Practicing Mindfulness: How to Build Emotional Discipline Under Pressure
Real estate puts us in emotional turbulence every day. Deals stall, clients disappear, conversations don't go the way we hoped, and fear creeps in the moment our momentum slows. That's why emotional discipline is so essential to staying steady in a business we can't control. Most agents assume the solution is to push harder, make more calls, or keep themselves endlessly busy. But emotional discipline has nothing to do with force or pressure. It starts with recognizing that thoughts are not truths, and emotions are not instructions. They're simply experiences passing through, but in a high-stakes business, it's easy to treat them like reality. Whether it's avoiding SOI calls, feeling drained by constant communication, or convincing ourselves that we'll "just get to it later," resistance shows up everywhere. The work is learning to name it, witness it, and not let it run the show. When conversations feel uncomfortable, or results don't come fast enough, fear takes over. Instead of responding from clarity, we react from anxiety. Instead of staying grounded, we personalize normal business cycles. And instead of staying steady, we attach our worth to outcomes we can't fully control. But this approach doesn't give us relief; it only keeps us stuck in the same cycle of fear and overreaction. How do we build emotional discipline? How does this help us deal with the challenges and disappointments that come with this business? In this episode, we talk about how to cultivate long-term resilience in an unpredictable industry. You'll learn how to pause instead of react, stabilize instead of spiral, and stay grounded even when pressure rises. Things You'll Learn In This Episode -Emotions feel real, but they aren't reality Feelings show up automatically, but they don't define what's true. How do you witness an emotion instead of personalizing it? -Resistance hides inside "I'm busy." Avoidance often disguises itself as productivity. How do you notice when fear is steering your day? -Fear drives most reactive decisions. The survival mind speaks fast and loud. How do you shift from reacting impulsively to responding intentionally? -Rejection is neutral; your interpretation isn't. A "no" says nothing about you. How do you stop adding meaning that derails your confidence? About Your Hosts Your co-hosts are Brandon Roberts, founder of Signature Real Estate Group, and Chris Bishop, General Manager. Signature Real Estate Group was founded in 2013 and has grown to 600+ agents in multiple states. Collectively, Brandon and Chris have trained and coached real estate brokers and agents all over the country, including helping agents become multi-million dollar producers in their first year. Practicing Mindfulness: How to Live by Standards Instead of Feelings
Most agents live by accidental rules: what they feel in the moment, what their fear tells them, or whatever the market hands them that week. Without realizing it, they've built a system that constantly shifts beneath them, standards that bend, calendars that change, commitments that disappear the second discomfort shows up. But running your business and your life like that only leads to inconsistency, self-doubt, and emotional exhaustion. That's where the idea of a personal constitution comes in. This isn't a list of aspirations, or a mood-based set of intentions, or another version of "goals." It's an internal set of laws that guide how we show up, regardless of how the day goes or what the market does. A constitution becomes the anchor that keeps you from drifting into old habits, emotional spirals, or reactions you later regret. But the only way it can work is if the constitution is something you really feel and resonate with, not words you put on a page because they sound good. What does it look like to build inner laws you actually live by? How do you create stability inside yourself when the world around you is anything but stable? In this episode, we dig into how to write a personal constitution you can actually follow, and how to practice the kind of non-resistance that lets you respond with clarity instead of reacting from fear. Things You'll Learn In This Episode -A personal constitution only works if it's lived Many agents write elaborate statements that they never return to. How do you create daily laws that actually guide your behavior? -Standards fail when they're optional Most people bend their rules whenever a moment feels uncomfortable. How do you build guardrails that keep you aligned when the pressure rises? -Non-resistance creates clarity Fighting the moment triggers survival mode. How do you practice accepting what's in front of you without disengaging from it? -Response is leadership, reaction is habit Your best decisions come from presence, not urgency. How do you build the pause that separates stimulus from response? About Your Hosts Your co-hosts are Brandon Roberts, founder of Signature Real Estate Group, and Chris Bishop, General Manager. Practicing Mindfulness: How to Separate Your Identity From Your Production
Most agents think their stress comes from slow months, inconsistent clients, or a market that refuses to cooperate. But every time we peel back the layers, we find something far more honest and far more uncomfortable: most people don't actually know where they stand with themselves. They're building their entire business on an internal foundation they've never paused long enough to inspect. The real work isn't lead gen, time blocking, or even skill-building. It's answering one deceptively simple question: Am I okay? Not "am I productive?" Not "am I where I thought I'd be at this age?" Not "am I keeping up with the top agents?" But am I internally okay, without a closing, without a pipeline, without a good day to prop yourself up? That question exposes everything. It shows you where you're avoiding your own truth, where you're basing your worth on activity, and where your inner dialogue has nothing to do with reality. How do you start looking honestly at what you're feeling? How do you name it, and label it? How do you stop being so hard on yourself? In this episode, I talk about letting go of imaginary pressure, releasing the obsession with outcomes, and an important step we need to take before writing our personal constitutions. Things You'll Learn In This Episode -Your value can't come from your closings Most agents tie their self-worth to production, even though the market determines far more than they do. How do you separate who you are from what the month looks like? -Thoughts are automatic, not authoritative The mind produces interpretations, not truths. How do you notice a thought without letting it dictate your emotional state? -Worry is a habit, not a warning Most fears agents carry are imagined outcomes, not present realities. How do you break the cycle of predicting problems that haven't happened? -Feeling "behind" is a shared experience Nearly everyone in a slow market feels like they're not doing enough. How do you recognize this without turning it into a personal judgment? About Your Hosts Your co-hosts are Brandon Roberts, founder of Signature Real Estate Group, and Chris Bishop, General Manager. Practicing Mindfulness: How to Create Your Personal Constitution
In real estate, goals are everything. From the first day in the business, you're taught to set them, how many calls you'll make, how many listings you'll win, how much you'll earn this quarter. They give you something to chase, a sense of direction in an industry that rarely sits still. But at some point, most agents realize the same uncomfortable truth: hitting the goal doesn't necessarily make you feel any better. The moment you achieve it, the relief fades, and the pressure to do more quietly creeps back in. That's because goals are external. They move with the market, with your pipeline, with every change in momentum. A Personal Constitution, on the other hand, is internal. It's not about what you're trying to reach; it's about what you're rooted in. It defines how you operate when business slows down, when emotions run high, or when you feel uncertain about where things are headed. In this episode, I talk about the difference between chasing goals and living by a constitution. You'll learn how to write one, how to use it, and how it can transform not just your performance, but your peace of mind. Things You'll Learn In This Episode -The antidote to burnout When the market feels chaotic and your emotions start running the show, how do you stay grounded in who you are and what you stand for? -Discipline without identity will always fail. What shifts when your consistency doesn't depend on motivation, but on the kind of person you've already decided to be? -You don't rise to your goals, you fall to your standards If your habits and emotional control are the real metrics of success, how do you raise the floor instead of chasing a higher ceiling? -Freedom comes from structure, not from hustle. Why do the calmest, most consistent agents seem to work less but produce more, and what systems of self-governance make that possible? Practicing Mindfulness: How to Stay Centered In a Tough Real Estate Market
