Q2 Update - How Many Properties Did I Buy And Sell
Q2 Update ATLANTA WEBSITE Organic only - 1-2 keywords on page one while 8-10 keywords on are on page 2. It should take a couple more months of links and content before I see quality leads. Strategy: Content, FB, links DALLAS WEBSITE Adwords - I've got one of the best adword accounts. Low cost per lead and it converts really well. Organic - 24-26 keywords on page 1. $15,000 in wholesale fees AUSTIN WEBSITE Adwords - cost per acquisition is $125 per lead Organic - 41+ keywords on page 1 $45,000 in wholesale fees Mobile home continue to produce great returns. In Q3 and beyond I'll be lending money on these opportunities. Real Estate Lending Lending money on 2 properties and raised private money as well. New Tactic On Generating Motivated Seller Leads - Small Towns
I attended a networking meeting and the speaker was David Bootrus Talked about his strategy for making money in smaller markets Step 1 – Identify the small/rural city that you want to target. You’ll need to research rent rates for the area as well. Step 2 – Create a marketing plan for the area Digital Yellow letters Bandit signs Step 3 – Work the leads and purchase distressed homes in the area for 5,000 – 20,000 Step 4 – Do a basic make ready Step 5 - Market the property in MLS, craigslist, Trulia, Zillow… Step 6 – Use bandit signs for “owner financing” Step 7 – You’re going to make the payment on the mortgage $400 less than rent rates Why would you do this? It ensures a very low foreclosure rate.

How Many Motivated Seller Leads Did I Generate In Q1 - Jerred Buys Houses
Q1 Update I drive the majority of my motivated seller leads from online marketing and Q1 was a great quarter. #1 Deal Leander house – I love doing these types of deals. I bought a perfect house in a great neighborhood. Then I setup a lease back scenario with the sellers for at least 6 months. I’ll look to exit this property in late 2017 or early 2018. Austin Leads – In Q1, 2017 I generated 28 qualified leads via contact request form. My phone rang an additional 17 times over the quarter. Million dollar leads – 2 homes and made 2 offers at roughly 50% of value Austin Mobile home leads – For some reason Q1 was great for mobile homes. I believe we are starting to see contraction in the Austin job market and these individuals are leaving the city to find temp work in a different area. Austin Vacant Land leads – 3 people called me to receive an offer on their land. Most of these sellers are in bad financial positions with an asset that doesn’t produce. On top of not producing, property tax in Texas is brutal. For that reason I typically offer very little money for land. Dallas Leads – My website generated 13 leads via the contact request form and my phone rang a couple of times. We’re currently working a 3 home package, which should net us a nice pay out. I’ll provide an update in Q2 if this deal gets done. Houston Leads – My website generated 3 leads. I’ve been having a difficult time with generating online leads in Houston. So, I came up with a new plan of attach and I’ve launched a new site. Atlanta Leads – No leads in Q1. This site is relatively new and I’m working on ranking it. Convert More Seller Leads Via Your Website With Retargeting
I've been using retargeting for the last year and have found great results but there are a couple of tricks that you'll need to follow. Step 1 - I prefer Adroll.com over Adwords and Facebook pixels because its easier. You have 1 platform to manage instead of 2. Step 2 - Keep it simple. Adroll helps you with this by managing both networks in a single UI. Step 3 - Free graphics. That's right, Adroll will create all of your graphics for free. Plus, they'll create new graphics every 90 days. Step 4 - Use the Adroll team to optimize your campaigns on a 90 day basis. You'll receive an email from them asking if you'd like them to assist. Just reply to the email and they'll pimp it out. Step 5 - Make sure you setup conversion tracking. Note: On a monthly basis you should get 30,000 - 50,000 impressions and convert 4-12 leads Retargeting software that I use - www.adroll.com Contact me through my Facebook page - Or Take a look a couple of lead gen sites that I manage.
