April 2026 Real Estate Update
It’s April and the oft spoken of Spring market is upon us here in Northern Colorado. We have seen increased new listing activity, pending sales and closed sales since January. If history repeats itself, April is when we have the most buyer activity and sellers see there homes sell faster and for more money. REALTOR.com, when looking at national data, offers that the week of April 13th is the best time for sellers to list their home. Granted, that is based on national data and we all know that real estate is hyper local in relevance. I would venture to say they are correct though. Mortgage interest rates are slightly lower after rising considerably from 5.99% to 6.63% in the last month. As of today they are at 6.38%. The rise in rates started due to the conflict in Iran. As such, oil prices went up. While not directly related they tend to move in concert. However, with the potential for peace that is being negotiated, oil price are coming down as well as mortgage interest rates. Will thefluctuation in rates have a negative impact on the housing market? We won’t really know until April’s data comesout. As for now, the Spring market seems to be under way. In this episode I highlight the usual data, comparing importantmetrics for Boulder, Larimer and Weld Counties. I discuss the year-over-year and the month-over-month data. Boulder, Larimer and Weld Counties Market Update
Here is the latest edition of my market update. The real estate market reflects the fact that most people are busy with fun festivities for the holidays. We typically see a less active real estate market this time of year. However, the data shows that this November was less active than last year. This is surprising since a year ago we had rates that were hovering around 7%, whereas now they are around 6.2%. This is good news for buyers as you will have less competition and more negotiating power. There is also good news on the horizon for sellers as the Spring market will be upon us before you know it. July 2025 Real Estate Market Update
The Spring market is over. While we saw some pockets of accelerated activity across the Front Range, we also saw homes sitting on the market for extended lengths oftime. Inventory has increased but buying activity is not keeping up. The result? We are edging toward a Buyer’sMarket. In fact, some areas, especially the mountain towns, are already in a Buyer’s Market, according to the Month'sSupply of Inventory metric. We are also seeing a significant amount of price reductions. Builders are offering great incentives on their standing inventory. If you werewondering if now is a good time to buy, it is, as long as you are planning on owning the home as a long term investment. If it helps, Barbara Corcoran, a popular real estate mogul, thinks the market we’re in is a good one to buy in. For the selling side of things, many of you are enjoying amortgage that has a rate below 4%, some even below 3%! My honest professional advice? Hold! Unless you really, really want to move and it makes good sense. Otherwise, enjoy that low mortgage rate!

June 2025 Market Update
The Spring market in Northern Colorado is tapering off. While some homes sold quickly and above list price, many more have sat on the market and sold below list price. This is not great news for sellers but provides opportunities for buyers to find good deals. Some sellers are motivated to sell in this type of market so they are willing to accept lower offers and may offer money to buyers to pay down the interest rate. Builders are especially motivated to sell their current inventory and are offering incentives to buyers such as lower mortgage interest rates and price reductions to make homes more affordable to a larger segment of themarket. May 2025 Market Update
In this market update you’ll see evidence of a Spring market with somewhat mixed results. That is, in this market, some homes are moving quickly while others sit for weeks or even months. Interest rates are hovering just below 7%, with small fluctuations daily. FHA and VA loans are right at 6.25%. There are opportunities out there if you are able to afford a home in this market. Some sellers are willing to negotiate and some builders are offering great interest rates or other incentives to get rid of their existing inventory. The Spring market is here and we’re seeing mixed activity. The Buyers with big pockets are out but they are picky about what homes they are pursuing. Some Sellers are seeing multiple offers and some are seeing multiple weeks on the market with no activity. Mortgage interest rates have fluctuated significantly in the last week due to the market’s response to the tariffs. In real estate news, some headlinesare helpful and some are click bate and produce fear. I highlight a couple of recent headlines that can be misleading until you read the finer details.