Everyone talks about mindfulness like it means meditation or slowing your breathing. But for real estate agents, mindfulness isn't about calm. It's about controlling your emotions when clients ghost you, staying focused when the market shifts, and maintaining self-worth when deals don't close, leads don't convert, or someone else gets the listing. This industry puts constant pressure on performance. We're expected to be available, confident, productive, and emotionally bulletproof, even when we're exhausted, overwhelmed, or questioning whether we'll hit our goals. But if we're depending on the market, our clients, or the next transaction to make us feel okay, we're going to stay trapped in survival mode. Real freedom in real estate isn't more leads, more automation, or a bigger pipeline. It's the quiet ability to say, "I am okay, and I will be okay, regardless of what happens today." That's not positive thinking, that's self-governance, and it's critical to our success in real estate. Why does every agent need a personal constitution? What is mindfulness, and how does it help us in business? In this episode, we break down what it means to lead yourself internally, even when the external world feels unstable. We talk about the power of mindfulness and how it helps you when deals fall through, when other agents outperform you, or when your emotions start driving the bus. Things You'll Learn In This Episode -Your mindset isn't a tool; it's your operating system. If mindset really drives everything in our business, why are most people treating it like a side habit instead of the foundation? -Internal peace doesn't come from success What would happen if we stopped trying to fix the world around us and focused on stabilizing the one inside ourselves first? -Reaction is instinct, response is leadership. If emotional reactivity is costing you time, energy, and clarity, what would change if you learned to respond instead of react? Signature Real Estate and GK Properties: Behind the Merger
Every merger has a story, but this one didn't start in a boardroom. It started on a plane, at a bar, and in countless volunteer meetings where two leaders realized they shared more than titles; they shared values. What began as small talk about service and leadership turned into something neither expected: the realization that they could do more together than apart. Over time, those conversations became a vision, a reimagining of what real estate leadership could look like when culture, care, and accountability all pull in the same direction. When Signature Real Estate Group and GK Properties came together, it wasn't a merger for the sake of scale; it was a reset. Two companies that had both reached the "comfortable" stage decided to shake things up; to rebuild their systems, reenergize their teams, and rediscover the excitement that first drew them to this business. What drove this merger, and what do our organizations hope to achieve together? In this episode, we're joined by Broker and Owner of GK Properties, George Kypreos. We dig into this new partnership and how it's reshaping the culture of Signature from the inside out. Things You'll Learn In This Episode -Culture isn't built, it's felt When energy shifts inside a company, you feel it immediately. Why has the Signature–GK merger reignited excitement and belonging among agents who were already successful? -Efficiency drives growth In a shifting market, bigger isn't always better, but smarter is. How are the new systems, tools, and shared infrastructure setting agents up to do more with less? -The future belongs to those who adapt Markets change, tools evolve, and opportunities expand. How can agents stay relevant and thrive in an era where being the source of the news is more powerful than reacting to it? Guest Bio George Kypreos is a real estate agent and leader with over 20 years of experience in the industry. He is the Broker and Owner of GK Properties, a firm he founded in 2016 to elevate client care standards in real estate. In January 2025, Kypreos assumed the presidency of Las Vegas REALTORS, the largest nonprofit trade organization in southern Nevada, representing nearly 16,000 agents. Prior to his real estate career, Kypreos was the head chef at his family-owned restaurant, Greens Supper Club in Henderson. This background in hospitality has honed his ability to build meaningful relationships and provide exceptional service, qualities he continues to apply in his real estate endeavors. Under his leadership, GK Properties has grown to include multiple top-performing agents, focusing on client relationships and leveraging technology to enhance the real estate experience. The firm has expanded beyond Nevada, with operations in Georgia and North Carolina, employing a hub-and-spoke model to serve clients nationwide. https://www.linkedin.com/in/george-kypreos/. Cultivating Relationships: Habits That Build a Referral Business
When it comes to having a stable real estate business, everyone wants the magic system. The checklist, the automation, the plug-and-play strategy that keeps their pipeline full. But here's the truth: this is the job. Relationship building isn't something you squeeze in between deals or delegate to a CRM. It's the foundation of your reputation, your repeat business, and your referrals. Most agents want a connection without the emotional labor it takes to build it. But that's not how trust works. You can't shortcut care, and you can't systematize sincerity. What separates top producers isn't how many leads they chase; it's how intentionally they nurture the relationships they already have. The agents who thrive long-term know that loyalty doesn't come from volume; it comes from genuine, consistent attention. The work isn't glamorous, but it compounds. So how do you stay consistent when the results aren't instant? And how do you build systems that make you more human, not more mechanical? In this final session of the series on cultivating relationships, we dig into the emotional and practical core of what it means to be a trusted advisor. We talk about shifting from survival mode to service, and from chasing control to cultivating faith. Things You'll Learn In This Episode -Relationship building is identity work The way you show up for others reflects how you show up for yourself. How do you build a business that aligns with who you are instead of what you produce? -Faith replaces control You can't force outcomes, only influence them. Why should you focus on the process, not the payoff, if you want consistency and peace of mind? -Habits create flow Success isn't a secret—it's a rhythm. How do daily actions like gratitude, notes, and real conversations compound into long-term trust and opportunity? -Depth beats volume—every time It's not about 1,000 contacts; it's about the 25 that truly matter. How do you create deeper connections that turn clients into lifelong advocates? Cultivating Relationships: Why You're Losing Clients You Thought You'd Keep
Most agents think loyalty is earned once a deal closes. But here's the truth: past service doesn't guarantee future business. You can do everything right, deliver a flawless transaction, communicate perfectly, and still never hear from that client again. The data proves it. Most clients say they'd use their agent again, but only a fraction actually do. Not because they didn't love the service, but because by the time they're ready to move again, they're simply no longer in flow with you. Someone else showed up first, connected better, or just stayed in touch. Real estate isn't a contact sport; it's a connection sport. And that's the focus of today's session: learning how to stay top of heart, not just top of mind. If there are 30 deals sitting in your phone right now, the question isn't where your next lead is; it's whether you've been present enough to earn it. You don't need more cold calls, ads, or internet leads. You need more flow. In this episode, we unpack what it really means to stay in flow with your clients. You'll learn why being "remembered" isn't enough, why your database is probably your most underused goldmine, and how to rewire your business with consistency and care. Things You'll Learn In This Episode -Past service doesn't equal future business You can't rely on past clients to come back automatically. How do you stay front of mind in the moments that actually matter, when they decide to act? -Your business problem isn't leads, it's flow If you're not in connection with your people, someone else is. Why does consistency in small, human touchpoints outperform any lead-generation campaign? -Connection beats conversion every time The agent who listens, engages, and adds value wins long before a listing is signed. How do you use systems like the 5×5 and 8×8 to build presence, not pressure? Cultivating Relationships: Why Automation Can't Replace Authenticity
