Dead Bodies, Blazed Trees & Boundary Lines: The Real World of Land Surveying
Most real estate investors skip the survey or wait until they're closing — and that's when they find out the property isn't 125 acres, it's 103. Or the fence has been in the wrong spot for 40 years. Or there's a cemetery on the back corner. In this episode of Dirty Deeds, Logan Fullmer sits down with Kort Breaux, owner of West Star Alamo Land Surveyors, to pull back the curtain on what a land survey actually involves — and why it's one of the most undervalued tools in a real estate investor's toolkit. What we cover:What a boundary survey actually delivers (it's way more than measurements)Metes & bounds vs. platted lots — and why older San Antonio neighborhoods are harder than you'd thinkThe step-by-step process from order to final PDFHow surveyors deal with deeds from the 1800s described in varas, chains, and "ride north and smoke four cigarettes"Real case studies: a 20-acre deal with an unmarked cemetery, a Caldwell County neighbor dispute, a warehouse with a 15-foot line problem, and a woman paying taxes on an acre that TxDOT took 50 years agoHow a surveyor's affidavit can fix decades of bad deeds — fastWhy CAD and Zillow acreage is not your surveyHow surveys are priced (and why your realtor's $1,000 estimate is wrong)The ethical and legal responsibility surveyors carry — same licensing rigor as engineersWest Star's survey of the Alamo and Mission San JoseConnect with Kort Breaux / West Star Alamo Land Surveyors:Search: West Star Alamo Land Surveyors | San Marcos & San Antonio, TXConnect with Logan Fullmer:INSTAGRAM: Logan_FullmerFACEBOOK: Logan Fullmer Subscribe to Dirty Deeds for the most interesting, messy, and profitable real estate deals on earth.

From Prison Gangs to 5 Businesses: The Joey Stacks Story
Joey Stacks didn't just grow up on the wrong side of the tracks. He grew up inside the track. East Side San Antonio. Organized crime. Meth labs. FBI raids at age 8. Prison at 17.By 22, he was moving half-kilo bricks through Austin's nightlife scene — until the task force came knocking. But this episode isn't about the fall. It's about what happened after. Two prison sentences. Six years total. A son born while he was fresh out with a monitor on his ankle. A fence-building business that outearned everything he ever made in the streets. And a moment on a job site in Terrell Hills — orange chicken in hand — that changed everything.Joey Stacks went from confirmed gang member to Discovery Channel feature, supplement company, construction business, clothing line, and father of five. This conversation goes places most podcasts won't.What prison actually looks like — riots, zip guns, and race politics nobody talks aboutWhy the "bad guys" get paroled and the good ones stay locked upHow he tracked down a trafficked teenage girl using one Instagram photo and Google MapsThe moment fatherhood hit him like a freight train and he crushed his last cigarette for goodSome people read about this life. "Just Me" Turned Into 13 Heirs: The Messy Truth of Florida Probate with Al Nicoletti
It's just me," the seller said. By the end of the phone call, there were 13 siblings. In this episode of Dirty Deeds, Logan Fullmer sits down with Florida's high-volume probate and curative title attorney Al Nicoletti to break down the deals most investors run from — and why the messiest title "train wrecks" are hiding the biggest paydays in real estate right now. If you've ever walked away from a deal because of a missing heir, a phantom mortgage, or a landlocked lot, this is the masterclass you've been looking for.Al reveals the "Ever-Ever" questioning technique he uses to flush out hidden heirs BEFORE they blow up your closing, why Florida is the "Wild West" of public records compared to Texas (and how he pulls death certificates in 24 hours), and how to run the juice vs. squeeze math to decide if a $12k spread is actually worth a Quiet Title action. Logan and Al also break down how to sell a property in weeks even when formal probate drags on for months, plus how to untangle the triple-stack nightmare of Probate + Guardianship + Squatters on the same deal.━━━━━━━━━━━━━━━━━━━━━━🔗 CONNECT WITH LOGAN FULLMER:▶ Instagram: @logan_fullmer🔗 CONNECT WITH AL NICOLETTI:▶ Website: alnicoletti.com▶ Instagram: @attorneyalnicoletti━━━━━━━━━━━━━━━━━━━━━━Real stories. How He Finds Million-Dollar Deals Nobody Else Can Close
