Yesterday, it was down 736 total active listings on the market.0:16 We have 10 coming soon. 79 new listings have been posted these past seven days. 83 properties have had their prices changed.0:22 These are all reductions. out of escrow. That number a little bit. So for buyers. You go up fir your offer accepted becau kind of a watch it, make this property starts to of escrow.0:58 26 properties have gone 47 properties have gone p six expired, 12 cancelled What does that mean? Well, the Santa Clarita market is moving in the residential bio realm, but it's not moving as fast as it typically would this time of year.1:15 And that happens to be because of the particular economy that's existing, the war, and the interest rates. Nothing really seems to be changing.1:23 On that front, except not great news, but a little bit worse news as far as buyers go in the interest rates and as they're being increased now.1:32 I will tell you purchasing real estate, if interest rates are pricing you beyond your capability to buy a house, then that's it.1:39 You have to wait until they do. They come down, you have to wait until there's some adjustment somewhere, borrowing money, getting a raise, getting another job, all of these sorts of things.1:47 If you really want to buy real estate, of course, that's, that's the truth. But if you're still qualified and you're buying, make sure you're buying not because you're holding interest rates are going to come down at some point in the future, whatever you're buying, if it's going to be using a 30-year2:02 fixed loan, which is a very typical type of loan, you want to stick with it and understand that that interest rate might stay where it is.2:10 If you're using an adjustable rate mortgage. People still seem to be selling a lot of those now. It's going to be dependent on future increases or decreases depending on what index.2:21 tied to. You need to get all that information. That's, that's a very deep and complicated scenario, but you want to ask worst case scenarios.2:30 Best case scenarios and then try to maybe plant your, plant your shovel somewhere in between those. You sellers out there.2:36 It is very important to get that property price correctly out of the chute. That future estimation of value at the 90 day realm is very, very, a good indicator.2:45 of where your value should be, so I wouldn't base it on today's value, I would look out two months, two and a half, three months, and see where that value is.2:54 happens to be looking at the past trend. Whatever market you happen to be in, your agent should be able to work out those numbers.3:01 Looking at how properties are trending over the last several months, and then plot that line, and then map it out, and then be able to tell you, okay, 60 days, 90 days from now, this is potentially where that value's going to be.3:12 In some neighborhoods right now in Southern California, it, it might be increasing, because that's the trend. In most neighborhoods right now, it's either flat, or decreasing, so that's also the trend.3:21 So, pricing that property correctly, and then finally, I know I talked to a, a, a, a, to be coming on the marke property sometime.3:34 it's really important. It's worth the four or 500 bucks that a good inspector would charge to come out and run through your property with a fine tooth comb and look at every aspect of it and then prepare for a list and then as a seller, you know, we'll go over which things that you should attend to and3:49 which things won't, aren't necessary. But you have full disclosure there. I mean, there is no guessing at that point. It's lovely.3:56 And that doesn't mean that the buyer doesn't get their own home inspection. They need to get their own home inspector.4:02 But that home inspector that's coming is going to have that document. And, you know, they're going to know. It's not that easy.4:08 There's never a who's is bigger kind of scenario. It's always these people are just looking for the facts of the residents because they don't know.4:15 It can be validated by other third parties. None of that is an opinion. It's all factual. We are diving deep into the exact real estate data and pipeline numbers for the Santa Clarita Valley and the North San Fernando Valley! If you are a seller right now, you need to pay very close attention because the San Fernando Valley market is moving at lightning speed—specifically, an eight-day gap faster than Santa Clarita! It is the exact same buyers, the same lenders, and the same interest rates, but the numbers tell us a completely different story!Let's get into the data, the pricing strategies, and why 55 properties completely FAILED to sell this week!