February 2025 Market Update for Northern Colorado
We’re over a month into 2025 and seeing some interesting activity along the Front Range. Boulder County saw less pending and closed sales compared to last year at this time while Larimer County saw an increase in both metrics. While pending sales are down, Weld County saw a 15.6% increase in closed sales compared to last year. Mortgage interest rates were in the upper 6%range at this time last year so it is significant that we are seeing more buying activity on the market. New listings were up in all three counties with Weld seeing a 10.2% increase, Larimer 16.6%, and Boulder County saw a 5.6% increase. Homes are staying on the market a few days longer before going under contract compared to last year. However, while we don’t have February’s data yet, I am seeing some homes fetch multiple offers and going under contract over list price. It is an anomaly to see this, but it is happening. The Percent of List Price Received year over year was slightly down in the month of January but I suspect it will show an increase when we look at February’s data based on some of the yet to be recorded market activity that I am seeing. The amount of inventory has gone up along the Front Range, in part because of some homes staying on the market longer, but also because we are seeing more listings coming on the market. We are promised a more active Spring market now that the election is over, at least that is historically what has happened in 9 out of the last 11 elections, regardless of which party has won the White House. Based on what I’m seeing out there, there is some good activity on the market. What would bring more buyers on the market is lower mortgage interest rates. We’ll see if that happens, and if it does, we’ll see a very robust Spring market. If it doesn’t, there is still a segment of the market that is willing and able to buy a home in this market despite the affordability factor that sidelines so many prospective homeowners.

It is now 2025 and many are wondering how our economy and our housing market will look like in the coming year. Across the nation, people have experienced their personal economy’s languishing due to the long-term effect of inflation. But is there a light at the end of the tunnel? Many are predicting a better economy over the next few years which will produce more jobs and pay increases for consumers. Every year, the “experts” use data to put forth their best guesses as to what will happen with home values and mortgage interest rates. How to Buy a Home: Compensation Agreement
Here is the new form that all home buyers are going to have to be acquainted with. The Compensation Agreement stipulates what a real estate broker in Colorado is going to charge for their services to you. Please note, this form does not obligate you to work with the real estate broker, it is merely a disclosure so that you are aware of the potential charges if you move forward with this agent. There are many nuances and everything is negotiable as you move forward but this video gives a basic explanation of what this form means.

The Spring market continues on, though restrained by those higher mortgage interest rates. Price appreciation continues to elevate only slightly. I’m seeing some local markets have price reductions while homes at the lower end of the market are getting multiple offers. The balance of sales shows price appreciation in our overall market. December 2023 Market Update
The market has been fairly stable overall with small changes but nothing like the escalated market we had in recent years. With higher interest rates and the resultant decrease in demand, there has been downward pressure on home prices. However, just in the last two days things have changed, at least in regard to interest rates. They dropped to the low 7s and as of 12/14, they are at 6.82% and trending lower. How will the market respond? Are these rates low enough to significantly increase buyer demand? Time will tell… In this episode I’ll take the usual look at how the market is trending in Northern Colorado and highlight the average sales prices in the major communities along the Front Range. November 2023 Market Update
Now that we have some data going into the Fall market, what are we seeing? There is some variation across the Front Range but overall the market is stable. In this episode I cover the market data for Boulder, Larimer and Weld Counties. I also highlight the average sales price of homes in different communities along the Front Range to show you what you get for your money. I cover interest rates, of course. They topped out just above 8% recently but now they have come down to around 7.5%. At the end is a segment that shows the month over month change for these counties. Questions? July 2023 Market Update
Many variables are impacting our housing market. Overall, compared to last year, the housing market in Northern Colorado is stabilizing. No major changes in one direction or another. I think many buyers and sellers are holding off due to higher interest rates and some uncertainty with regards to the economy. There are buyers and sellers out there moving forward but it seems more people are in a wait and see mode. What will change that? When mortgage interest rates get below 6% and stay there for a while. Hopefully, if the experts are correct, that will happen by years end. What will the real estate market look like in 2023? There are differing opinions as to what will happen, some are optimistic while some predict hard times ahead. In this forecast, I use data from national sources as well as an annual report put out by Leed’s School of Business at University of Colorado in Boulder. They do a thorough evaluation of our local and national economies to give us an idea of what opportunities and/or headwinds lie ahead.