Most of us in real estate know we're "supposed" to stay in touch with our database. That's why we send newsletters, set up drip campaigns, and let the CRM fire off reminders. We want to be so consistent with it that we automate as much of the contact as possible. But here's the problem: some of us might be so automated in our communication that we're actually losing the relationship altogether. The truth is, automation will never replace authenticity. A system can remind you to make a call, but it can't make someone feel cared for. A drip campaign might keep your name in their inbox, but it won't make them feel seen. At best, these tools keep you organized; at worst, they strip the soul out of your business. What clients remember isn't the perfectly timed email; it's the moment you showed up without an agenda, just to connect. And yet, most of us avoid going deeper. But real estate is a human business. Your clients don't just need an agent; they need someone who sees them, hears them, and makes them feel safe. In the second episode of our series on cultivating relationships, we delve into what it truly means to build a relationship-driven business. We unpack the difference between checking in and truly being present, why surface-level "touches" don't translate into trust, and how to reframe outreach so it feels like friendship instead of follow-up. Things You'll Learn In This Episode -Automation can't replace authenticity CRMs and drip campaigns keep you organized, but they don't make people feel cared for. How do you ensure your systems create connection instead of disconnection? -Being present matters more than being polished Clients don't remember the facts you recited; they remember how you made them feel. Why should you stop performing and start listening with genuine curiosity? -Trust is built in the invisible moments The follow-up with no agenda, the remembered detail, the unexpected kindness; these create emotional memory. How do you shift from "top of mind" to "top of heart"? About Your Hosts Your co-hosts are Brandon Roberts, founder of Signature Real Estate Group, and Chris Bishop, General Manager. Cultivating Relationships: How to Go From Transactional Agent to Trusted Advisor
Most agents are stuck in a cycle of chasing strangers. Cold calls, internet leads, Zillow ads, you name it. It feels productive, but the truth is, it's a treadmill: exhausting, unsustainable, and guaranteed to burn you out. What actually builds a long-term, stress-free business isn't scripts or lead gen hacks. It's relationships. The agents who thrive aren't chasing; they're cultivating. They're remembered, referred, and trusted because they've shifted from being just another salesperson to being a true advisor. Here's the uncomfortable truth: if your business resets to zero every January, if every deal feels like starting over, you don't have a business, you have survival mode. Real estate only becomes sustainable when you stop measuring your worth by closings and start anchoring it in trust, consistency, and connection. How do we shift from chasing business to cultivating relationships? In this episode, we kick-off a brand new series on cultivating relationships and how that will impact your business. We dig into the mindset shift required to move from survival chasing to sustainable cultivating. We also share the key differences between transactional and relational agents, why most of us cling to leads instead of going deep, and how vulnerability is the missing piece in building loyalty. AI for Real Estate Agents: The Deep-Dive Training You've Been Waiting For w/ Vandana Bhalla
Artificial intelligence has already crossed from buzzword to business reality. And in real estate, it's shaking up everything from listing descriptions to lead generation. But here's the real twist: the biggest differentiator isn't whether you use AI, it's how you use it. Most agents treat it like a shortcut, asking it to rewrite a few sentences. A handful of savvy pros, however, are feeding it deep context, building custom workflows, and turning AI into their silent business partner. That shift is changing what it actually means to be an agent. When everyone has access to the same tools, personality, strategy, and consistency become the true differentiators. AI can write faster, analyze more, and automate the grind, but it can't sit across from a client, earn trust, or close the deal. So, how do you move past the fear, the fluff, and the copy-paste listing descriptions? How do you actually set up AI to sound like you, think with your priorities, and push your business forward while you sleep? In this episode, corporate broker at Signature Real Estate Group and trainer, Vandana Bhall, returns. She shares how she has gone all-in on AI as a way to automate the busywork and double down on human connection. Things You'll Learn In This Episode -AI won't erase agents, it will expose them The fear that "AI is coming for our jobs" misses the point. It's not replacing us, but it is exposing who brings an authentic personality to the table. How does AI level the playing field while also forcing differentiation? -Prompts are processes, not shortcuts Most agents say, "Write me a better listing description." That's like asking for a CMA without providing comps. What's the 7-step framework for prompts that makes AI output sharper, compliant, and actually usable? -Why setup matters more than output Before writing a single social post, your first job is to train AI on your voice, your brand, and your priorities. How do you embed your personality into the system so it stops sounding generic? Guest Bio Vandana Bhalla is a top producing agent, team lead, speaker, coach, trainer and corporate broker at Signature Real Estate Group. With over 17 years in real estate, Vandana started her career as a commercial broker and very quickly moved her focus to luxury and high rise real estate. Breaking Into Luxury Real Estate: Strategies the TV Shows Don't Show You
Every real estate agent, brand new or seasoned, wants to sell luxury listings. It's the market everyone dreams of getting into. It seems glamorous, unaffected in slow markets, and the commissions are higher. The problem is, most say they want to get into luxury, but very few actually do. Why? Because they don't have a plan. Luxury isn't just about bigger homes and bigger commissions. It's a completely different arena, where clients expect white-glove service, deep knowledge of neighborhoods, and an agent who can move comfortably in their world. Without a strategy, most agents get stuck watching from the sidelines, while a small handful dominate the space. What does it actually take to break into luxury? How do you use luxury marketing and branding to attract high-end clients? In this episode, we break down a practical 12-month roadmap for turning "I want to sell luxury" into "I'm actually doing it." You'll learn how to build a brand that screams sophistication, and create experiences that prove you belong in the luxury conversation. Things You'll Learn In This Episode -A "luxury identity" beats generic branding Most agents start with business cards and headshots; in luxury, every detail of your brand must exude sophistication. How do you position yourself as a luxury brand from day one? -Market knowledge is the real differentiator You don't need 20 years in the business to be taken seriously. What you need is hyper-specific knowledge that appeals to high-end buyers. How do you make yourself look more credible than seasoned agents in luxury? -Network where wealth actually gathers In luxury, your clients are at art shows, wine tastings, charity galas, and country clubs. Why does being seen consistently in these circles matter more than blasting postcards to strangers? -Experiences beat marketing pieces Whether it's a high-end open house with a violinist or delivering a market update via FedEx, luxury clients pay attention to details. How can creating "wow" experiences separate you from the pack of agents who all look the same online? Stop Calling Them Dues: RPAC Is An Investment in Our Industry w/ Greg Martin
