu’à 1 million d’euros, et le barème progressif laisserait place à un taux unique de 1 %, un choix qui interroge sur le plan de la justice fiscale.Le statut du bailleur privé : une version “allégée” qui déçoitAttendu depuis des mois, le statut du bailleur privé a été adopté dans une forme minimaliste. S’il prévoit un amortissement fiscal pour les logements neufs ou rénovés à loyers maîtrisés, ses plafonds (8000 € par an) et restrictions (impossibilité de louer à un proche, rentabilité faible) en limitent grandement l’intérêt. Un dispositif qui semble loin de l’objectif de relancer massivement l’investissement locatif.Ce n’est qu’un point d’étape. La loi de finances est toujours en cours de discussion et rien à ce stade n’est définitif !