What happens when you buy a $130,000 property and discover mid-lawsuit that it was appraised at $2.3 million? In this episode of Dirty Deeds, Logan Fullmer sits down with Southern California investor Ellis San Jose — a veteran deal-maker who built his career finding deeply discounted real estate and "paper" (notes, liens, and mortgages) that nobody else wanted to touch. Ellis breaks down how he got his start buying non-performing second mortgages for as little as 3 cents on the dollar during the 2008 meltdown, why private notes are still a viable niche today, and how creative financing structures — like paying a seller in three lump sums over 30 years at 0% interest — can turn a $150K house into a $500K long-term hold. The conversation gets real fast: Ellis shares his biggest loss (high six figures on a Chicago warehouse conversion gone wrong), what it's like to go head-to-head with a multinational law firm, and why knowing who you're dealing with matters just as much as knowing the deal. If you're ready to stop grinding and start working smarter in real estate, this one is worth every minute.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page--------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com-------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-------------------------------------------------------------------- 🔗 Connect with Ellis:📸 Instagram : https://www.instagram.com/fibiusa/📧 Email: [email protected], comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

The Real Estate Strategy Nobody Is Teaching in 2026
Willy Numbers built one of the most unconventional real estate businesses in the game — and in this episode of Dirty Deeds, he breaks down exactly how he did it. Willy is the founder of Reverse Flip, a strategy that flips the traditional wholesale model on its head. Instead of locking up a contract and waiting weeks for title searches, Willy buys the deed first, solves the problems on the back end, and exits with profits that most wholesalers never see coming.Willy takes us back to where it all started — a beat-up property in Miami with a bankruptcy, two mortgages, a squatter, and $200K in city liens. Most investors would have walked. Willy bought the deed for a thousand dollars and made $100K on the exit. That one deal changed everything. From there, he reverse-engineered the entire strategy, stacking tax delinquent lists with open mortgages, digging through court dockets, and hunting the deals nobody else knew how to close. He walks through the deal that really put him on the map — a $254,000 payday on a single family in Westchester, Miami that came from a piece of return mail marked "deceased." What followed was a dead owner, a professional squatter running an adverse possession claim, two probates, a writ of possession, and a concrete-filled pipe. Willy closed it anyway. But this episode isn't just about deals. Willy gets real about losing everything in 2022 after two business divorces, getting sober in 2023, and rebuilding to millionaire status in under 15 months. His mindset on standards, energy, and what you're willing to tolerate is worth the listen alone. If you've ever wondered what's sitting below the surface of traditional wholesaling, this is the episode that pulls back the curtain.🔗 Find Willy at https://reverseflip.com/home📸 Instagram : https://www.instagram.com/willynumbers/💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

Death, Divorce, Disaster… Deals?
In this episode of Dirty Deeds, Logan Fullmer sits down with legendary investor Dave Dey — a 27-year veteran with over 2,000 real estate transactions under his belt — to unpack how he’s turned some of life’s toughest situations into creative, profitable deals. Dave shares his journey from humble beginnings and missionary roots in India to living in a weekly motel with five adults and three dogs, to finally becoming one of the most respected problem-solvers in real estate. He explains his “four Ds” — death, divorce, disaster, and detention — and how each represents opportunity hidden in public records. From his first “no-money-down” deal inspired by a late-night Carlton Sheets infomercial, to storm-chasing investment strategies in the wake of Hurricane Katrina, Dave’s story is equal parts grit, humor, and deep insight. The two dig into curative title work, private-money strategies, and how true investors trade the currency of problem solving for equity. From a $7M Lawsuit to 118 Deals: The Sales System Behind It
In this episode, Eric Cline breaks down how elite sales process—not real estate expertise—is what actually drives consistent deal flow in wholesaling and distressed property acquisitions. After losing a $9-figure business exit and writing a $7 million settlement check, Eric rebuilt from scratch by applying repeatable call-center sales systems to real estate, funding 118 deals and generating $2.6M in his first year alone. He walks through his exact acquisition framework, including lead follow-up cadence, the “10 Days of Hell,” multi-step phone sales structure, and how to negotiate with circumstances instead of price. This conversation dives deep into psychology, scripting, timing, and why most investors fail—not because of leads, but because of poor conversion. What Happens When Your Real Estate Model Breaks?