In real estate, it's easy to get caught up in the grind, more leads, more deals, more personal wins. But the agents who last aren't the ones chasing numbers. They're the ones who step back, ask "what's my why?" and invest in something bigger than themselves. That's the lesson Greg Martin has carried through 30 years of service. As an association president, and one of the leaders who helped every Nevada board achieve NAR's President's Cup in the same year. His perspective is clear: leadership isn't about titles, it's about rolling up your sleeves and giving 120%. And RPAC isn't just another line item on your dues; it's business insurance. It's how we secure the right to run our businesses the way we want, protect our clients' property rights, and make sure we actually have a seat at the table when laws are written that shape our industry. What has Greg learned from his years of leadership? Why should agents think beyond their own businesses? In this episode, Greg challenges us to stop focusing on ourselves and start focusing on service and our real legacy (it's not how many houses we sold). Things You'll Learn In This Episode -The 120% rule Anyone can do just enough to get by. But how does rolling up your sleeves and giving 120% in leadership, business, and life create a reputation you can proudly put your name on? -Leadership as a mindset, not a title Nevada's leadership program isn't about climbing the ladder; it's about discovering your "why." How can agents use this framework to improve their lives, even if they never serve as president? -Investing, not donating Most agents see RPAC as a bill to pay. Greg reframes it as business insurance and a seat at the table. How does thinking of it as an "investment" change the way we approach advocacy and private property rights? -Unity over ego Greg once set a mannequin in the middle of a board meeting to remind leaders who they really represent: the members. How can focusing on service heal divides in an industry full of competing voices? Guest Bio Greg Martin has dedicated nearly two decades to serving his community and shaping the future of real estate in Nevada. A two-time Local Association President and 2017 State Association President, Greg has been at the forefront of state and national issues impacting private property rights and the American Dream of homeownership. His leadership has given him a unique perspective on how advocacy, service, and collaboration strengthen both the industry and the clients it serves. Beyond the boardroom, Greg brings the same passion for life to his personal pursuits as he does to his career. An avid outdoorsman, he can often be found golfing, hunting, fishing, climbing, or wakeboarding. Whether on the water, in the mountains, or serving in leadership, Greg approaches every challenge with a commitment to give his all, 120%, to ensure others benefit from the work he does. Above all, Greg considers it a privilege to help turn real estate dreams into reality, leaving a lasting impact on both his clients and his profession. Connect with Greg on LinkedIn. One Year Later: The Real Impact of the NAR Settlement
A year ago, the NAR settlement sent shockwaves through the real estate world. Agents braced for commissions to collapse, buyers questioned the value of representation, and industry watchers predicted the beginning of the end. But twelve months later, something unexpected happened: not only did the industry survive. It may actually be stronger. Instead of agents scrambling to cut fees, many have learned to articulate their worth better than ever. Instead of a flood of discount models taking over, commissions have quietly ticked upward. Instead of clients pushing back, more buyers are willingly signing agreements once considered "unnecessary." Now that the dust of the settlement has cleared, the real question is: what moves the needle for agents in this market? Because the truth is, you can't build a sustainable business by chasing numbers and hoping the next transaction appears. The agents who are thriving right now aren't the ones dialing for contacts. They're the ones building a valuable book of business, deepening relationships, and positioning themselves as trusted advisors clients return to again and again. How do we build not just a great business, but a great life? What systems and platforms are we using to run our businesses more efficiently? In this episode, we break down how to shift from transactional prospecting to long-term business building. We'll explore how top agents are creating transactions the market doesn't provide, and what it really takes to future-proof your business. Things You'll Learn In This Episode -Why commissions didn't crash (and in some cases went up) The lawsuit intended to lower agent income, but the exact opposite happened. Why did empowering agents to have tougher fee conversations lead to higher paychecks? -How "experience" became the new currency of value Clients aren't just paying for marketing or MLS access anymore. They're paying for judgment, perspective, and decades of lessons. How does this shift give seasoned agents a sharper edge while exposing weaker players? -Niches are the new safety net Shifts always create micro-markets, whether it's 55+ communities, golf course homes, or even short sales making a comeback. Which overlooked niches are wide open for agents willing to specialize? -Professionalism is no longer optional The days of "anyone with a license can sell" are fading. Why is the industry moving toward a standard where knowledge, communication, and systems decide who survives? Social Media Strategy Spotlight: How to Get Listings From Instagram
Social media isn't just a place to post pretty photos or keep up with trends. It's one of the most powerful tools real estate agents have to build credibility, stay top of mind, and turn connections into closings. The problem is that now everyone is posting, making it harder than ever to stand out. And when we all use the same templates, audio, and captions, we blend right into the noise. They share how to treat Instagram like your modern-day CRM, create content that's authentic and authoritative, and convert likes into listings. The best part? Broker Panel: How to Sell, Lead, and Stay Sane in 2025's Market w/ Keith Lynam & Tom Blanchard
If you're looking at the Las Vegas market through the lens of fear, you're already behind. Skyrocketing inventory, tighter buyer scrutiny, and a 20% cancellation rate on deals have many agents spinning. But here's the truth: whatever you believe about the market, real estate never stops. Deals are still happening, and people are still buying and selling houses. The agents who are thriving in this market aren't riding the rollercoaster of fear; they're anchored in systems, guided by data, and leading with relationships. We're in a moment that demands more than hustle. It demands skill, mindset, and structure. Buyers have more choices, sellers are growing restless, and agents? Too many are frozen, reacting instead of responding, dabbling instead of doubling down. If you don't know how to guide a client through a longer listing timeline, price shifts, or emotional decision-making, you're not just at risk; you're replaceable. And that's where most agents are struggling, not because they're lazy, but because no one ever taught them how to sell in this kind of market. How are top agents dealing with follow-up, price conversations, and nervous sellers? What do we need to leverage to have the edge? In today's powerhouse panel, we're joined by two brokers who've led through market crashes, REO chaos, legislative battles, and boom cycles alike. Keith Lynam and Tom Blanchard return to the show for a no-fluff conversation packed with unfiltered insights on what it really takes to lead, sell, and stay sane in today's market. Things You'll Learn In This Episode -Slow market or unprepared agents Inventory is up 78%, but that's not the problem. How can you get ahead by actually educating your clients instead of panicking? -Your mindset is your business plan Top producers show up like CEOs, struggling agents show up like employees. What daily rituals and systems help agents stay accountable, energized, and committed, even when the deals aren't flowing? -Burnout isn't from working too hard If you're chasing leads instead of building relationships, burnout is inevitable. What does it really mean to be a relationship-based agent in this market? -Scripts are dead, conversations are king If you're reading a script, you're already losing. What does a modern "script" actually sound like? Guest Bio Keith Lynam is Vice President of Industry Disruption with the Signature Real Estate Group. If you're in real estate, you already have a coach, whether you realize it or not. It's either a professional who holds you accountable and helps you grow, or you're coaching yourself. Your income and production reflect who's really calling the plays. We're in a market that's not forgiving to agents without systems, standards, or support. Burnout is high, emotions are running the show, and many agents are hallucinating, reacting to fear and headlines instead of data and strategy. That's why coaching isn't just a nice-to-have right now. It's the single most important investment you can make in your production, consistency, and longevity in this business. How do you stop hallucinating in your business? Why is coaching non-negotiable? In this episode of Signature Buzz, we sit down with veteran agent and senior Mike Ferry coach Ron Cronin to talk about the difference coaching really makes. From building a referral-based business to surviving multiple market resets, Ron shares what he's learned coaching top producers and what most agents get wrong about accountability, tracking, and long-term success. He also shares what's coming up at this year's Superstar Retreat, and why it's a must-attend for agents who are serious about scaling in a shrinking market. Three Things You'll Learn In This Episode -You're not failing, you're just hallucinating If you're reacting to fear and uncertainty, it's probably because you don't know your numbers. How can agents cut through the emotion and start acting from data? -Burnout comes from chasing deals, not building a business If all your energy goes into cold prospecting without nurturing your database, you'll burn out. How do you go from getting the majority of your deals from strangers to relationships? -The true cost of not having a coach Whether you like it or not, you already have a coach, is it a pro or your inner critic? Guest Bio Ron Cronin is a highly accomplished and dedicated real estate professional with over 26 years of experience in the industry. A native of California, Ron has established a reputation for excellence, professionalism, and unparalleled customer service. With an unwavering commitment to exceeding his clients' expectations, Ron has become a top producer in the real estate field. Ron is passionate about coaching and training agents and takes great pride in helping others succeed. Mid-Year Mindset Reset: How to Finish the Year Strong (Even If You're Behind)
