Bidding Wars, Bargains or a Balanced Market? | Ep. 147

Every extra 10 days on the market could cost you 1-2% off your sale price.Spring market sellers — this one’s for you! Here’s what the data shows:10 days on market → You’re likely getting close to (or even at/above) full list price.20 days → Average ~2% off.30 days → Another 1% drops off… and it keeps adding up.Buyers today are patient and data-driven. The longer a home sits, the more they expect a discount. It’s just market psychology at work.Smart move? Price it right from day one so you sell faster and keep more in your pocket. Overpricing hoping for a bidding war can backfire in today’s market. If you’re thinking about selling this spring, let’s talk strategy before you list. The right price + right prep = faster sale and better net proceeds. As always, thanks for tuning into Your Two Favorite Realtors on the Internet 🏡

The 4 Types of Realtors — and Only One Builds Something That Lasts | Ep. 146

"The real estate industry looks very different in 2025 than it did a decade ago, and if you're building a business right now, it helps to understand the landscape you're actually working in.In this episode, we walk through some eye-opening stats that paint a picture of where the industry stands today — and what they reveal about the four distinct types of agents working in it.Because not every agent struggles for the same reason. Some never fully commit to doing what the work requires. Others dive in but step back before the seeds they've planted have time to grow. Some put in the time and effort consistently, but build in a way that quietly works against the very clients they serve. And then there's the fourth type — the agent who shows up fully, stays the course, and is genuinely motivated by seeing the people around them win.Only one of those four builds something that lasts. If you're newer to the industry and trying to find your footing, or a seasoned agent who wants to be intentional about the kind of business you're growing, this episode is for you. We're not here to hustle harder — we're here to build better."

The Best Agents are Great Therapists | ep. 145

The joke is that Realtors wear many hats... one of those being the role of a therapists for our clients and for the agent on the opposite side of the transaction. It's true!!Another great week of real estate is in the books and that means that Your Two Favorite Realtors on the Internet have been hard at work navigating the dynamic emotions of our clients and fellow real estate agents. Navigating the wants and needs of everyone at the table means that we need to be disciplined to listen before we speak and seek to understand before we are understood. This really does divide the good from the great and it's a major focus for us here at Lovette Properties! Failing daily of course, but seeking to fail forward. When you go to buy or sell your next home, ask your agent to explain where the opposing side of the transaction might be coming from. If you can better understand the position of your "opponent" you can better understand how to reach a win-win that gets the deal closed!Where have Sellers been coming from? What about Buyers? This episode will give you the past and present look at both sides and how you can navigate the marketplace of emotion here in 2026.

STANDOFF… Why Buyers & Sellers Have Leverage in This Housing Market

We all know people buying and selling homes, and both sides sound as if they have leverage—unwilling to budge or compromise.Buyers aren’t willing to pay asking price or purchase without concessions for repairs, while sellers are listing their homes as if it were 2021 all over again! The market has been soft the past two years, yes… but sellers have still seen local appreciation at a steady clip despite higher interest rates. We can thank low inventory and strong demand for our local market here in the Triangle area—and the truth is, we don’t see that changing much in the near future. But for the first time in nearly a decade, buyers have been able to successfully push back against seller demands. As inventory has risen and days on market have increased, some sellers have grown desperate to move and therefore more willing to negotiate. This has all contributed to what we’re currently seeing as a Buyer/Seller Standoff—and it’s been fascinating to watch! What will happen next? That’s hard to predict, but our take is that as interest rates adjust downward and more buyers return to the market, sellers will soon have the upper hand again. Buyers may want to target this immediate fall market to avoid the crowds heading into 2026.If you’re looking for more local real estate content and helpful info as a buyer, seller, or Realtor, check back each week for another episode of Your Two Favorite Realtors on the Internet! Ep. 116 - When to Buy and When to Sell