In this episode of Dirty Deeds, Logan Fullmer sits down with Tim and Emily to break down what it really looks like to pivot a real estate business when the market changes — and how distressed property acquisition can unlock massive opportunities when other strategies start to stall.Tim and Emily share their journey from land flipping and wholesaling into distressed property acquisition, including the challenges they faced as margins tightened, buyer demand slowed, and cancellation rates climbed. What started as a thriving land business eventually hit a wall, forcing them to ask the hard questions every investor must face: Is it the market? Is it the model? Or is it time to evolve? They dive deep into the realities of land investing in today’s market — shrinking spreads, rising costs, attorney-state complications, slow cash conversion cycles, and why simply “lowering your price” isn’t always an option when you’re already near break-even. From Florida and the Southeast to the Northeast, Tim and Emily explain why expanding into new markets didn’t solve the underlying problem and how that realization opened the door to a completely different strategy. One of the most powerful moments of the episode is the story of their first distressed deal — a messy heir situation involving missing heirs, jail records, private investigators, and legal hurdles. What began as uncertainty turned into over $100,000 in equity in just 30 days, proving how impactful distressed property acquisition can be when done correctly.Throughout the conversation, Logan emphasizes the importance of transparency, integrity, and trust when working with sellers — especially in emotionally charged situations like probate, heir property, and distressed ownership. Tim and Emily echo this sentiment, sharing how honesty and genuine communication have been central to their success on the phone and in negotiations.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com-----------------------------------------------------------------------------------------------------------Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

How to be Successful in Real Estate in 2025
In this episode, Chris Burns takes us deep into the messy, high-stakes world of real estate deals that most investors won’t touch. From DJing in Mumbai to mastering DC’s complex Tenant Opportunity to Purchase Act (TOPA), Chris has worn nearly every hat in real estate—agent, developer, landlord, flipper, Section 8 operator, land entitlement negotiator, and tenant advocate. Chris explains why being pragmatic, even keel, and obsessively detail-oriented is the only way to survive in this business—and why sometimes walking away is smarter than squeezing juice that isn’t worth it. He also opens up about his biggest wins, like building a diverse portfolio over 12 years by relentlessly learning every angle of the business, and how joining the right coaching program finally brought everything into focus. Beyond just chasing deals, Chris has represented both tenants and landlords in TOPA negotiations, built lasting relationships, and proven that understanding the rules better than anyone else gives you leverage in even the toughest situations. He stresses that this isn’t a get-rich-quick scheme—it’s a business that rewards obsessive learners who can think multiple moves ahead, stay calm under pressure, and adapt when things get chaotic. Solving Complex Title Issues for Huge Profits
In this episode of The Dirty Deeds Podcast, Logan Fullmer sits down with his business partner Kyle Westbrook to discuss Kyle’s journey into real estate, the challenges of title issues, and how to find success in distressed properties. They begin by addressing the top three problems that prevent properties from being sold traditionally through a title company:Deceased ownersJudgmentsLiens or a combination of issuesKyle shares his unconventional career path—starting out in customer service and sales roles that he typically left within six months. While he was good at picking things up quickly and excelling, he always found himself seeking something more challenging.Raised in a financially modest household, Kyle didn't understand money as a child, but today, his financial drive is shaped by a desire to preserve what he's earned, stemming from a scarcity mindset. For him, money is now a measure of success and security, not just a means for consumption. His entry into real estate was by chance. While managing properties, he took a job leasing units in his own apartment complex, which sparked his interest in real estate and sales. Later, inspired by Gary Keller's book, The Millionaire Real Estate Investor, and resources like BiggerPockets, he started exploring investment opportunities.Kyle’s first deal was a house flip in Killeen, Texas. He used hard money lending with minimal savings, and although he completed the flip, the experience was grueling. Then he discovered wholesaling through YouTube and quickly closed his first wholesale deal within 30-45 days—making more money than he did on the flip. That was the “aha” moment that shifted his career path.Eventually, a property with a complicated title issue involving dozens of heirs brought him to Logan. Frustrated by dead ends with attorneys and title companies, Kyle began searching online and stumbled upon Logan’s content through a Facebook page and the company, Asset Resolution Partners. Their collaboration on that deal led to a successful outcome—and the start of a strong business partnership.Don’t forget to like, comment, and subscribe for more episodes about real estate deals, curative title, and turning tough situations into big wins.#realestatepodcast #realestateinvesting #entrepreneur #podcast