It's July, school's out, the market's tight, the heat's brutal, and the motivation is slipping. This is the time of the year when a lot of agents start to burn out or back off. How do you keep going when the momentum from earlier in the year drops? Midyear isn't just a milestone; it can also be a reset, if you let it. You can let summer distractions derail your goals, which will tank your results for the rest of the year. Or you can use this time to refocus, cut the dead weight, and double down on what's working so you can finish strong. How do we tighten up our systems and prospecting to get back into momentum? What niches should we chase? In this episode of Signature Buzz, we talk about the midyear mindset reset, what it actually looks like, and how to use it to level up. We get into the daily habits, mental shifts, and tactical changes that top agents are using right now, even with the market the way it is. Things You'll Learn In This Episode -You're not burned out, you're just unfocused Many agents experience burnout at the mid-year point, but what if you're drained because you've been doing the wrong things? -The truth about time blocking that no one talks about If your calendar is full but your results are still flatlining, could it be time to rethink timeblocking? -How to build a database that actually delivers deals Do you have a database or just a list of names in your phone? -The "start, stop, continue" method that reboots your business How do you turn chaos into clarity by identifying what's working, what's not, and what you're avoiding? Creative Financing Unlocked: How to Get Homes Sold Without Traditional Loans
The market's slow, interest rates are up, and buyers are backing off. For some agents, this means no transactions, but for savvy agents, this isn't a problem, it's an opening. Traditional financing isn't the only way to get a deal done. And in today's market, it might not even be the best. Creative financing, like seller carrybacks, AITDs, and assumable loans isn't just for desperate deals or distressed assets. It's a strategy smart agents and investors are using to create leverage, build portfolios, and close deals others can't. It's how you turn a 5-acre parcel of undeveloped land into 10 cash-flowing rental units. It's how you turn a "no" from the bank into a "yes" from the seller. It's how everyday agents become long-term investors. In this episode of Signature Buzz, we unpack the most underutilized and misunderstood tools in today's market. We cover how to talk to skeptical sellers, structure win-win deals, and turn "dead" listings into serious opportunities. You'll also hear surprising stories about how average investors became millionaires, just by understanding the right financing structure at the right time. Things You'll Learn In This Episode -Why creative financing beats a price cut Why would a seller agree to 0% down, and actually prefer it? What kind of pitch makes them say yes? Could creative terms beat slashing the price? -How sellers make more as the bank Is it really possible to earn 7% interest on money you never put in? What's the strategy behind owner-carry and AITDs and why are sellers saying yes to them? -The truth about AITDs, lease options & land deals You've heard the warnings about due-on-sale clauses and lease options… but are they overblown? What risks are real and what do smart agents do differently? -How to turn dirt into dollars What's the playbook for turning an empty lot into 10 income-producing properties? How are agents structuring land deals with builders and unlocking millions in value? What's Really Happening in Today's Market (It's Not As Bad As You Think) w/ Shelly Panzarella
The news keeps telling us the real estate is crashing - terrible rates, no inventory, and no buyers in sight. But, on the ground, the market is different from what's in the headlines. Sales are still happening, and agents are still making money. In fact, 61% of listings in the Las Vegas market are going under contract in 30 days or less. The market isn't crashing, it's correcting, it's not losing momentum, it's just leveling. We're returning to a more balanced market where buyers and sellers can both win. The problem is, most agents don't know how to operate in that kind of market. If you're still using the same tactics from the 2021 market, slashing prices, sitting on listings, or telling your buyers to wait for rates to drop, you're leaving opportunities (and income) on the table. So, what does a smart, strategic agent actually do in a leveling market? In this episode, top lending strategist Shelly Panzarella returns. We talk about what's really happening in today's market beyond the fear-mongering headlines. We share the financing strategies, pricing insights, and client conversations that are working right now. Things You'll Learn In This Episode -Creative financing is the new secret weapon Why does a 2-1 buydown beat a $50k price reduction? How can sellers structure incentives that feel like new construction deals? -Assumable loans aren't a myth You've heard the term, but do you know how they actually work? What kind of sellers qualify, what hurdles exist, and why the opportunity is realer than you think? -Market crash or just a return to normal? Inventory is up 97% from last year, days on market are creeping higher, but are we crashing or just correcting? -The cost of waiting Agents have been telling their clients to wait for the market to get better. Is this a costly mistake? Guest Bio Shelly is a lender and co-founder of Prosperity Lending. She has been fortunate to work in the mortgage industry for over 20 years. Starting out as a loan originator and growing her way into managing Operations and Sales, Shelly has been a manager of teams for over the past 18 years and has a proven track record of reaching top rankings for regional, branch, and team production. More Than Just Paperwork: The True Value of Title w/ Ryan Pulliam
Most agents think title is just another box to check off on the transaction checklist. Or just another vendor involved in the process of buying a home. But title is a lot more than that. It's the line of defense between your client and disaster in the case of boundary disputes, fraudulent sellers, and liens from a decade ago. It eliminates a lot of the stress of buying and selling a home. On top of that, it's a major partnership that could bring in more business (if you know how to work with them). In today's market, where fraud is rampant, transactions are complex, and buyers are more cautious than ever, understanding the real role of title is no longer optional. It's essential. How can agents build stronger relationships with their title company? What mistakes do agents make that lead to headaches (and even liability)? In this episode, we're joined by Ryan Pulliam, VP and Sales Manager at Ticor Title of Nevada. We explore how the title industry has evolved, why more agents are leaving deals (and money) on the table, and the silent risks threatening buyers, sellers, and agents alike. Things You'll Learn In This Episode -Wire fraud is smarter than you think Even the most cautious buyers still fall victim to fraud. What's the one rule every client must follow to stay protected? -Title isn't just a formality Most agents treat title like a transaction. Could this expose you to claims years down the line? -Tech is catching up, but so are the scammers How are AI and RON (Remote Online Notary) revolutionizing closings, and how fraudsters are using the same tech to beat the system? -Start with your title rep How are top agents using their title company as a prospecting engine? Guest Bio Ryan Pulliam is the VP, Sales Manager and Assistant County Manager at Ticor Title of Nevada, Inc. Ticor Title of Nevada offers title and escrow services for Las Vegas, Pahrump, and the surrounding areas. The Instagram Strategy That Will Actually Get You Listings w/ Cory Ravize and Chelsey Kade