📉 The 1.2 Month Absorption Rate RealityLet me throw a little bit of knowledge your way. Right now, we are sitting at a historically tight 1.2-month absorption rate! I have been in this beloved industry for 28 years (since 1998!), and I have seen various markets, including those heavy periods where we had six full months of inventory.What does 1.2 months actually mean? At the current rate of sale, if absolutely no other properties came onto the market, it would take just 1.2 months to deplete the inventory entirely to zero! Even though inventory has increased at least 20% since February, supply is still incredibly scarce. In just the last week, 307 properties moved from active status into some form of escrow!🥊 The Showdown: San Fernando Valley vs. Santa Clarita ValleyWe are tracking the eight most active cities in the Santa Clarita Valley and the eight cities in the North end of the San Fernando Valley. Here is the breakdown of single-family residences over the last seven days:Santa Clarita Valley (SCV): We saw 48 closed properties in the last seven days! The median close price averaged out to $739,995. The median days on the market out here is currently 22.5 days.San Fernando Valley (SFV): We had 36 closed properties in the North Valley! The median close price is substantially higher at $905,000!The Speed Gap: Properties are picking up and selling much faster in the San Fernando Valley, showing an eight-day speed advantage over the Santa Clarita Valley! Historically, it has always been that way; the closer you get to Los Angeles, things tend to move a little faster due to a larger influx of people.The Pipeline: For properties under contract that will close in the next 30 to 60 days, we have 45 spoken for in SCV and 30 in SFV! That is a pipeline of 75 homes moving toward the finish line!🛑 Why Are 55 Listings FAILING in a Hot Market?!Even at one-fifth of normal supply, listings do still die! In the past seven days, 55 listings across these areas failed to sell—they were either canceled, expired, withdrawn, or put on hold. SCV had 29 failed listings (a 16% failure rate), while SFV had 26 fail (a 20% failure rate)! Here is why real sellers are missing the mark:Wrong Price Out of the Gate: The absolute biggest issue. Sometimes waiting without reducing the price pays off, as a $10,000 to $15,000 reduction only extrapolates out to a few months of payments, but price heavily dictates the timeline!Weak Prep & Bad Photos: People look at real pictures! Walking into a house loaded with a seller's family photographs makes it incredibly difficult for buyers to unpack their mental curtains and imagine themselves living there.Rushed Releases: Some agents are in such a hurry to list that they release a home into the wild before professional photography or drone shots are ready! It is better to hold it as "coming soon" with one front snap until everything is fully prepared.Vanishing Agents: Some agents simply disappear when a house isn't selling, perhaps out of embarrassment, instead of doing the hard work and having a mature discussion about strategy.Buyer Sabotage: Sometimes buyers ruin their own escrow by going out and buying a new $130,000 Ford Raptor, suddenly blowing their mortgage approval because they cannot float the new vehicle payment!🔦 Neighborhood Spotlight (Last 7 Days)Let's look at the real yardstick for local areas:Northridge: The massive winner! 8 properties closed with a high median close price of $1,337,500 and a lightning-fast 12 days on the market!Granada Hills: 9 closed properties, a median close price of $985,000, and 24 days on the market!Valencia: 16 closed properties, a median close price of $721,495, and 28 days on the market!Canyon Country: 11 closed properties, a median close price of $812,500, and 17 days on the market!Newhall: Dragging a little bit at 63 days on the market, while the rest of the market runs under 25 days!📉 The Bond Market & Interest Rate RealityIf your house is taking too long to sell, we have to look at macroeconomic trends. Mortgage interest rates are based on the 10-year bond market. Recent global events, like the situation with the Strait of Hormuz in the Middle East, created lower confidence in the 10-year bond, resulting in higher interest rates. The industry likes to tell buyers, "Don't marry the rate, marry the house," but what if the rates never come back down? Never purchase predicated on hoping rates will drop!🛡️ The Sellers Only Agent Difference!I am a Sellers Only Agent—I do not represent buyers at all! Other agents often leave properties listed as "active under backup" purely to generate extra buyer leads for themselves. Appraisers and agents will even call trying to "pillow talk" me into unlawfully releasing escrow data! Because I only represent sellers, my only focus is getting your home sold for top dollar.I put my cancellation clause in writing upfront.
