Rents Are Falling In Canada: Is The Sky Falling Or Is This The Best Opportunity In Years?

from Real Estate Investing Morning Show ( REI Investment in Canada ) · host Wayne Hillier

🎧 Rents Are Falling: Is The Sky Falling Or Is This The Best Opportunity In Years? Canadian Real Estate Investing Morning Show – Hosted by real estate investing coaches Wayne & Gabby Hillier Rents are falling across several Canadian markets, but that does not automatically mean the sky is falling for real estate investors. In fact, this shift may be creating one of the best buying opportunities investors have seen in years. In this episode, Wayne and Gabby break down the latest Canadian rental market data and explain why softer rents were predictable, why some investors may be in trouble, and why disciplined investors could benefit from the changing market. New rental buildings, recently completed condominium projects, slower population growth, affordability pressures, and fewer renters transitioning into homeownership are all affecting rental markets across Canada. However, not every market or property type is experiencing the same conditions. Wayne explains why newer, more expensive rental units are facing more competition and higher vacancies, while affordable properties, older stabilized buildings, and family-sized rentals may remain in much stronger demand. They also discuss the important difference between residential real estate and multifamily investing. Residential property values are primarily influenced by comparable sales, while multifamily values are heavily tied to rental income and net operating income. Falling rents can therefore create significant problems for investors who purchased multifamily properties using aggressive rental projections. But for investors who bought strong properties, maintained healthy cash flow, kept adequate reserves, and planned for changing market conditions, softer rents do not necessarily need to be a crisis. They may actually create opportunity. A slower market can mean fewer buyers, less competition, more motivated sellers, greater negotiating power, and another chance to purchase profitable rental properties before prices begin rising again. Wayne explains why he continues buying when prices soften, provided the property still generates strong cash flow and makes sense without depending on appreciation. Gabby also shares why falling rents can be positive for the day-to-day operation of a rental property business. When tenants can comfortably afford their rent, landlords may experience fewer late payments, fewer evictions, less turnover, and more stable long-term tenancies. Wayne and Gabby also share what they are seeing inside their own rental portfolio, including stronger demand for affordable units, family homes, finished basements, additional bedrooms, and properties that can support multigenerational living. The market is changing, but changing markets create opportunities for investors who understand what is happening and know how to respond. 🧠 What You'll Learn in This Episode Why rents are falling across several Canadian markets What the latest CMHC rental market report says Why new condominium supply is entering the rental market Why Toronto, Vancouver, Calgary, Ottawa, Halifax, Montreal, and Edmonton are behaving differently Why newer and more expensive units are experiencing higher vacancies Why affordable and family-sized rentals may remain in stronger demand Why landlords are offering free rent, parking, gift cards, and moving incentives Why rental markets and residential real estate markets move differently Why multifamily property values are closely tied to rents and net operating income Why falling rents could expose investments built on aggressive assumptions Why strong cash flow protects investors during market changes Why investors should never depend on inflated rents to make a deal work Why tenant affordability matters to the health of a rental business Why multigenerational living is becoming more common Why additional bedrooms and finished basements may increase rental demand Why softer rents could lead to more stable, longer-term tenants Why a slower market may create better negotiating opportunities Why fewer buyers can benefit disciplined investors Why Wayne continues buying when prices soften Why this could be one of the best real estate buying opportunities in years 📅 Upcoming Events Edmonton Garden Suites 101 June 12, 2026 Edmonton, Alberta www.reimasters.ca/edmontongardensuites101 REI Masters Edmonton Real Estate Investing Bus Tour August 22, 2026 www.reimasters.ca/edmontonbustour 👥 About Your Hosts Wayne & Gabby Hillier are full-time real estate investors and real estate investing coaches based in Edmonton, Alberta, Canada.