Instagram isn't just a place to post photos and build our brands. With the right strategy, it can be one of the best sources of leads and listings. In today's market, your social media presence is highly valuable. It's not just a marketing tool, it's a way to stay top of mind, build credibility, and grow your business without cold calls or door knocking. Posts about your life can bring in leads from people who like and trust you. Hashtags can bring in referrals from out-of-state agents. And when your online presence shows your expertise, personality, and track record, you can eliminate seller objections before you even show up for the listing appointment. And the best part is? You don't even need to go viral to get deals. You don't need hundreds of thousands of followers to get listings from Instagram. Instead of focusing on follower count, treat social media like your modern-day CRM. It's a way to nurture your sphere and showcase your value. What should we post and how often? What mistakes do agents make? In this episode, we're joined by two Las Vegas agents, Corey Ravize and Chelsey Kade, who've grown thriving businesses by showing up online. They share how they're converting followers into loyal clients by simply being themselves and posting with intention. Things You'll Learn In This Episode -Instagram as your new CRM How can we treat our social media like a real database, and why does that shift change everything? -Coaching, content, and ChatGPT What tools do top agents use to stay consistent, and how are they using AI to lighten the mental load? -Stop chasing, start connecting Does follower count doesn't matter? Price vs. Pride: When Sellers Refuse to Face the Market
"Zillow says it's worth more!" Every agent has sat across from a seller who insists their home is worth more than your comps show. In today's market, pricing conversations are no longer optional. With inventory levels rising and the market beginning to soften, agents need more than just data, we need diplomacy, strategy, and a whole lot of empathy. Too many of us are still using outdated comps or avoiding confrontation to keep the listing. The best agents know pricing is about preparation, setting expectations, and knowing how to communicate when the news isn't what the client wants to hear. And sometimes, a difficulty with pricing might mean you shouldn't have taken the listing in the first place. In this episode, we dive into mindset shifts that make difficult pricing conversations easier and more effective. Things You'll Learn In This Episode -How to handle "but Zillow says…" What's the right way to respond when a seller quotes Zillow or other AVMs, and how can you use it to build trust, not tension? -Pricing psychology: shift from 'telling' to 'asking' Why does asking the right questions (instead of arguing) lead to smoother price reductions and less resistance? -The real job of a Realtor It's not our job to set the price, but it is our job to help sellers understand the consequences of overpricing. How do we communicate this? -Weekly Updates That Win Referrals What should we send our sellers every week to keep them informed, involved, and ready to make adjustments? Most salespeople think success in real estate means learning how to convince, pressure, and close. The secret to selling more homes isn't pushing harder, it's building rapport. Too many agents show up trying to "talk real estate," when the best agents know that real estate conversations are earned. They don't lead with listings or beg for referrals. They lead with curiosity. Real estate decisions don't happen in a vacuum, they happen when life changes. A new job. A baby on the way. A divorce. These life events drive real estate transactions. This is why staying in communication with people, asking about their family, work, hobbies, and goals, isn't just small talk. It's how relationships are built and opportunities are uncovered. Becoming the Neighborhood Economist: How to Farm With Authority
Most agents dream of dominating a neighborhood, but few actually do, and it's not because they're incapable. They pick the wrong area, send postcards sporadically, hold one open house, and then disappear. Farming isn't a one-time marketing tactic, it's a long-term commitment to becoming the trusted name in a community. The person they think of when they wonder what their home is worth. The agent they reach out to if they want to know what's going on in the market. To get this kind of influence in an area, we have to show up consistently, month after month, mailer after mailer, open house after open house. When done right, farming transforms you from just another agent into the neighborhood economist of choice, the person who knows the numbers, knows the neighbors, and knows how to get results. How do we pick a farming area? How can we leverage social media in our farming? In this episode, we break down what it really means to farm a neighborhood and the biggest farming mistakes agents make. Things You'll Learn In This Episode -Finding the right frequency for your farming Mailing your farm sporadically won't be enough to get a foothold in that area. How can you be consistent enough that they pay attention to you, and then remember you when they want to list? -How to dominate without door knocking What does it really take to build a presence in your neighborhood, and can you do it without going door to door? -Picking the right farm Not all neighborhoods are created equal. What numbers should you look at before investing time or money in an area? -The farm you might be overlooking Most agents don't include tenants in their farming efforts. Could you be losing out on future buyers and sellers? About Your Hosts Your co-hosts are Brandon Roberts, founder of Signature Real Estate Group, and Chris Bishop, General Manager. How to Build a Social Media Presence That Brings in Real Estate Leads w/ Kaylynn Kelley
Real estate agents are finally waking up to the power of having an online presence and how it can be a steady source of leads and clients. But now that everyone's posting, there's a new challenge: blending in. When we all use the same templates and trends, we become part of the noise. Home tours and market updates are everywhere, so how do we create content that actually makes people stop scrolling? Social media is important, but only if we're using it the right way. It should boost our real estate business, not overshadow it. There's a huge difference between being a real estate agent who uses social media and a real estate influencer. Many agents get that confused and end up losing deals while chasing likes. So, how do you create content that's both authentic and authoritative? And why is it a mistake to pour all your effort into social media? In this episode, we're joined by real estate agent, marketing expert, and Chris Bishop's cousin, Kaylynn Kelley. She shares how she built her online presence, the kind of content she creates, and how it directly fuels her real estate business. Three Things You'll Learn In This Episode -Don't lose sight of the basics Social media is a great source of business, but solely relying on it is dangerous - we don't own these platforms. Why do we still need to do the fundamentals, like reaching out to people? -How to be authentic, authoritative, and genuine It's easy to make the same content as everyone else. How do we differentiate ourselves and create content people actually want to see? -Real-time CRM vs. actual CRM How do we turn the people who follow and watch our content on social media into actual contacts? Guest Bio Kaylynn Kelley is a real estate agent and marketing expert. Before real estate, she spent 15 years in the tech and digital marketing industry. From brokering high-stakes deals to nurturing invaluable client connections and spearheading global marketing campaigns, Kaylynn mastered the art of strategy, negotiation, and leadership. Now, she channels that same level of expertise and professionalism into serving my real estate clients. As one of only 7% of agents in the United States certified as a Negotiation Expert (CNE), Kaylynn is not just your average Realtor®. She is deeply committed to positively impacting the communities she lives and works in, and contributes a portion of each transaction to her cherished charities and local organizations. New Brokerage, Same Results? Here's Why You're Still Stuck w/ Keith Lynam