The two questions EVERYONE asks… "Is it a good time to buy?" “Is it a good time to sell?” 🤔 These are the top two burning questions we get asked every single day as Realtors! Our take??? IT DEPENDS! 🤣 For you Buyers out there: In our opinion there are better questions you should be asking... Find out more on today’s episode and learn why timing the market is a tricky business that may end up hurting you. Real Estate is a long term investment and the best one at that! Be careful before you make decisions that treat real estate like a short term stock trade and realize the enormous financial benefits to owning and holding real estate sooner rather than later. For you Sellers out there: First… understand your personal reasons for wanting to sell and ask the question, “When do I want to be a Buyer?” Answering these questions will help you think through when it’s right for YOU to sell. Remember that for some, selling is purely a strategic investment decision, but for most selling a home is a highly personal decision that should not be treated like an investment portfolio. 2nd… understand your home in light of your market and whether you want to compete with more sellers or with fewer of them. Ask yourself if you have a home that can compete in the competitive Spring market or if you would be better off selling before the Blue Ribbon Winner hits the market. As always, thanks for tuning into another episode of Your Two Favorite Realtors… on the Internet!

But don’t miss your opportunity to do so… Your Two Favorite Realtors break down exactly what you need to do step-by-step on today’s episode, along with breaking down common misconceptions about how this all works. We want to help you keep YOUR cash in YOUR pocket. Don’t be taxed any more than you need to be! (PS there’s a DEADLINE of March 1st ⏳)

Have you heard about the 1.8 Billion dollar lawsuit verdict that's hit the National Association of Realtors? We know you have and this is no small thing! 🤯 Right now, the way Realtors get paid is being hotly debated. Is it fair that a seller pays all agent commissions? What do they get out of that transaction and should this change? A better question: Just who gets hurt if that commission structure changes?? Ep. 112 - 42% Increase to Monthly Payments???

This week we break down some of the details surrounding the proposed increase to Home Insurance Premiums and how that could affect home owners. We talk about not only how these changes come about, but also a discussion on why. Homeowners Insurance Premiums are paid by most through their monthly Mortgage Payments and so with a rise in Premiums, most will see a rise to their monthly Mortgage Payments. In an already expensive housing environment… and rising… increases like these make a big impact. Of course, all of this is not without cause and in some cases is the result of a sharp increase in Jury Trial Class Action Lawsuits and the toll that is taking on Insurance Companies across the country. We certainly don’t have all the answers, but we hope this episode sheds light on and answers some of your key questions surrounding this complicated issue! If you disagree with these proposed changes and want to make your voice heard, contact the NC Department of Insurance in the link below: https://www.facebook.com/NCDOI Thanks for tuning into another episode of Your Two Favorite Realtors… on the Internet!

Our advice? Don’t try to time the market!Bottom line - make a move when it’s right for your family to move. And remember…the perfect market doesn’t exist!

Ep 103 The Question Everyone’s Been Asking

Your Two Favorite Realtors are BACK and ready to answer the questions we get almost every day: Should I sell now, or wait until next spring? Should I buy now, or wait for lower interest rates? There will be factors working against you in any market. Waiting to buy in another market may mean you’re spending 50K over list price on a home, competing with tons of other buyers, not getting any repairs covered by the sellers, and the list goes on. While yes, your interest rate may be lower, how does the math really shake out?If you wait to sell in a market where economic downturn has led to lower interest rates, you may be selling in a time where buyers are hurting economically. No matter when you buy or sell, there will be things working for you and things working against you. Moving when it makes sense for you and your family to move is key, and as we always remind you…”the best time to buy a home was yesterday.” So, don’t wait just because the market doesn’t look perfect! It won’t be perfect later, either. We are here to help you through these tough questions, always!

More importantly, an excellent agent by your side who understands the ins and outs of home appraisals and how to deal with issues if they arise is KEY 🔑And yes you heard us right… Sell your home for MORE than any time in HISTORY 🤯 and use your equity to mitigate the pain felt by painfully high Interest Rates! Don’t get the math wrong… call a trusted Realtor instead! ☎️