It's easy for a struggling agent to fall into the trap of believing the next brokerage will be the one that finally changes everything. A better split. More leads. A flashier brand. A fresh CRM or marketing package. With every new offer comes the promise of growth, but for many agents, the results never actually change. Why? Because no amount of tools, mentorship, or systems can rescue a shaky business. The truth is: a better split plan or a service benefit has never fixed a business. It can only be fixed when the agent is ready to address their mindset and activities (or lack thereof). Whether you've been in real estate for 20 years or 20 days, what drives success is the same - focusing on relationships. No matter how high you climb, you'll never be above connecting with people. That's the fastest path to a transaction in this industry. How should agents approach choosing a brokerage? Why do so many brokerages crash and burn when the market shifts? In this episode, VP of Industry Disruption at Signature Real Estate Group, Keith Lynam, returns. This time, he's putting Chris Bishop in the hot seat! Chris will reveal his journey in real estate, getting involved in leadership, and what brokerages should be doing to stay relevant. Things You'll Learn In This Episode -What hurts most agents Many agents are constantly seeking greener pastures. What are they actually chasing when they jump ship, and why does it never deliver what they hoped? -The future of brokerages Over the last decade, we've seen many brokerages come and go. Why do so many of them crash and burn when markets shift? -The shortest path to a deal In real estate, you can never be too busy (or successful) to connect with people. Why will this always be a relationship business? Guest Bio Keith Lynam is Vice President of Industry Disruption with the Signature Real Estate Group. The Biggest Mistakes Agents Make When the Market Slows Down
Real estate isn't a game of luck, it's a game of systems, persistence, and professional boundaries. And that becomes especially clear when the market gets tough. When homes no longer fly off the market in under 30 days, that's when the cracks in your foundation begin to show. It's in these slower, more demanding markets that agents get tempted to cut corners. Taking on property management "as a favor," agreeing to post notices for tenants, or handling rent-backed deals without the right documentation. But here's the truth: these aren't just harmless shortcuts. They're signs that the business isn't built on systems, it's built on survival mode. And survival mode won't carry you through a shifting market. These everyday decisions reveal everything. How you handle a tenant-occupied listing. Whether you have a backup agent when you travel. How you structure your buyer agreements. They might seem small in the moment, but together, they show whether you're running a business that can adapt and scale, or one that could unravel under pressure. In this episode, we zoom in on timely broker-level issues, from expired agreements to the rise of tenant-occupied sales, unpacking what agents need to know now. Three Things You'll Learn In This Episode -Running a business vs. just doing favors Listing a rental for free might feel like good service, but it's a fast track to legal headaches. Why should agents stop treating property management as a "courtesy"? -When your buyer agreement expires mid-deal How do you protect yourself (and your paycheck) when timelines shift? Why does a paper trail beat a verbal promise? -How to keep your business steady when you go on vacation Every real estate agent deserves a break. How do we create a backup plan so that our time off doesn't cost us clients, deals, and future income? -Why homes aren't selling like they used to The market is shifting, and homes aren't selling fast anymore. How do we educate sellers, protect our listings, and use the extra time to double our leads? About Your Hosts Your co-hosts are Brandon Roberts, founder of Signature Real Estate Group, and Chris Bishop, General Manager. Familiarity: The Hidden Key to Winning Clients in Real Estate w/ Tom Blanchard
Real estate might look like it's about complicated transactions, but underneath it all, it runs on something simpler: trust. In a noisy, oversaturated market, trust is your edge. And sometimes, all it takes to earn it is one small thread of commonality. Maybe you went to the same school. Maybe you share a hobby. That tiny human connection is often the reason someone chooses you over the dozens of other agents they could've called. But here's the thing: you can't find that thread if you're hiding. You've got to show up. You've got to be seen. Not just in just-listed postcards and templated email blasts, but as a real person in your community. So, how do we build more of those moments? In this episode, we're joined by Tom Blanchard, Managing Broker at Signature Real Estate Group, former President of the Las Vegas REALTORS® Association, and a 40+ year industry veteran. From working as an EMT to becoming a Las Vegas real estate leader, Tom shares how trust, not tactics, is the secret to a sustainable career. Lessons From a Top Lender: How to Keep Clients for Life w/ Shelly Panzarella
Lenders and real estate agents are in the same business: getting families into homes. It's our job to make the dream of homeownership a reality for our clients - but the work shouldn't end there. The big mistake agents make is thinking the client relationship ends when they hand over the keys. Successful lenders understand the lifetime value of a client. They build a system that wows them at every step, and then they market to them after the transaction. When you leave communication gaps between transactions, another agent can swoop in and take your client. If we want loyal clients, we have to be loyal professionals first. That way, we'll always be front-of-mind when a real estate need comes up. Lenders like Shelly Panzarella understand this. She's developed a long-term client appreciation process that spans years - one of the core drivers behind her continued success. Also, as a lender, she sees first-hand what real estate agents get wrong and the opportunities they can chase. In this episode, the co-founder of Prosperity Lending shares her formula for success and what agents need to do to win in any market. Things You'll Learn In This Episode The one skill every real estate pro needs It's hard to know if your marketing efforts are working if you're not tracking them. What steps can we take to stay on top of our numbers? Master client appreciation Real estate agents miss out on transactions because they underestimate the lifetime value of a client. How do we market to people long after the deal is done? Build a power real estate team A successful real estate transaction has many players. How do we assemble a team of exceptional partners? Chasing More Real Estate Sales Won't Make You Successful…Here's Why w/ Steve Shull
The real estate industry thrives on a major illusion—that we can control how many homes we sell each year. In reality, we have no control over our production because we can't control outcomes. We're taught that success in real estate depends on generating leads, making presentations, and completing activities that lead to sales. But that's not entirely true. When we fixate on leads, appointments, and listings, we become attached to the outcome—and that rarely works. In fact, the more we obsess over an outcome, the more elusive it becomes. The only thing we truly control in real estate is ourselves. What if, instead of chasing results, we focused on the standards we set for ourselves and how we operate? This mindset shift runs counter to traditional real estate training, but it works. It's the foundation of the Performance 6, a system taught by real estate coach and The Full Fee Agent co-author Steve Shull. As a former Miami Dolphins linebacker, Shull understands what it takes to run a high-performance business. Today, he shares what real estate agents really need to do to sell more homes. Three Things You'll Learn In This Episode From NFL to real estateAs a former Miami Dolphins linebacker under the winningest coach, Steve understands performance businesses. What did football teach him about real estate success? How to detach from the activity and the outcomeIn real estate, we're often taught to focus on the result, but we can't control that. Where should we put our effort and energy instead? How to change your mindsetOur brains are wired for survival, not success and that hinders our growth in real estate. How do we rewire our brains so we can achieve our goals? Guest Bio Steve Shull is a real estate coach, co-author of The Full Fee Agent: How to Stack the Odds in Your Favor as a Real Estate Professional, and founder of Performance Coaching. After 3 decades and over 60,000 hours of one-on-one coaching, Steve knows more about real estate agents than anybody in the world. Steve is a former linebacker for the Miami Dolphins, where he played under legendary coach Don Shula and was one of the tri-captains in the 1982 Super Bowl. When an injury forced him to change his game—literally—he pivoted into finance, then real estate, and found his calling when he started coaching other agents. How to Overcome the Fear of Calling Your Sphere
The reality of real estate is that, in most cases, it's easier to get agents to contact complete strangers than to reach out to people they already know. We know that the most successful agents get the bulk of their business from their database, but many agents just can't bring themselves to call their sphere. Instead of focusing on cold leads with a low success rate, why do we struggle to cultivate our referral business? Here's the truth: the best real estate businesses are built on relationships, trust, and referrals, not cold calling and chasing leads. Every single year, we face new threats trying to knock us out of the industry. The agents with stable businesses, who work their database, survive every disruption and make more money through each one. If you're not putting energy into building up your database and consistently reaching out, your business will always be vulnerable to market conditions and industry threats. So how do you build this important pillar into your business? Why does it protect us from the biggest challenges we face as agents? In this episode, we'll share how to go all-in on your sphere. Three Things You'll Learn In This Episode Don't build a business on fear In this current market, many agents have decided to get more business by discounting their services. Why is this a mistake? Become a full-fee agent Why are the people who know, like and trust us more likely to pay us what we're worth? How to Win (and Keep) The Consumer's Trust in the Real Estate Industry w/ George Kypreos
If there's one thing real estate agents often forget, it's that we're at the center of the transaction because ultimately the consumer wants us there. The honest truth is: Sellers know what their homes are worth, and buyers know the homes they like. There's a lot of the buying/selling process they can do themselves, but they don't because of the value we provide. The amount of trust the consumer puts in us can't be overstated. They are watching us at all times - seeing how we carry ourselves, how we deliver our service and the things we post on social media. Unfortunately, some of the things they see harm the reputation of the entire industry. The bickering, hostility and negativity among agents flies in the face of the consumer's trust, and we can't afford to lose that. How can real estate agents uphold the trust consumers put in us and keep our role in the transaction? How can agents drum up transactions in this market? In this episode, we're joined by real estate agent, Broker and Owner of GK Properties, and the current president of Las Vegas REALTORS, George Kypreos. He talks about his journey, the ins and outs of being an association president and what agents should be doing to succeed. Three Things You'll Learn In This Episode What made George decide to take a chance on real estate after working in the food service industry? A lot of agents are more than happy to air the industry's dirty laundry on public forums. Does this hurt us in the eyes of the consumer? Interest rates continue to hold people back from buying, but that doesn't mean there are no deals to be found. What should agents be doing to drum up sales? January 27 FCC Ruling Update: What Real Estate Agents Need to Know w/ David Sanders
For most real estate agents, cold calls, mass texts and emails are the bread and butter of our lead generation efforts. Digital outreach is a highly effective sales strategy, but with the rise of tech, the explosion of scam calls and increased consumer pushback, this method has faced legislative scrutiny. On January 27, new FCC regulations were supposed to take effect, but they didn't. Things are likely to stay the same, but that doesn't mean we shouldn't make sure we're doing what's necessary to be compliant. Prospecting 101: How to Fill Up Your Pipeline and Close More Deals
Prospecting is the lifeblood of any successful real estate business, there's no winning without it. Prospecting is also the last thing most agents would rather be doing, and it shows in their sales (or lack thereof). It's simple: the more consistent you are at sparking real estate conversations, the more leads you'll generate and the more deals you'll close. Even if an agent sucks at prospecting, they'll do better than an agent who's not prospecting at all. It's a numbers game… The problem is, most agents lack a consistent prospecting schedule. They don't put enough time into it or do it frequently enough for it to work. Building a routine and committing to daily activity will lead to clients, sales and more money than you know what to do with. How do we build a prospecting schedule? Why do agents get lacklustre prospecting results? In this episode, we talk about how to make prospecting a second nature activity in your business. What I love about prospecting in real estate is you can suck at it and still get business, because the activity alone will make you get better. -Chris Bishop Three Things You'll Learn In This Episode Protect your prospecting time Real estate agents spend a lot of their time on busy work that doesn't drive results. How do we commit to daily prospecting and stick to a schedule? The power of tracking your numbers If we're not getting results we want with prospecting, it's easy to diagnose the problem if we're tracking the data. How do we use our results to identify and tweak what's not working? Cold calling will never die Some people think cold calling is a stale strategy, but with more people glued to their phones than ever before, could it be the most effective way to reach people? How to Turn YouTube Into a Lead Gen Machine for Your Real Estate Business w/ Scott Steele
In real estate, there are different ways to get leads and deals, but one of the best ones is often ignored by agents - YouTube. We've seen the rise of agents who get a steady stream of clients by posting videos on YouTube, and that's not going away anytime soon. YouTube isn't just the second biggest search engine, it's also the biggest streaming platform in the world. As an agent, some of your clients are watching YouTube videos, and you can easily capture some of that traffic to close hundreds of deals. They say no lead is better than a referral, but the truth is: a YouTube lead beats even the warmest referral. People will be clamoring to work with you, and they'll even treat you like a local celebrity! And the best part? If you do it well, and build a bit of a following, you can actually get paid to prospect, and turn one platform into multiple streams of income. What kind of content appeals to potential buyers and sellers? What mistakes do agents make on the platform? In this episode, we're joined by Utah real estate agent and YouTube creator, Scott Steele. He shares how he built a successful real estate YouTube channel, and how to create content that brings in leads. 1000 YouTube subscribers are worth more to any real estate business owner than 100,000 followers on Instagram. -Scott Steele Three Things You'll Learn In This Episode Just start and don't stop Real estate agents often give up on a lead gen method before they get results. How much time should we put into a lead source? How do we keep going when it gets hard? The fastest path to YouTube views Most real estate agents treat YouTube videos like a commercial - they focus on marketing and branding themselves. How does this approach work against the algorithm? The Ripple Effect of Real Estate Why Your State Association Matters w/ Tiffany Banks
One of the best things about real estate is that we get to build our own businesses with no limit to how much we can make. What we often overlook is the role our local, state and federal real estate associations play in giving us that freedom. Our REALTOR® associations might feel far removed from what we do every day, but they shape how we do this job. From battling disruptions and advocating for us to maintaining a great reputation in the eyes of the consumer, our associations work for us behind the scenes. Everything we do as agents has a powerful ripple effect. One bad agent and one transaction can quickly turn into a change that's slated against our entire industry. That's where our associations come in. What do our associations do to help both agents and consumers? How does the advocacy of associations impact our businesses? In this episode of Signature Buzz, we're joined by the CEO of Nevada REALTORS®, Tiffany Banks. We talk about everything the association is working on, and why it should matter to all agents. Three Things You'll Learn In This Episode How your association works for you: The association can feel far removed from what we do as agents. What are some of the ways they are helping us maintain the great things about this job? The rent control challenge: Rent control is an issue that actually harms the people it's supposed to help. How is Nevada REALTORS® working to create better solutions to make housing affordable? The ripple effect of one bad agent: As real estate agents, we're all concerned about our reputation with the consumer. How do we make sure we're not contributing to our own bad rep? About Our Guest Tiffany Banks is the CEO and former general counsel of Nevada REALTORS®. Her leadership is defined by a strategic approach to real estate advocacy and a commitment to community enrichment. With over a decade of legal experience, Tiffany guides the organization's direction with a keen focus on strategic consulting, complex legal analyses, and new business development. Nevada REALTORS® has successfully navigated legislative sessions, forging strong relationships with stakeholders and enhancing the community presence through impactful projects. Tiffany's role encompasses not just operational management, but also driving growth and fostering a culture of excellence within the team and the broader real estate community.
